Guys, they have many models or you can do a custom home. This is the Lexington model, but for all of you that want Randy to change this and change that then build a custom home lol. I think out of all the models, this one is my favorite. I love the open kitchen and the big living room area. Great job Randy and Amanda. You guys are so fun to watch.😊

Great floor plan, esp for someone with limited mobility. Would be easy to use a walker in this home, put a day bed in the living room, with a recliner facing it in the corner near the sink, and use the loft for guests.

my wife and I visited the models on Oct 31st, all the way from Florida. This was our favorite model.
I came and visited the sales lot on Saturday. The homes are much more impressive in person.

Nice design of the house except for you need to have no loft And a back bedroom would be the perfect house
A back bedroom option would required a tiny home with at least a 28’ length. The Charleston 10’x30’ has a dedicated back bedroom and retains a middle loft as well.
I would love to come and see the homes. My hope that I can get one of these houses someday if I live long enough.😀

You can choose from a wood floor pattern or this tile pattern when you order your home built.

Absolutely love this one!! I just wish the loft actually had 6ft walls and a door so you can have a full stand up and walk around bedroom. You could still put a little closable vent on the wall toward the living room. This is beautiful 😍
Per federal DOT, tiny homes can not be any taller than 13'6" from the ground to the highest point of the roof. That's why you don't see full height 2nd floors. If you want that, you have to get a custom build & live in it at ITH, because it can't be delivered anywhere.

LOVE the light colors and the layout, this feels so Open and Big inside. That feeling goes a long way especially when someone is downsizong to a Tiny. This place is Beautiful and a Perfect layout. Love the "L" Kitchen and the Nice Bathroom. 😊

The Lexington with a ground floor bedroom at the end of the hall would be great . I'm beginning to wonder if what you're describing as the new "Amanda" might be an even better fit. But this bathroom AND the front room/kitchen are very appealing. (I was actually kind of shocked at how many homes are in your community...you've got a Bunch! :) I spoke with Tim the other day and pleased with the help he gave me.
I would like the kitchen sink to be closer to the cook top with the empty countertop closer to the living room area and the window scooted down also so it stays above the sink. Then, there could be a little hangover counter space with a stool under it. Also, a little bigger sink/vanity in the bathroom. 😊

I like the open kitchen with living room. I prefer to see the walk to the bathroom & Laundry space for washer & dryer lead to a bedroom on the same level...down that hall. I would use the upper area for storage. I saw a really neat Murphy bed that pulled down and had room for a night stand and then when you closed it up, you could make it into an office. I need a home office more than a sofa.
That livingroom/kitchen is very nice. The only thing missing is a oven.

I love the wood polyurethaned with the white walls in the Lexington, in the Woody it would have to be 100% polyurethaned and it would half to have a tankless water heater because I'm disabled and it takes me at least an hour to shower 40 gallons is a nope. Whhhoooooo hooo…that floor is so beautiful and snap floors are the best. I just had plumbing work done in my upstairs condo and they were able to remove and save 2/3 of my snap waterproof flooring and reuse it when the floor was put back together. It’s a great product and very durable & super easy to clean. I use Method floor cleaner (smells like almond) and I get it at Target. ❤❤❤❤❤😊😊😊😊😊 Great job on this decor and construction 👍🏼👍🏼👍🏼👍🏼👍🏼 I love the white walls. I have synthetic sip lap from Lowes around my kitchen as a backsplash and it’s easy to clean and a lot less expensive over tile work. 🤑

Love🥰💜Mandy's enthusiasm and phenomenon salesmanship. She knows how to use her cute, southern sayings & her charming accent to really drive that sale home. The house is really cute, but when you're middle-aged or retirement age, a loft is not feasible. First, no one wants to be going up and downstairs, especially at night, when you don't have your wits about you, and then there is the problem of barely being able to stand, or even move in the loft while crawling. These two issues alone would kill the sale for me. Also, one must think ahead, to their old age, and these types of houses will not grow with a person's changing needs, nor achy joints and movement problems of our elder years. Lofts are mainly for able-bodied children or older teenagers/young adults. The only way the loft might be able to redeem itself, is if you have the V-shaped roof, like you do, over the living room, so I would've flipped the two around, to give you more head space in the loft. Also, I found out, from many people who have tiny homes, that leaving a mattress on the floor is a no-no, and thus invariably causes mold problems. One homeowner said there's a little frame that goes under the bed, only might be an inch high, but it keeps the mattress off the ground, so that mold is not an issue. However, I still don't think that's still Not enough breathing room, under the mattress, & it might still be an issue, anyway, especially where the air flow in a tiny house is not the same as a conventional home, despite the mini splits or any other air exchange device that might be in the home. Maybe you guys could explore putting in pulley systems or electronic floors whereby you can lower the loft down, into the living space, but of course, concessions must be made with the furniture and set up below, but that does potentially solve the problem of, a low ceiling loft, and the nightmare of stairs. Here's hoping you might entertain these ideas because I am on the market for a tiny house, and I like a lot of your craftsmanship, but I'm still undecided as to who I would use. Also, maybe have a variety of cookie-cutter homes, or otherwise, your choices seem very limited, and would cause a potential homeowner to go elsewhere for more variety! Lastly, I would also love to see you entertain fold up porches, in the event, that a person wants to move their tiny home and wants a porch, without it being a permanent structure that cannot come with the tiny house and that would be a wasted investment, if endeavored upon, at all, without its portability.

I would truly love content explaining how to live in a tiny home! For example, how to grab a piece of land. How to tap into water. How to have a flushing toilet. How to have an address...

Do you make an off grid model! I have lived in my 8x24 TOW going on 8 years. Unfortunately when I put in my wood stove I realized that I didn’t get the full amount of spray foam , wheel wells were not insulated etc. pipes free etc? I’m off grid with propane, water storage etc
After the LuAnne (my favorite by far), I thought the Lexington was my favorite ITH design. But I really disliked the flooring (looks like cheap linoleum from the 50s) and the kitchen didn't seem very functional. Now I see it furnished and it looks really small. When can we see a LuAnne model to see if it really compares to the original home?

Sadly, I couldn't get that much out of my 1000 sq ft house on 1 acre with two outbuildings. I love the idea of these and being in a community tho! Depending on the market where you are from this may be a good savings. Just not for me :(
