Brad a lot of homes built in the last century (1980-1990’s) had a living room for entertaining guests and a family room. If you have an iPhone you have a visual tape measure. It’s a black square with white hash marks on top and bottom and yellow line in the middle. It says “Measure” under it, there is also a level function. There is also a compass with altimeter

Some of the properties that you have listed have been on the market for a considerable time now. If they were not sold before the downturn do you believe they are overpriced? Whenever I see something that grabs me as both the house and barns with enough land appear to sell within days. Is this down to the vendors being realistic or is it the advice they are given? I know it’s a difficult question but what do you believe is the answer? Everyone is looking for a bargain but I’m seeing less and less of the amazing cabins that sit on 50-200 acres with the potential for expansion and creating an income. The latter is exactly what I’m looking for 🙃
Good question, however, everyone is looking for something different, so its hard to answer that. And sometimes sellers want a certain price, disregarding the market. Cindy and I just bought what we thought was a bargain. I find out it was on the market for 6.5 yrs -- so I guess it was grossly over priced. But when we had a need for it, it was a steal for us. People and markets are just plain weird. 😀

Break it down - 10 acre in that location = $XXX, then add $150/sf for the house (that's 600k right there), add $40k for the barn with power and water. Add pond, detached garage, and paved drive. it adds up.
