The "things I would do"- Add more privacy from main road, Clean up the landscaping in the immediate area of the house and probably put a decent size pond in. The "I likes"- Expansive greenery, space, interior and exterior of house look well taken care of.
The fencing alone must have cost millions. And the grounds must require a full-time gardener to keep the grass cut. At what point does an estate become too big? And if you can afford a place like this, why would you shop at Costco or Cabellas?
Brad thx for showing us this place. Negatives for me is lack of acreage. House too big. And lack of privacy. I personally DON'T want to see a neighbor at all. What i love is that you showed it to us and was well cared for. Appreciate it Brad.

The close proximity to "Grandma's house" She aint MY Grandma and it seems a little close for all that land they sit on.
Thank you, Brad. It’s a beautiful home! Since my husband recently passed away very unexpectedly, the house is little too much square footage for me, myself and I. Property size is perfect! The sunroom had oversized slider windows with a nice rail slide system. I agree with the comment on the fencing around the pool, It is best for area/patio around the rim for maintenance and ease for cleaning it. The house is beautiful and quality built. The desk in the laundry room was normally used for those that made clothes so that they could use the washer and dryer easier to finalize fabric and such(at least that is what my grandmother said when I asked about hers). I would recommend fixing the attic access door from the broken piece seen quickly. Overall this is what I am looking for for my kids and I to move to getting out of CA. Very lovely home and looks like it was very well cared for. I did notice a few updates that are needed and one peculiarity. The one think i really thought was a bit strange about the house was the pool. The pool fencing needs to be adjusted as the fencing is just too narrow around the pool's perimeter. They fencing needs to be widened to create a larger perimeter around the pool so you can walk around it easier as well as have enough room to put lawn chairs around the pool so you can sit beside the pool and sunbathe on lawn chairs. The way the fencing is now it just does not look inviting it looks like the pool is incarcerated with steal bars around it. Inside the house i saw wall paper and ceiling boarders in the dinning room and the bathrooms which is very dated. Absolutely, get ride of the boarder paper and that leopard wall paper also needs to be stripped off and replaced with paint. The walls needs to be painted white or a very light neutral colour. White might be best for that windowless bathroom to try and lighten it up a bit it is just too dark in there. In general i thought the bathrooms looked a bit dated the fiber glass shower stalls have got to go. I find fiberglass shower inserts much harder to keep clean because they get riddled with hard water lime and they scratch easily and are not the easiest to care for. Most people expect updated bathrooms with simple timeless tile or marble title shower stalls, glass shower doors, an updated variety with stone counter tops and new faucets and some of the bathroom mirrors also looked a bit dated. Most people who are spending 800k are going to expect bathrooms to be updated. I would also get ride of that ceiling mural at the front door and put in some kind of a decorative wood beam ceiling treatment instead. The arched ceiling is a lovely feature i just think a wood beam treatment would show off the feature much better. The book cases are very nice but the mural dates the house. Because it is the front entry way and the very first thing you see of the house is that mural it set the tone for your first impression of the home as you enter. The dated mural on the ceiling makes you immediately determine this house is dated and really needs to be updated. Given that, if you were going to fix one thing on my list it would be to pain the mural white and add a wood beam feature in that ceiling archway. I do not think it would be expensive to do because it is just a bit of paint and some wood trim but i think it would make a huge improvement on the home's first impression. Overall the house is lovely and i absolutely love the high ceilings it really makes it look and feel grand and spacious. The most impressive feature of the house is definately that gorgeous kitchen, i absolutely love that kitchen. Clearly they spent a lot of money on that kitchen but unfortunately now they need to match the quality of the bathrooms to the quality of the kitchen. Since they did the kitchen update it now looks a bit like they cheaped out on the bathrooms with those fiberglass shower inserts and now the whole house's quality does not quite match up across the home on a whole. I think if they did these updates overall they probably could adjust the homes price to recoup the expense of the updates. Unfortunately, the home buyers nowadays expected everything to be updated to today's design tastes. They expect the house to be perfect and turn key with nothing for them to do in the way of updates when they move in. Buyers today want it to be move in perfect especially at these higher price ranges. The wealthier the homebuyer's are the pickier and more demanding they are, sad but true. Overall it is a lovely home and they clearly put a lot of love into building it as well as caring for it. I hope this was not too critical you did asked for feedback. Love all your videos Brad keep up the good work!
Mistletoe won’t kill the tree! It takes years for mistletoe to grow on trees. Look up process to even get it. We have a tree that is over 100 yrs. old, and has had it before I was even born in the 50’s. So enjoy it. Silly realtor. Beautiful property and home.

