Even being a fixer upper, this property looks a very good deal. Just refinish the wooden floor, and put on a new wallpaper, the house will look very nice, The flooring (tiles) in the kitchen may look a little dated but looks still has a lot of usable years in them, The same thing with the kitchen cabinetry. Maybe the kitchen can be done after a year or two if budget is a concern.

I just sold my house in Maryland, just outside of DC. I am a remodeling contractor. It's tempting to write a check and leave this disaster of an area for Maine. No mortgage. No traffic. No worries.
I’m in England, never been to Maryland ……used to live in Wheeling, WV for 8 years.
Never actually been to Maine but from what I need on TV and in Videos on TH-cam it looks like a gorgeous state.
The town I live in England is actually Twin Townes with Buxton, Maine.
I’ve seen a lot of Mass & New Hampshire and the people are fantastic, lovely friendly people, so I would imagine Maine is no different.
Loadssssss of people will be heading towards smaller towns and escaping cities Etc, the rat race off them.

Hi Mariea! This house has great potential. The rooms are pretty big. Though I wish this house was for sale at this price point in California. Anyways I find Maine such a peaceful & beautiful place to live. 😊

Everyone's cellar in Maine is waterlogged. I'd be more worried about the water stains on the living room walls

Hello, we are interested in moving to that area for our retirement.
I'm concerned about a few things. Any hazardous materials (i.e. lead paint, asbestos, looked like potential foundation issues, etc.) that would greatly increase the cost to reinvigorate this house?) Is this house in a flood zone/has it flooded before? If it was mostly cosmetic, then it's a great price, but I have a feeling there are a few more pressing issues with this house.
I think it just has a high water table / lakes and rivers . the good news is , well water is easy to access .
I agree. I once worked as a restoration estimator, and I know there are foundation issues that would require a structural engineer to asses.
What's the neighborhood like? At $77,500, it could be in a ghetto. How much land? That's a house you'd have to gut down to the studs and re-insulate, before anything else. Put $150,000-$200,000 into that house and you'd have something.
Really interesting, this Brit would love to live in Maine ……great price compared to crazy British prices, and 16 acres …..maybe great for a homestead.

I really hate to be negative about a property, but WOW! I wonder why nobody has stated that they noticed foundational issues at the front of the home. Did you see the cracked siding under the front door? The house is sinking. Not to mention the wet basement. Purchase at your own risk. It may cost more to repair this home than to build a new one. I'm only saying this because I feel that I need to be an advocate for purchasers who "think" they may be able to get a great deal with this home.
I appreciate honesty, even when it's not what I want to hear. Not everyone feels that way, but many of us do.
I saw wet spots on the walls in the basement. Not a good sign.

Could be a great house but you didn't show the staircase and for the age of the home I would have expected a fireplace. If some money and time are invested would make a nice family home.
