The elementary school on the hill really reminds me of my high school, because it was on the top of a hill the layout of the building was so confusing, too many different stairways and corridors. The weirdest part was that my classroom was one floor lower than the underground shelter because it was lower down the hill. So you don't need to worry about realism when it comes to this school
Zoning, or rather the ease of it, was something that SimCity '13 definitely did better than CS in my opinion. The grid system leaves way too many weird gaps in twisting roads because it's so focused on grid layouts.
I recommend setting some of the houses you zoned as historical because this new neighbourhood is lookin pretty nice! also i'd say i prefer the old "narrating" style more, like another commenter said.

It got better around the middle of the video tho. I absolutely loved the Timelapse of the city spawning in!

Man so much of Auckland is built on terrain exactly like that! Check out Tamaki Drive, Hobson Bay, Orakei Basin and surrounds, Northcote Point, Birkenhead / Highbury to name a few. Basically all of the eastern suburbs near the harbour is land like that too with big houses sitting atop cliffs and hills and a mixture of heritage and modern houses. Love the bush and parkland with paths around the cliffs, also very common here. Another great build!
I was skeptical when you said you will mainly zone with all those heights and curvy roads but you did a great job with mixing some manual placed ones in there kinda seals the deal. Also not everywhere needs to be heavy detailed atleast I try to convince my own self of that whike playing

(Road between City and Port/Airport) M3 - Airport Link (Motorway between City and Port/Airport)
I was shocked by the choice to zone, but it really looks great. I think, adding in max services over here and checking the coverage is very helpful for raising land value. Since you've got unlimited money that is. You could always force a downgrade on the level 4-5 properties putting them down right away and then forcing upgrade later.

What mods do you use for this world? I've been wanting to get back into playing Cities: Skylines, and I've always found working with the roads to be pretty difficult and that mod your using for making the roads seems really useful. Oh yeah and not to mention the terraforming.
I know that my comment is kinda out of topic. But I'm really curious about how much CPUs (especially the higher tiers) would affect performances on cities with tons of mods, compared to GPUs. How much of a help will it be when having more RAM and VRAM? I'm aware that this game doesn't really do well with utilizing it's hardware, but still. I feel like this matter is not widely and commonly being discussed outside of Steam and/or Reddit, and I also feel that the discussions in there are not quite that deep about the issue. Can we have a discussion about that? Another side story, I kinda regret that I chose RX 6600 XT (8GB VRAM) over 3060 (12GB VRAM) despite having better performance in other games, but Cities Skylines is kinda my main game for the last 3 years so yeah, kinda crave that extra 4GB of VRAM. I'm also thinking about upgrading my R5 3600 to R7 5800X3D, maybe next year. Think the 96MB L3 cache will help?
Man, I need a better way to find all of these amazing house assets! I just don't know what to search in the work shop. There are SO MANY but honestly there's a lot of... well I don't want to say junk, but there's a lot of sub par assets to sort through...

North of Houston, Texas - There's a small city/town named Cut and Shoot. Drove through it as a child and thought it was the coolest name ever.
I place each and every building individually makes the cities look so much better takes time but it is well worth it
I think some of the main POI’s need custom lights that change depending on the holiday. It would completely change the night time look of the city.