This property is beautiful. Love all the bedroom. So much space. Great idea to extra room for guests. The laws are beautiful green area. Plenty of space for the grandchildren to have fun and the swimming pool what can I say. Only thing is I would need a time of cleaners to com in 2/ 3 times a week to clean it. Or maybe every day lol
Its location is a big plus. The property is just beautiful. I love the big southern front porch that overlooks the valley. The family was very blessed to live next to each other. That is my dream to buy property and section a couple of parcels off for my boys.

Minor correction. At 06:28 is doesn't say 1.48 million it says 1,484.07 per square mile. Love the acreage. Big yet not too big. Lots of great sun. So needs an off grid solar system. I am not a great fan of neighbors(just me) but I would probably place some weeping willows or shrubs around the perimeter of the home to create a natural privacy screen. It is a nitpicky thing but I would change the single sink in the basement flat to a double sink for sure or add a dishwasher. I think I would use all of that open space to have a beautiful orchard. Lastly and just for extra credit, I think I would have a hanger and spit for the fireplace in the kitchen. Would be very romantic to cook over a fire. At my stage in life this isn't an attainable home for me. Unless I win a lottery lol. Said before, if I do, I will definitely be knocking on your door(calling you). Peace and love to you and your family. As a side note. I cut the cord a long time ago. Watching your videos is way better then watching television.

Brad your back I no how you feel I'm 65 yes retired I stayed in the music 🎵🎶 business 40 years building and apartment maintenance for 45 years some military service I'm tired 😩😴
Great fun Brad. The kitchen had that nice warming drawer next to the range. I would add soft close cabinet hinges. Not too expensive for this level of house. Hiring a landscaper for this is nearly a requirement.
Love this! The kitchen is great but I'd have to put in wall mounted ovens. Live that it's outside of town for a little privacy but also close to everything. I love this area. My mother was from Frankfort and we'd visit every summer. If I ever hit the lottery I'll be calling!

This is phenomenal, Brad! 🌟🌟🌟🌟🌟 I can’t think of anything I’d change really except for pulling out that carpet. I love: 1. The land (acreage) 2. The kitchen 3. Sunrooms
@@BradSimmons -- Haha! Boomer reference for sure! Loved that show as a kid, and that line is what I remember most from it, too!! And great video once again!!
Man here in michigan we charge 70 to 90 bucks an acre for lawn care. My plan is move there and live out my life and maybe mow a few lawns. Lol. We'll definitely be getting with yall when it's time
Love the large kitchen, sun rooms, wood floors, and the use of tile in some rooms. I’m not interested in a location that close to a big city. The vineyard you showed was much more interesting to me.
G-day Brad all that place lacks is a tennis court. and a couple of practise greens and rent it out as resort during the race season. Cheers and thanks for the video.
I would get rid of the white shelving when you first come in. Love the Great room and old wood flooring, maybe the lock closets were a liquefied cabinet?, loving the the screened room, very southern! I liked the lights along the stairwell steps, I would do some remodeling in the kitchen downstairs! You skipped the little yellow pool house maybe or gardners house. Like the garden area too! Maybe start a fruit farm?👩💻🌻🇺🇸🙋🏼♀️💞.
What would I change? Floors! If I bought the house most all the floors would be refinished, that golden oak color is outdated with no sign of coming back. I would also replace or refinish the bamboo floors & replace the outdated tile. The cabinets are still current, but I'm not sure about the color of the counter tops. The best thing about the house is its pristine condition, beautiful outdoor spaces and picturesque location at the top of the hill. I'd never get bored with driving up the driveway toward my house if I lived there. Actually, mistletoe does not kill trees. It is however an indicator that they are in decline. Too much concrete around that big oak will slowly kill it. It's unfortunate but these are mistakes builders & their clients repeatedly make.
Hey...it's a great house..love the property..I would cross fence..the thing I don't like is the size...too big...and the apartment is downstairs..so if it was a parent you'd need a way for them to get up and down..kitchen is great...love the entry...I'm sure it's gonna sell fast..
Hi bella2008, sure - come do a site visit. We have at least 2 per week who come in to check it out. 130+ sales for this year --- people seem to like it - and much as my wife and I do. 😀 and you will want to get on our Exclusive Buyer's VIP list here, to know of new properties - BEFORE they hit the market - BluegrassTeam.com/homefinder - or of course just call or text 859-379-5263
1. dislike pool - due to maintenance costs and amount of work involved 2. dislike 'cheap' closet shelving units 3. dislike noisy outdoors... not very relaxing 1. love the wooden built-ins 2. love the large laundry room 3. love the fresco ceiling. i actually love most of this home
This is a magnificent home, but they definitely need to fix all of the exterior tile on the front porch. I noticed there was some tile missing on the left side of the steps as well, which also needs to be repaired/replaced.
What a beautiful place, and entertaining video as always. As an autism mom, I would definitely keep all the locks on the closets. The only way to keep children with pica safe 😅
Foyer ceiling is dated. Draperies are dated. Colors are dated. Stain is dated on cabinets so paint boxes and add new painted cabinet doors and knobs. Great possibilities. Change light fixtures and paint throughout home.
Hi the one thing that I would say that is a negative is the wires that are in different places throughout the house and they're not covered they're just open bear whether it's in a big room a small room off the bathroom wherever to me that's a hazard and like if you've got kids if there were anything like my brothers they weren't bad they just were mischievious and whatever reason it's not a good idea to have open wires all over the house and that they were in this place in several areas other than that I really like the house although I would paint I also would want to add more land but it's it's very very functional I am very pretty they have to be both I also would want to know which walls are load-bearing and which walls were not so that if in the future I wanted to change to make some rooms larger that that would be possible anyway awesome thank you for the video I remember watching you guys years and years ago and somehow I lost track of your station and now I'm back on yay thank you
Did you catch the typos in my reply It said I am very pretty I meant to say the house was very pretty I think I need to re-read my stuff before I say hit send

