It is situated within equidistance from the famous towns of Montepulciano, Cortona and the lakeside town of Castiglione del Lago on the shores of Lake Trasimeno. It is surrounded by the vineyards of the Nobili Vini di Montepulciano and therefore offers amazing access to vineyards and cellar doors.

LOL you could make the money selling the fresh pressed olive oil to the USA. People love those olive oil clubs where they get the oil the same week its pressed. They pay large amounts per bottle for that. In the US it's a luxury as most of our oil in the stores is already spoiled and old by the time it gets here. Once you get the fresh stuff you will pay whatever is needed before going back.

Great video, but the price is still high given how disjointed the various spaces are-not convinced that it works as a single family home, without a LOT of remodeling at substantial cost.
Thanks Steve. It was part of the original castle, so it was probably divided very differently over the centuries. It then became a convent in the 1700s...lots of changes! The point is that for the reduction that has happened, it offers someone a substantial space on a very large parcel of land in a very special location. The value is there regardless of the work to be done. Fortunately the building is in excellent condition, with new roof and no major issues. I lived in a large family home with 2 kitchens all my life, as Italian families often do that. It worked very well and as children, we loved it! Great for visiting family or parties as well! I can see endless opportunities! By the way, we did a previous study for a client on remodelling and the costs weren't as high as you may think! 😃☺

It’s a wonderful home full of potential. It’s surrounded by its own olive grove as you can see and the owner told me that down the hill, his grandfather also had a very large beget garden. There are some fruit trees as well. There are a few acres so there’s loads of spaced to plant anything you want. Thank you for watching! 🥰🤗

Views of Montepulciano Vineyards? Yes Please!
Yes they're surrounded by them and there's a cellar door just a couple of minutes walk away from the home. Of course there are many but you're right in the heart of wine growing country.
I would also like to see properties on the outskirts of town away from other buildings and not huge homes. If those are anything that you can show, it would be much appreciated for a lot less price than this one❤
Hello Teresa, I have shown other homes in various parts of Tuscany ranging from a tiny 33,000Euro upwards, so I do try to show a varied range for all budgets and tastes. I hope you did not think I was being critical. I’m not, I’m just having a hard time finding homes that are a little bit on the smaller side that are in the countryside with a small amount of property. I want to move to Italy , and thinking of areas from Tuscany upward into Piedmont. Im looking for a “smaller ” home /farm which I’m not really sure how to classify a small home there?!? Something with views looking down towards a town but not super close, that gives me a little bit of my own land to be able to put a few orchard trees in and do my own vegetable gardening. This is a fantastic property for $500k, let alone under that price. I'm nowhere near ready to purchase abroad yet but for those of us outside Italy and Europe, are there people who take care of the vineyard and olive grove or does the family do that?

There is no attached vineyard as it overlooks the Montepulciano Nobile vineyards which are separately owned. Your olive trees are up to you to care for or you can pay a gardener to tend to them if you wish. It’s totally up to you as the owner.

A price for foreigners. People use the word "Tuscany" to hike up the price, when in reality there are many beautiful cheap places in Tuscany.
No one has hiked up the price. I live in Tuscany myself and the prices have always been higher in certain areas. That’s just real estate and location counts. Many people see this as excellent value for the area it’s in. Over 2000m2 of land with an olive grove, within the Montepulciano vineyard area plus over 300m2 of historic house, is significant.

How far is this property from the historic centre of Montepulciano?
Valiano is in the Vini Nobili vineyards of Montepulciano which is a 20 minute drive to the town centre of Montepulciano. The same distance from Cortona and Lago Di Trasimeno.
This is in my mind around 300 K as is...
Thank you for you opinion. I think you have to understand the value of over 2000m2 of land in this area of Tuscany, with an olive grove, to then understand the value of a large historical home on a parcel that size. It is all reflected in the price. 🤗☺

Why do some of you feel you have to give your opinions on what can be done to which space or room. It frustrates me to no end.
The owner is a geometra and I am merely repeating his initial plans and ideas for the property. What someone says is their own choice and they can make their own plans.
lots of updates needed for half a milion plus
For under 500K euro , this property would cost over a million Euro to buy if already restored. By spending even 100K you will then have a historic home worth over a million, with huge rental potential as well. So it’s definitely worthwhile for the right buyer.

How much is it?
The price is mentioned in the video and written on the screen at the end. It has been reduced by 100K euro to 495K Euro negotiable.
Looks like house needs a lot of work
The house is lived in now and is totally liveable, however it’s a perfect project for someone who like to create an income from rental apartments. That is what most potential buyers are viewing it as. In such a well loved and strategic location to so many wonderful towns and natural beauty sites, it has masses of potential.
