I just stayed in a VRBO that had the kitchen set up just like your tiny home. It was nice because there was so much counter space. Plus I'm always cleaning up while guests are in the other room. I liked how the sink faced the living area. I really love the open ceilings but I do agree if more than 1 person is in the home it's going to be strange when using the bathroom. 🤔
This is a beautiful home. I have an open concept timber design home (full size) and we have some wasted space which is even more critical in a tiny home. Perhaps add some storage space to close in that bathroom/kitchen junction to buffer the sounds (💩) and odors.
Glass at the top of the wall would close it in without losing all that gorgeous natural light! (Might need to add an electric wall panel heater in the bathroom for heat in the winter if there is glass at the top of the wall.)

Good design, but I second these recommendations. I also don't like the door in the bedroom. It takes up useable wall space. Roll-in shower option also needed with 36" interior door options.
@@kimmy1776 How would you get a bed into that bedroom otherwise? It seems like it would be difficult to get a couch or a bed through the front door because it opens into a hallway and the turn would be too sharp to make with large furniture.

Of the 3 upper windows on both sides, (the ones above the bathroom) have the middle window open outward with a screen for cross ventilation. Have some kind of bar that you can attach to the lever to open it up. Put the tankless in the smaller closet in the bathroom. This makes the bedroom closet more useful, so you can have two rods full of clothes, and shelves on the bottom or top.
I like the idea of a glass partition above the bathroom. It would prevent the smells from entering the kitchen....however I would used frosted glass panels mixed with regular glass...or panels of stained glass mixed with regular glass ( sort of like Frank Lloyd Wright).... It would look amazing
Enclosed water closet with opening window for the toilet, kitchen sink under the window and peninsula facing the living room instead of the island...perfection!
How about adding a sliding glass window to keep all the natural lights in the bathroom and slide it open to have airflow as desired? Also, I am with those who prefer the sink by the window and have an entire island that can seat four plus small storage in the bottom.

The open bathroom isn’t just about the bathroom noises…but for me more about the smells!!! It’s already a small space and then bathroom smells??…and with the “great air flow” it will flow throughout that tiny home 🤢…no thank you, close it in…Randy your a genius, glass to enclose the bathroom would be amazing!!!😊
THIS. Provides egress in an emergency, a way to bring in furniture (that other main door has too tight a corner to turn to bring in sofas and mattresses; even the fridge is going to be a challenge) and as someone else pointed out, if you have a dog sleeping with you, it can go out in the middle of the night more easily. A frosted glass window with a way to hang an antique stained glass panel there would be nice; on line you can buy gorgeous glass panels of all kinds to give the house some unique charm. Something people should keep in mind with china 'farmhouse' sinks - they chip and they're LOUD when you're around them with china dishware and glasses. A stainless steel sink is quieter and more forgiving if something is dropped.
I liked the Amanda but I wish the sink was under the window and the center open then you could put a movable island in the center or put a bar between the living area and kitchen for a u-shaped kitchen.
Based on where the Stove is Going your Sink is closer then the Prep Area to it, so make the Sink under the window an option letting you have an island for prep (So you can see people and the TV while your Prepping your Dinner, not scrubbing dishes after) Chuckle... I would definitely recommend Sealing the Bathroom off as an option, cuz lets be honest, people get sick in a variety of ways and you may not want the sound or the smell drifting straight into your kitchen.

I have a suggestion regarding the restroom......Switch the sink and commode and then build a ceiling and walls around the toilet. Make a toilet closet. That would enclose the "issue". I love you guys. Keep on keeping on!!
Love the Amanda. I would move the toilet to the alcove where the washer dryer goes and add a ceiling over the toilet with an exhaust fan. Slide the sink to where the toilet was and put a linen closet where the sink was. Move the washer dryer to the closet just outside the bathroom.
I would close in the bathroom. Smells and sounds. You can keep that 3rd window by putting a "shelf" up there with glass facing into the living room to keep the light and people can put their plants up there that like that shower steam and sunlight. I would also offer a walk in shower vs a bathtub option.
If you're going to close the bathroom in, I would use frosted glass or frosted glass blocks to keep the light flowing & the ripping sounds where they belong, Randy! 😂 This home is gorgeous!
Randy I hope you see this. Flip the bathroom layout. Put the toilet where the tub is and you can enclose the throne with a small slider door while keeping the overall light and openness. Maybe give it a ventilation window while you are at it.

