I also wanted to mention this presentation was beyond informative. Including the process, product mentions, and systems to make it all happen, the video presentation was inspiring! Brava to everyone in creating a magnificent home the contributes to our humanity and all the behind the scenes humans who made each step a reality. Demonstrating how to create a PH correctly ( showing us the ‘why’ and how) behind the walls and the outside complying to the historical guidelines!
This house is beautiful! I especially appreciate what a passive home provides. I’ve not heard of a passive home before so thank you for your detailed explanations about the home.
Of all home tours _(AD, Sotheby's, etc.)_ I've seen on TH-cam, new information here, presenters, decor and overall finished product make this one a favorite.
This was a great tour and presentation. Highlights so many of the 'hidden' aspects of passivhaus that many people don't even consider or realise. And definitely appreciate seeing some clients who are so enthusiastic about passivhaus principles.
Don't let the video fool you. This house is worth millions. Even 20 years ago. I used to park by it when I used to go to school in the area. You have to in top 1% of the income minimum to play with passive game.
The affordable housing sector has been one of the greatest trailblazers for passive house implementation! Reimagine Buildings has tons of that and regular middle class homes on their channel, check them out!
Agreed that Brooklyn real estate is expensive and that major renovations are, too. But adding passive to a retrofit or new project is only incrementally more expensive than doing one to code minimum, often just a couple of percentage points more in cost. Lots of examples of passive projects out there for middle income and low income.
Beautiful home. We see a lot of Passive House new construction in rural areas which makes this project even cooler. Well done. And the Zola windows... 😍
This is a masterpiece! For 14 years I have dreamed of retrofitting my home to a passive house. The costs have been out of reach for us , but still determined!!! Any suggestions on products, contractors, designs for retrofitting a home to Passive house in a cost efficient way?
I understand the value of the result but it is not everybody who can afford such improvements. Doing a house like this is an unattainable dream for most. But I guess we can still try to make some adjustments to our lifestyles to burn less fossil fuel. To me, tiny homes are one solution. I subscribe, this channel is interesting.
Absolutely right -- interestingly, it's actually the affordable housing community that has been on the forefront of the Passive House wave. What's hilarious is I have plumbing fixtures on outside walls in my little 1940s multi-wythe brick home. Cannot wait to open up the walls to see how that was successfully achieved. 😅
this level of house in Brooklyn is probably like $10,000,000 or close to it and they don't mention that in the video at all lol very curious what these owners do for a living
@@johnjohn40100 600k would be a dream, I'd guess the reno cost 3-4mm. They basically did a full gut including exterior and foundational work. Finishes are extremely high end and done well. Even added a roof bulkhead...probably took at least 2 years to do. Agree with the commenter above this home is around 8-10mm.
@@davedutile6317 -It was already going to be a high end renovation. Many people do high end renovations and the question that is asked is - what is the premium to build a high end renovation as a passive house. You are already buying high end materials so many costs are a wash - some things cost more - thus the 5%. The thing that really costs more is the one benefit most do not want to do without - it is the air selaing of your exterior and neighbors walls. This is what really significantly reduces the bugs, dust, and other items you would choose to live without if you could.
@@shelleystrong8673Think in terms of millions. A carriage house in one of the most beautiful, exclusive neighborhoods in all of NYC, never mind just Brooklyn. Sounds like the home was in badly-needed Reno condition, which might have helped a bit with cost, but still no less than four million just for the property, alone. To turn this into a passive house? Dig up the bedrock to add a full cellar? All the eco-friendly touches? During Covid, where everything was even more expensive and difficult to acquire? I’d guess that’s another one to two million dollars. It’s also distinctly possible I have no idea what the f I’m talking about…
@@scottreiburnNYC This is probably like a $4m renovation, maybe more - one minor detail in the credits at the end is that the GC was Taffera, maybe the most expensive builder in the area. Clearly these owners had no real budget. i.e., money was no object

This is an incredible design. My favorite part is beautiful staircase.
Great design!, loved the planter camouflaging the ducts, awesome idea!

Thanks @RottenlyMoodyChild - The clients were great on this one as was the whole team. We enjoyed it quite a bit.
did you have to write “PassivHaus”?! 😒😒
Great job.... What do you mean by Passive House?

Thank you :)

Beautiful, they did a great job. I can’t imagine how much it must have cost.
Beautiful project, and inspiring video, well done!
Thank you @grahamirwin1949 - This was a fun one with a great team.
Wow! This a a work of art! It’s personal taste of course but to me it’s beautiful and I love all the design choices.
Spectacular! Well done.
really wish they’d gone with a full induction stove top…gas stoves are so 20th century
Woo beautiful home I love love Thank you very much Victor & Cara to share your beautiful home😂
Beautiful place. My favorite part is the stairs!
Simply Beautifully Gorgeous 🥰♥️🥰
So is it an actual garage? No video? That’s huge for NYC
Yes real garage!
What mics are they wearing? The quality is excellent

I’d love to know the cost breakdown of all this.
how much are the heating and cooling bills?
so how much did they spend?
This is in the DUMBO area. The Brooklyn Bridge is around there.
Close - it's Brooklyn Heights
How much were spent on renovations?
A whole lot of money for sure. At least 600k or more. Typically 100k for each floor level for a standard renovation

@@AndrewMak i probably understated that amount, but I wouldn't doubt that estimate. It is high end and custom after all
FABULOUS!!!!
cost for a place like this?
Im in Patk Slope.. Wow, what street is this on?
That steep staircase is scary!
What’s the price of this house?
Love passive homes. But the 5% over base costs is bs. This is all top flight, top of line building and materials.

How long did it take to complete?
Hmm, as a Brooklynite, I always wondered who owned and lived in those landmark homes
Not my lifestyle ( I'd rather have acreage) but great presentation by a crew that knows what they're doing.
The rooftop needs a total make-over. I see beautiful beige/light green shades for privacy with nice wood fencing and a bbq pit for starters
So this whole house has only 1 bedroom and 1 small nursery room?
The house may appear to be smaller in the video - it has 3 bedrooms and feels quite spacious on the interior.
Stunning!! And cost?

What goes out must come in … huh
thats a 5million dollar house!
If that was a stable back in the day, no matter what you do- you can still smell the manure.
