Salamat dito sir richard! Kaya pla hndi nagmemake sense ung brrrr nung cinocompute ko ung sa mga bankloans dito kasi nasa 2-3% lng interest sa ibang bansa, hahaha sa atin swerte na ung 6% fixed rate hahaha.

Question lang po, for someone living in province - Paano po ba kami makakapagstart to invest on condos sa Manila? Paano po ba kami makakahanap ng legit real estate agent/broker? How can we execute the flipping strategy if hindi po align yung profession namin with real estate?
Hello, thank you for watching. You will need to choose your broker wisely. He needs to have a mastery of the market and better if you have an existing relationship with a broker or agent and, most importantly, do your research. As for closing, everything is done online

Hi Sir, Can advise if condo carpark a good investment? Like in BGC, Makati and Ortigas area, they seldom offer carpark slots since its limited only and if have available the price is at high cost. Thank you S'Richard 🍻☺️
Depends on the market. Majority of the studio unit renters in BGC don't have a car, reason why they choose to stay in BGC then they don't need a parking. Paking rental yields are very low compared to the price

Hello, have you done a BRRR in the PH before? Could you please share? Would love to hear your thoughts. The BRRR strategy depends significantly on the monthly amortization and refinancing. Lately, properties are not able to self liquidate due to high-interest rates and low appraisal. Not to mention high transaction cost.
Not exactly the way you mentioned in brrr but somehow similar concept.
Ang style ko is if you have existing income generation prop pwede mo gamitin as collateral to buy or renovate new prop para maging 2nd income generation prop. Need careful accounting strategy and projected income statement

How can i pull out the equity po of my property thru cash when it is under the SME loan?
There is rule of thumb that you should have at least 10% cash on cash return after all the expenses on a monthly basis. also depends on your initial investment but it simply means the higher the roi the the faster you could get your money back there is a rule called rule of 72÷roi or the percentage your getting from your investment and it will tell you how many years you could get your money double
