    In areas of limited on street parking, look for properties the council will allow you to drop the kerb and create off street parking.
    Added value proportional to parking density.

    For me my main ways of increasing value is taking a residential property and convert it to 6-8 bedrooms HMOs. This usually means I go through planning and I am increasing the floor space of the property via a loft conversion, rear extension etc. Also by achieving the highest rent possible to increase the commercial value of the property

    If there is no off road parking then taking down the front gardern wall and adding off road parking adds 5-10%

    If a house without hot water is unmortgagable, does that mean you need enough cash to buy it outright?

      yes, but doesn't have to be your own money.
      Put the heating in and refinance with mortgage

      It means you can get what is called "bridge loan", typically 65% of the value of the property and the money to fix it. Afterwards, you can pay off the loan by getting a mortgage - allowing you to get out the profit tax free. Samuel has videos explaining how its done.

    Ok, got it, so "plant" terrible tenants in all the properties you wish to acquire at a steep discount.
    Step 1. You find homeless people, make them look presentable and pay their rent for a few months.
    Step 2. You stop helping them with rent and instruct them to stay for free (refuse to leave)
    Step 3. Approach the landlord after a while and offer to buy their house at a steep discount
    Step 4. Pay the tenant to leave, and help him get another property.
    Step 5. Rinse and repeat
    This method is very scalable, sky is the limit :)

    Ove just bought a house and recently replaced all the old windows with brand new A star rated windows and a brand new front door aswell as installing a central heating system. It was literally heated using electric heaters and an immertion heater. All replaved with a combi boiler. New pipework etc. Could these 2 upgrades to a house increase value?