Kitchen, location and off the beaten trail- privacy!
Love: land size, landscape square footage Negatives electric stove the sound of that lawnmower and has no tower. 😊 everything is so green 🥰
I trust the cabinet doors open. I wouldn't choose it cause u opened every cabinet. Just show the house. This video looks nutty

The house has plenty of space, that kitchen is really nice, love the pool & grounds. I'd have to get rid of the wallpapers, do some light/moderate reno on the bathrooms & get rid of the playhouse & jungle gym. Very nice property!

That's a great place to live in that state and beautiful area

Beautiful kitchen, beautiful screened in sunrooms/porches, beautiful acreage. Remove carpet, remove wall paper, and this home only in my dreams.
Love the kitchen i could cook all the time

@lucazarts25 - a great compliment Lucs - thank you! Now to find out what i said... :-D haha. I just talk from the hip, from the heart. I look forward to meeting you here - and greeting you to the real lifestyle we all love.
The "drawer" that you did not know what it is, is a warming/ holding drawer so you can keep food at a ready to eat temp while cooking other items...

Love all the other things in the kitchen, heat lamps are awesome!
Wouldn't change anything. It's amazing

Or maybe every day lol
nO CHANGES, LOVE IT AS IS; SIZE, GREENERY AND BIG HOUSE AND BIG LAND
Its location is a big plus. The property is just beautiful. I love the big southern front porch that overlooks the valley. The family was very blessed to live next to each other. That is my dream to buy property and section a couple of parcels off for my boys.
Hi Kristina D., I know right? They had it made there! And Gram gets the pool, so all the grandkids come around! Get on our Exclusive Buyer's VIP list here, to know of new properties - BEFORE they hit the market - BluegrassTeam.com/homefinder - or of course just call or text 859-379-5263
Always love as you walk us through the properties. Your presentation of properties always gives me a reason to continue watching your videos.
I think that room with the shelves is a potting shed. Love that house.
Hey Brad, that 1,484.07 was the sq miles and not people.
Frog ponds go, carpet go, leopard print wall paper in the bathroom go. LOVE the magnolia, the ceiling in the entry !!! and everything else
Hi susan wlasiuk, But the leopard print matches my wife's..... uh never mind! hahahah. Get on our Exclusive Buyer's VIP list here, to know of new properties - BEFORE they hit the market - BluegrassTeam.com/homefinder - or of course just call or text 859-379-5263
@@BradSimmons Already am
Brad your back I no how you feel I'm 65 yes retired I stayed in the music 🎵🎶 business 40 years building and apartment maintenance for 45 years some military service I'm tired 😩😴
The front room is the formal dining room. That stainless drawer is a warming drawer.
Great fun Brad. The kitchen had that nice warming drawer next to the range. I would add soft close cabinet hinges. Not too expensive for this level of house. Hiring a landscaper for this is nearly a requirement.
Just a dumb correction lol not all corvettes ever where made in bowling green only since like 1981
I wished I knew more about this stuff. I should have known that. Thank you for helping me on that.
Love this! The kitchen is great but I'd have to put in wall mounted ovens. Live that it's outside of town for a little privacy but also close to everything. I love this area. My mother was from Frankfort and we'd visit every summer. If I ever hit the lottery I'll be calling!
Hi Robbie Hudgens, We will still be here! I hope we both win! Of course I gotta play sometimes - I only play when its in the hundreds of millions --- because I wouldn't take less than 100M??? @@BradSimmons Oh, that's my problem! I keep forgetting to buy the tickets! Lol.
I wouldn't even have chickens and towels in all that
I'd redo the porch and make it wider, The foreway put in coat closet.the grounds make have a large garden. have sheep and goats and milk cows.
Top 3 1) Property in KY, 2) Kitchen, 3) Laundry Room, Bottom 3 1) Stove.
Hi Zino Orr, I would talk to Ken - he light be able to negotiate a gas stove top in there for you. I am a cook too - I hear ya!!!
