    The master suite needs to be way bigger. I love it when parents or builders give all the guest suites a tub and shower combo.

      They considered adding a pool and drew up plans, got them approved, but decided to sell first. Too bad!

      Right?? I would keep the two rooms used as offices black, but would lighten it up elsewhere.

    I love the thought process. The use of black with accents, looks luxurious and for me calming. May not be everyone's taste but it's a thumbs up for me. Definitely one I would look at...👍

    I have seen a lot of homes that are so called custom but lack in style, functionality, and finishes. I must say without a doubt a lot of planning and design went into this home. The finishes and materials by far are of the upmost quality. The flow of the home was seamless, and color palate was indeed calming and refreshing. Its a use of colors that can transcend over time. The outdoor area was very quiet and peaceful. This was my first time watching this particular agent do a tour and I enjoyed him and his narration. He moved through the home very slowly and was very descriptive, hope to see more videos from him. Some agents tend to walk to fast not giving time to see and digest the work that was done. Congratulations to these homeowners, this is very beautiful and fits the bill when using the word custom. It would be great if they had listed the architects and designers used along with who the builder was, again great home.

      Thank you for the kind words and for sharing your thoughts; I'm glad you enjoy my shoot style! The owners built it themselves; the husband is a builder. They build a custom home, live in it for a little bit, and then re-sell it and move onto their next project.
      I've encountered less than a handful of builders who are open to sharing who their people are (architect, designer, etc), but when they are open to it, I post it in the video.

      They drew up plans and got them approved for a pool and second septic tank. A pool back there would be soooo nice! Nice seeing you again Millah!

    Hey Terence! Envy's here.
    Love the building and configuration, plus the outside is gorgeous even in black because the landscape greenery contributed a balance. I like their furniture too. I would have to lighten the walls. Too much dark inside is depressing for me. Being from the Midwest snow belt, there is the real psychological depression that comes when the winter is here and daylight is scarce. Either too much dark or light is imbalance. I like contrast to give both ends of the spectrum their opportunity to shine and provoke the eyes. With that said, the floors are gorgeous. The two kitchens beg one to cook great Southern meals and have large gatherings. Then the cook can chill under the covered outside. I wonder if the black walls with affect the bargaining with buyers. You should think about doing follow-ups on the properties featured. That'll add another aspect to your channel.

      Yay! Welcome back :) We're in agreement about lightening some of it up. I would keep the offices, at least one, black, I think there's a cool factor to it. But, for my personal taste, lighter is better. I was invited to shoot this home and before I could get the tour up on the channel, just a few days after going to market, they had already found their buyer. Under contract that quickly, i'm sure they got their price.
      I'm intrigued by the follow-up. Do you mean like what they ended up selling for?

      @TerenceRichardsonTours Yes, what it sold for, and as time goes forward, what it looks like when it comes back on the market. It would great to see the after to compare to before. Even if it's just the neighborhood for new communities. Many are lots with builds in progress.

      @@TerenceRichardsonTours I was just saying I keep the office all black. The primary bedroom would just be one black accent wall the rest a lighter color. But I'm against and all black bedroom just needed some other color added or at least some colorful artwork. The rest of the rooms and closet would have to be lighter, but that's my preference.

    The home is stunning for sure! In terms of the black paint, I can personally only do an accent wall but it definitely looks amazing! 💯 Great tour!

    I love the floor plan! I love floor plans where the stairwell does not meet you at the door! That’s so outdated! Very unique space this is. I love the wrap around porch, double front doors, would have liked a 2 story family room though and the master suite I’d lighten it up -too moody for me in the bedroom and instead of all the space going to the master bathroom I would have like a larger master suite and smaller bathroom space. All in all very nice though. ❤

    The exterior of the home is beautiful. The inside has a problem that’s unsolvable, it has no basement. At that price, in Powder Springs that’s a deal breaker. The other issue is the kitchen doesn’t have top of the line appliances (Sub Zero, Viking, Wolf). Now if it was in another area (Dunwoody, Roswell, Buckhead, Milton) you might could get away with not having the basement. Not Powder Springs.

    As a builder you can put A $50,000 elevator that fits 2 people the round glass type that runs on by air. That’s what I do I install a free elevator in every home as a bonus to get buyers.

    Hi Terence! It’s Kling. Truly hope you’re doing well! Thank you again for a great tour done properly & and an amazing home! Omg…pretty modern & all the black & white even the walls! I’m in love with it! Thank you! Mostly goes with my decor ideas & color scheme. Even the kitchen has enough storage which when kitchens don’t that’s annoying. Who would design a kitchen without proper storage,lol. Only thing I would add if I could afford it would be another bedroom or two maybe or even add an extra large finished basement in mostly black of course,lol. I’m pretty femme looking but just not into daisys,flowers,pastel color schemes in homes or blues,green,browns at all. Like the modern white,black & grays. I would rather add a pop of color like red,purple or zebra with the white,black & grays. All my keyboards,guitars,vinyl,CDs & music memorabilia on the walls & life size Michael Jackson,Prince,Kiss figures,lol. And of course some inspirational quotes & Angel wings because I’m not 100% cold inside,lol. And led lightning throughout like ceilings & things & mirrors make rooms look real open. The kitchen is properly built & laid out for cooking,too. I’m a lifelong vegetarian but like to cook & I’ll occasionally cook some fish,chicken or things for friends if they like it,I don’t judge & like others happy. Thank you again for all your tours…especially this one!

      Hey Kling! It's good to see you! Yea, I'm not a big fan of pastel colors 🤢 either... I think for this home, I like the black in the offices. I would lighten it up in the other rooms. I'm on the fence about the primary suite being all black, but there's a certain cool factor to it. I think Envy put it well when she mentioned color balance, and it being there in some spaces and missing from others. As Prince once said: "no one can dictate who you are to other people" - that to me always applies to how you style your house. I appreciate that they made their home their own.

    This is a beautiful home. Seriously overdone on the black wall paint though, but quasi-easy for the next owner to change if they want. Cost me $7k to have my 2br condo painted, so have fun with that in a house this size. I like black, but I guess more pops of it. It's a lot an it would screw with my head. The yard is incredible!!!!
    Lost my ish when I saw the family dog sleeps in a crate alone away from its family in a phone booth sized closet. Really hope that was for showing to get it out of the way.

    I like the outside of the house and the living room, but the inside seems tight.. they should have made less rooms and had bigger spaces. The rooms and hallways seems too small for a 1.5 million home.

    Very nice. The price is way over priced. People are building homes and they live in them until they sell to a new buyer. I bet you this house was built for maybe $1 million. No pool. No basement. They are trying to make money which that’s what a lot of people do. I had a friend who builds $$ million dollar homes they live in the downstairs only until it sells. Imagine two adults with 5 kids they adopted from Russia building big mansions but never allowing anyone upstairs until it sells. But this is what can make you some big bucks is to build the home live I. It until it sells.

    I like the house layout but not the black walls. I would repaint the walls to medium gray. Also, I would need another garage for storage.

    Beautiful home , but the overdone Count chocolate theme is a huge turn off , would basically have to repaint the entire house

      If I owned this home, I think I'd do an office in black, I think that's cool, but the rest of the inside of house, I'd have in the lighter colors.

      To be fair, the prep kitchen is more of a walk in pantry with an additional sink. What would you have done with the spaces instead?
