Purchase £80,000 (if you can even secure it for that) SDLT £4000 Legals buying £1200 Renovation £20000 Utilities+council tax £600 Selling fees £1800 Selling legals £1000 Finance costs at 0.65% for 9 months -£6353 Profit - £5047 4.3% ROC. Are you genuinely happy with that as a deal or is it just for info?
Hey, thanks for your message 🙏🏼 Stamp Duty is £2400 not £4000 Legal are down to the individuals solicitors. Renovations are what I said approx but until I view, these are estimates. Selling fees and legals are not included if I refinance this property. So my profit is what I estimated in the video but in today’s market could be a lot more. You have a good understanding but I think it would help you to come on one of my masterclasses 👍🏽 let me know if you are interested
@@h3steven Fair enough, yeah they're all estimates but even in the best case I can't see it being a great deal. Personally we don't do anything less than 30% profit on cost, post finance. Of course, you don't get that when doing a refurb on residential

With gas and electric utility prices rising to ridiculous levels knocking out chimney breasts may not have been such a good idea after all.