Beautiful property!
You tell me Brad.
Hello. I was just wondering if that property was still available. Thank you.
Loved the house overall. I would remove tile from front entrance and put in brick. One bathroom needs updating. Enjoyed the tour, thanks.
Show us houses in the winter
Lots of mistletoe on Lexington tree's . It takes a lot of years to hurt the tree's. And magnolia tree's are beautiful, absolutely beautiful
Hi Brian, A-GREED!
Prices would help
This is phenomenal, Brad! 🌟🌟🌟🌟🌟
I can’t think of anything I’d change really except for pulling out that carpet.
I love:
1. The land (acreage)
2. The kitchen
3. Sunrooms
Hi Love Laugh Live, Hey love! I know right? This would be a special house for families to grow together. and 9 min to Costco!!!! :-D
Hi Love Laugh Live, my firends just moved close to a Costco --- and they deliver to them! I wonder if this one delivers! DANGER! WILL ROBINSON DANGER!
@@BradSimmons -- Haha! Boomer reference for sure! Loved that show as a kid, and that line is what I remember most from it, too!! And great video once again!!
I like your style of showing homes.
I checked out a couple but ultimately, it still snows there. 😊
You should have him come out and do a drawing of what plants and trees are where . Then they would be able to look it up at anytime
Right on Brad, I know exactly where this is. It is a beautiful place
love this in Lexington, 1 hour from my house, but damn it's almost a million dollars, but soooo nice, i love it...
“This is Not a Rolex”. 😂🤣😂🤣 that was pretty funny !
Chao! Is Because you new Bella was watching 😂🙌 that home is Beautiful!
i would remove some the walls in the kitchen so you can see outside view. and make the livingroom/dining/familyroom into one large open space.
I wouldn’t change a thing. It’s perfect.
A small comfy couch, side table by kitchen w fire place on…. Fold the laundry!!
A locked Closet is a suitable place to store and keep secure family medications.
Love this house really looks like a Home. Need the kitchen island to have dinning seating capacity love traditional houses
Hi Brad, I would definitely get rid of the tile floors, and make them all wood floors, but love it otherwise. I would like more land though!
I absolutely love this house. I should travel to Kentucky and see it in person.
Another awesome property!
Thank you Brad
Undo wallpaper trim!! Traditional drapes GO!
This is a magnificent home, but they definitely need to fix all of the exterior tile on the front porch. I noticed there was some tile missing on the left side of the steps as well, which also needs to be repaired/replaced.
Looks like vinyl siding. Sounds like " enormous " but possibly NOT
What a beautiful place, and entertaining video as always.
It is a built in warmer to keep dishes already made warm
Hi Paul C Grout, there you go! Wow, that would be handy! Thank you!!! :-)
I k own hat was a hear ago. Jr that was perfect for what I am wanting.
This is perfect, wouldn’t change a thing I love ❤️ it
Hi the one thing that I would say that is a negative is the wires that are in different places throughout the house and they're not covered they're just open bear whether it's in a big room a small room off the bathroom wherever to me that's a hazard and like if you've got kids if there were anything like my brothers they weren't bad they just were mischievious and whatever reason it's not a good idea to have open wires all over the house and that they were in this place in several areas other than that I really like the house although I would paint I also would want to add more land but it's it's very very functional I am very pretty they have to be both I also would want to know which walls are load-bearing and which walls were not so that if in the future I wanted to change to make some rooms larger that that would be possible anyway awesome thank you for the video I remember watching you guys years and years ago and somehow I lost track of your station and now I'm back on yay
thank you
Did you catch the typos in my reply
It said I am very pretty I meant to say the house was very pretty
I think I need to re-read my stuff before I say hit send
