I moved in at the beginning of April. I really love this community. The view from my deck is spectacular. The owners Brent and Amy go above and beyond to help you in any way possible. From the day my house was delivered. Brent made sure i had a gravel driveway and on day 2. He had his crew build me a 6ft x 12 ft deck. They were finished in less than 5 hours. It is beautiful and the quality of the workmanship is superior. The neighbors are very friendly and welcoming.

I live in east Tennessee Gatlinburg area its funny everyone who moves here has the same things to say about the postal service. Me and my husband moved here in 98 6 month after getting married here. We had watched the movie Funny Farm and it reminded us of our mail man / postal service... if you havent seen the movie its great and very funny its older comedy but its good with Chevy Chase. And your right Tennessee is beautiful I love it here its a slower living not like big city life took me and my husband a little while to get use to things here being Im from south Florida then moved to Orlando met my husband whos from Boston we lived in Boston for a while then moved to Tennessee so we were use to big city life but now I couldnt imagine going back to the city. Does have a beautiful change of season although it get hot here in the summer we were in the 90s pretty much all summer this year some summers it doesnt make it 90 before then a few times but some years like this year its just hot cant wait till fall really kicks in this year its been cooler the past 2 weeks but I perfer it a little cooler mid 60s to low 70s during the day and upper 40 to low 50s at night which is good fall weather.... nice that East Tennessee has a tiny home community that actually have a few I like that Tennessee doesn't make tiny live heard with police and regulations its really chill about Tiny living...
OMG, this place is fabulous. I would in general want my own land, but the rent on the highest lot is my current property monthly tax. It might be better to just have this as a second home if nothing else. I really love this as nice, tidy and seems quiet in general.

Did you see the new ITH property just outside Morristown? 1/4 acre lots you buy with a small foundation home to be stick built on the property. Affordable small homes on 1/4 acre that you own. Can't wait to find out more about it.
This is awesome, just what I am looking for but the mention of live music scares me off a little bit. I am a quiet guy and know of a community whose owners introduced the same and lost more than half of the residents. I don’t drink, do drugs or have loud music or make noises that could disturb others. I just plant trees, plants to attract birds, and like creating community gardens. That’s it pretty boring guy 😂.
I saw someone tour that property before it was done, she just drove in & there were abt 4 houses there & the owner was really nice to her. Do they allow pets?

Yes. It does seem less expensive to do that. But from someone who has bought land and had to put in infrastructure, it is not always the least expensive route - permits, electrician, septic, plumbing, road, pads for homes with footers are super expensive. Thanks for watching.
I agree with not paying land rent because it can be sold or raise the rent or someone new can become the manager like a rogue hoa. The contract has no guarantee just like a time share. Another thing the cost of building a home per sq ft is $141.25 for Newport and what they charge for a 10 x 20 if it sold for $50k that would be $300 a sq ft ? Someone is making a killing off of this deal just like a time share. I hope these people don`t get burned.

If lot lease is $450, you will pay $470 total. $20 of that goes for water and sewer. Your electric metric will be read monthly for usage and paid to landlord who will submit for entire property.

They love new wood. There are things that you can do to prevent them.
GA too. If you paint or stain, it will keep them away. Even something like Thompson's Water Seal will do the trick.

Both are beautiful places. Lakeland ridge will be more lots when finished with 52. Lola’s will probably only have about 35.