Recommend a glass sliding exterior door in the bedroom Since the current exterior door swings inward it takes up the interior floor space in the bedroom. Can you make the exterior door in the bedroom swing outwards?

The Amanda is beautiful. I think you’re going to have a lot of success with this model. The only 2 things I would consider changing are the sink placement and the bathroom wall.

I would close the wall between the bathroom and the kitchen. Maybe put a vent/grate that could be opened or closed in that wall to eliminate sound when in use and opened to aid air flow when the bathroom is not being used. Is there a fan already installed in the bathroom to help deal with moisture from showers? Its a beautiful home, just like Amanda. You should be proud of it!

Hi guys! I LOVE the Amanda. It is beautiful. The perfect Amanda for me would have the following changes. 1. Yes, close off the wall in the bathroom. Amanda is right, you want to sell the house. Putting glass in the bathroom would be a great idea. 2. Have a loft. (Guest room and crafting space are important for me. On second thought, I could add a small room/enclosed patio off that bedroom. (Similar to what Gloria did) 3. Have drawers/storage in the bathroom under the stairs. 4. Move the sink, but keep the center island with the plug-in. 5. Extend the counter to match the end of the center island (I would then put in a dishwasher)
A window that cold be open or closed in the wall between the bathroom and kitchen, would be nice, it would still let light in and also provide more privacy for whom ever was using the bathroom.
Randy and Amanda you could enclose the bathroom top where everybody’s concerned about smell and sound. you could do it with Glass and you could also do a glass window that has a slider window to the left or right and it would be peoples choices whether they would leave it open or not. and it could have a stick to open and close it. or a remote control window.
I like the sink under the window on the long counter. Keep the island for seating and prep work. Close the wall in the bathroom. Also, the toilet is too close to the vanity a larger person is going to be touching the vanity when they sit down.
I would add a transom lifting window. Then you’d be able to close it when guests were ‘showing their appreciation’ for the nice meals you could serve in that amazing kitchen.
I love the island idea but I would move the sink under the window and build an island (without sink). I get the one level living but I would need to have a second bedroom

I would add a flip-up countertop to connect the island with the other counter. That would be awesome and give you a lot of counter space.

Hi guys! I LOVE the Amanda. It is beautiful. The perfect Amanda for me would have the following changes.
1. Yes, close off the wall in the bathroom. Amanda is right, you want to sell the house. Putting glass in the bathroom would be a great idea.
2. Have a loft. (Guest room and crafting space are important for me. On second thought, I could add a small room/enclosed patio off that bedroom. (Similar to what Gloria did)
3. Have drawers/storage in the bathroom under the stairs.
4. Move the sink, but keep the center island with the plug-in.
5. Extend the counter to match the end of the center island (I would then put in a dishwasher)
Great ideas! For me, personally, a dishwasher is a must even if it's just a little one.
I would rather have a drop in oven/ range top than a dishwasher
A window that cold be open or closed in the wall between the bathroom and kitchen, would be nice, it would still let light in and also provide more privacy for whom ever was using the bathroom.
Put glass or plexiglass in that opening then you’d keep the light! Beautiful home!

Randy and Amanda you could enclose the bathroom top where everybody’s concerned about smell and sound. you could do it with Glass and you could also do a glass window that has a slider window to the left or right and it would be peoples choices whether they would leave it open or not. and it could have a stick to open and close it. or a remote control window.
I like the sink under the window on the long counter. Keep the island for seating and prep work. Close the wall in the bathroom. Also, the toilet is too close to the vanity a larger person is going to be touching the vanity when they sit down.
I would add a transom lifting window. Then you’d be able to close it when guests were ‘showing their appreciation’ for the nice meals you could serve in that amazing kitchen.

I love the island idea but I would move the sink under the window and build an island (without sink). I get the one level living but I would need to have a second bedroom
