      The rust look is especially popular in the art/design world. influenced by RICHARD SERRA's Corten Steel monumental sculptures in museums around the world. . . When the rust is completed, it looks like brown velvet

    What brand is that induction cooktop? It looks like it’s a slide in range, but I’ve never seen one designed like that. I love the way the glass sits over the countertop.

    It’s all at once exciting and nerve wracking, but I left my Industrial Design career and, Lord willing, about to begin my first new construction as a licensed homebuilder in Alabama. I’m trying my absolute best to fall within PHIUS standards, spending countless hours researching and learning and drawing up building envelope details in CAD. It truly is addicting. What kind of costs could we expect if we decided to try the certification route?

    Maybe i’m wrong, but why build again with wood framing? Why not go ICF? ICF is also able to be certified for passive house while being fire proof.

      if you have a framing crew more inclined to stick frame, stick frame. icf - go icf.

      @@stevecrawford6958 well you make the choice to hire a framing crew or a concrete crew before you actually have them on site right? ICF isn't even much more expensive than stick framing and brings a lot of advantages with it.

    I never though I would see something like that in the US, To me, nordic countries have much more of this mindset of building quality and with a desire to be more environment friendly. If buildings can be done at a price most can afford, there is hope for the future. I would have liked to see some of the units. The windows seems small but if the orientation of the sun is taken into account natural light can still flood the spaces. Natural light is handy when the power goes out. I like the community spaces are necessary to create a community. I am impressed.

    I understand the value of the result but it is not everybody who can afford such improvements. Doing a house like this is an unattainable dream for most. But I guess we can still try to make some adjustments to our lifestyles to burn less fossil fuel. To me, tiny homes are one solution. I subscribe, this channel is interesting.

    Don't let the video fool you. This house is worth millions. Even 20 years ago. I used to park by it when I used to go to school in the area. You have to in top 1% of the income minimum to play with passive game.

      The affordable housing sector has been one of the greatest trailblazers for passive house implementation! Reimagine Buildings has tons of that and regular middle class homes on their channel, check them out!

      Agreed that Brooklyn real estate is expensive and that major renovations are, too. But adding passive to a retrofit or new project is only incrementally more expensive than doing one to code minimum, often just a couple of percentage points more in cost. Lots of examples of passive projects out there for middle income and low income.

      A whole lot of money for sure. At least 600k or more. Typically 100k for each floor level for a standard renovation

      @@johnjohn40100 600k would be a dream, I'd guess the reno cost 3-4mm. They basically did a full gut including exterior and foundational work. Finishes are extremely high end and done well. Even added a roof bulkhead...probably took at least 2 years to do. Agree with the commenter above this home is around 8-10mm.

    Love passive homes. But the 5% over base costs is bs. This is all top flight, top of line building and materials.

      @@davedutile6317 -It was already going to be a high end renovation. Many people do high end renovations and the question that is asked is - what is the premium to build a high end renovation as a passive house. You are already buying high end materials so many costs are a wash - some things cost more - thus the 5%. The thing that really costs more is the one benefit most do not want to do without - it is the air selaing of your exterior and neighbors walls. This is what really significantly reduces the bugs, dust, and other items you would choose to live without if you could.

      @@shelleystrong8673Think in terms of millions. A carriage house in one of the most beautiful, exclusive neighborhoods in all of NYC, never mind just Brooklyn. Sounds like the home was in badly-needed Reno condition, which might have helped a bit with cost, but still no less than four million just for the property, alone. To turn this into a passive house? Dig up the bedrock to add a full cellar? All the eco-friendly touches? During Covid, where everything was even more expensive and difficult to acquire? I’d guess that’s another one to two million dollars. It’s also distinctly possible I have no idea what the f I’m talking about…

      @@scottreiburnNYC This is probably like a $4m renovation, maybe more - one minor detail in the credits at the end is that the GC was Taffera, maybe the most expensive builder in the area. Clearly these owners had no real budget. i.e., money was no object
