This community is located in rural easternmost Grainger County, 45 miles northeast of Knoxville, and only a 17-minute drive to Morristown, for all your shopping, medical facilities and more. It is only a 60-minute dive to the Great Smoky Mountains and Dollywood in Pigeon Forge, Tennessee.

I moved in at the beginning of April. I really love this community. The view from my deck is spectacular. The owners Brent and Amy go above and beyond to help you in any way possible. From the day my house was delivered. Brent made sure i had a gravel driveway and on day 2. He had his crew build me a 6ft x 12 ft deck. They were finished in less than 5 hours. It is beautiful and the quality of the workmanship is superior. The neighbors are very friendly and welcoming.

I have lived here since February. I love it! Brent, the owner takes exceptional care of everything. He has such a great personality and he genuinely loves all of us. I really can’t say enough good things about Brent or the community.

This is awesome, just what I am looking for but the mention of live music scares me off a little bit. I am a quiet guy and know of a community whose owners introduced the same and lost more than half of the residents. I don’t drink, do drugs or have loud music or make noises that could disturb others. I just plant trees, plants to attract birds, and like creating community gardens. That’s it pretty boring guy 😂.
The community center is located at end of property and that is just a proposal down the road.
Then, living off grid by yourself may be the best fit...
Yes, I will be closing on 15 acres next week but I do plan to invite a few people with tiny homes I know to stay if they like.

OMG, this place is fabulous. I would in general want my own land, but the rent on the highest lot is my current property monthly tax. It might be better to just have this as a second home if nothing else. I really love this as nice, tidy and seems quiet in general.
I would buy a piece if land before paying $450 or $550 a month for a tiny lot like those . Just my opinion .
Yes. It does seem less expensive to do that. But from someone who has bought land and had to put in infrastructure, it is not always the least expensive route - permits, electrician, septic, plumbing, road, pads for homes with footers are super expensive. Thanks for watching.

This sounds like its a good arrangement for ppl collecting ss, ssi or work remotely. Im still working id have to find a new job and i wont settle for less than $18.00 per hour. I am in house keeping. I really need a tiny home. But i need land or a pkace to out it. I live Randys $200.00 per month lot rent

Did you see the new ITH property just outside Morristown? 1/4 acre lots you buy with a small foundation home to be stick built on the property. Affordable small homes on 1/4 acre that you own. Can't wait to find out more about it.

@ll-qq9qr I don't live there. I owned a Tiny home 4 months and had a Mountain lot 10 months. We sold it all. Thank God our other home didn't sell.

I am not certain of that. The owner is interested in making it a safe and pleasant community to live in.
i really like this community. looks and sounds great, but are only "community owner built" homes being allowed? or....for example, can someone bring a Cavco Tiny home in?

The word "Appalachian" is properly pronounced "appa-latch-an". There's no "lay" in it.
What is the maximum size house allowed?
Not sure there is a maximum. Paula can answer that for you.
Are those carpenter bees all over Tennessee? I hear about them on a lot of different videos.
They love new wood. There are things that you can do to prevent them.
GA too. If you paint or stain, it will keep them away. Even something like Thompson's Water Seal will do the trick.
Teresa I have one additional question you may have an answer for me, I know LR doesn't allow airbnb, does Ms. Lola's place allow them?
I don’t believe so. She really doesn’t rental or Airbnb, although she has allowed 2 rentals.
Do you know when you'll be able to visit Ms Lola's & provide info on her place? That sage color 8x16 is so cute & great price! Also Rob's place is really nice too. Thanks so much for your help on these two tiny home communities.

Both are beautiful places. Lakeland ridge will be more lots when finished with 52. Lola’s will probably only have about 35.
I love both. Lakeland Ridge will be bigger and have the community center. Both are amazing landlords though.

Lots in the middle are $450. We were filming the interview at Miss Paula’s in the middle.

Please explain the utilities again. I didn’t get a clear understanding.
If lot lease is $450, you will pay $470 total. $20 of that goes for water and sewer. Your electric metric will be read monthly for usage and paid to landlord who will submit for entire property.

Mrs. Rinestone, the houses on this property look 👀 a lot higher end & built better then ITH junky tiny homes. Plus the community looks nicer too. ITH community look’s all run down & dirty, not kept up.
Several houses shown in the video were actually ITH.
They're built very cheaply too
