Don't recommend eating street food on 1st visit because your stomach is not use to those new microbial which can cause sickness. Stick to well established thai restaurants and food courts for you 1st visit.

The vast majority of the time, you hire a privately owned visa company that assesses your Indvidual situation and deals with immigration on your behalf when you are seeking a renewal.

There are tonnnns of condos/hotels in Pattaya I wouldn't worry about not being able to find something!
