      I love Brian, too! What an incredibly charming and likeable guy. I'd watch anything he narrated. I couldn't help trying to strategize how he could unblock his fireplace and wondered about hanging the TV above it and then putting the sofa against the wall where the TV had originally been, but it may be too long given the placement of the loft ladder. Given how much he enjoys entertaining and the other homey, cozy elements in his apartment, having that fireplace available, even just for show, would be so great.

      What is the history of building? I would like to know more about the origins of this unique design. I mean you never see something like this, those windows alone. This is how everyone should live. We all deserve a wall of windows and glorious light filled rooms. Can link any info on this building? Thanks.

    Adding cushions to your windowsill and radiator would make the seating more comfortable. I love all the plants and the simple decor.

    For safety up in the sleeping loft, install a partial guard rail (to the left of the ladder) that stays down until you need it at night. Then when you're up there, you can pull it up, click it into place, and it will keep you from rolling off.
    When you don't need it, it stays stowed on the wall, a few inches below the loft.
    Similar to the safety rails hospital beds have. They stay stowed down on the side of the bed until needed. Then you just pull it up and it clicks into place.

      Yes. He REALLY needs the rail, I agree. (In addition, I wouldn't even be able to handle that ladder in my waking up state, lol, but at least while he's sleeping a rail would be good.)

      Could add a see through divider that is also narrow but big enough for books or even plants 😂🤣 then I'd put couch under that and put TV on a swing arm where the previous owner had it...but it Looks =Great 👍 You could invite some designers to give You some help like Alexander Gator or Lone Fox as pretty sure Drew would naturally come up with solutions for a reasonable cost to implement...He Got design advice himself a few years back
      Anyway it Looks Really Good...but Safety for You up in the loft is the Biggest issue...😘🥰

    I think hiding the fireplace was the right call. It looks to be a non-functioning fireplace anyway. Your place looks beautiful! What a view.

    I remember when this apartment was with the last tenant who also did a beautiful job. It is so interesting to see how two different people make a space ‘home.’

    He's done a great job with such an angular space. I love small apartments... especially if they have unique layouts. I would put a glass or marble top on that radiator so it could function as a small table. I would probably set my mattress so that the foot of it is where the ladder is... no fear of falling from that angle. And I would definitely have some interesting window coverings to control the light (and sun heat)... maybe some woven wood shades to add some texture. I might even paint the wall beneath the loft a dark accent color. It's a really cool space.

      Pillows for the couch, can move over to radiator when used for seating. Also a large oblong tray can turn radiator into a table. TV would have looked great off center over the fireplace. Fireplace needs to be featured. Feel good SPACE and very detailed sweet tour. When he said the shoe rack was a “first adulting design” that cracked me up. Could be a fun question in the future for tours. Most of these APT therapy tours are with young adults. Luvin the content, always inspiring.

    I love this so much! Instead of the chair I would have built a really simple long bench/ window seat over the radiator which adds a seating space for 4+ people ☺️

    Luvly decorated space and I luv all the plants and the amount of light that you receive in the loft... On the subject of following out of bed it is a real concern, my husband recently came home after a 2 1/2 month stay at a trauma and rehab center... he fell out of bed and it was only 3ft of the ground... take care and be safe.

    Beautiful space. I'd switch the TV and couch - same as previous tenan. Having all the seats next to each other is weird. Put the pillows at the mirror end of the bed. That would eliminate the worry of falling out. What kind of income allows you to pay that much for such a small space PER MONTH?!!!!

      Agreed! I would shift the pillows in the bed area to eliminate an accidental fall, especially from that high up! Gravity has absolutely no mercy. On the income bit, he's doing very well bc most landlords require a monthly income of 3x the rent.

      I really love your suggestion of putting the pillow end of the bed under the mirror. That makes sense any it’s what I would do.

    So sad the fireplace has to be hidden but his selection of that loveseat was great because he can change the layout pretty easily without hindering his walk space. Lovely apartment!

    I love it. With that West Village location and those windows, I'd live on a sleeping bag! I love all the colors, everything is just very peaceful and cozy. I would personally swap the couch to the opposite wall and put the TV over the fireplace, even if due to the size of the TV it has to be high or pushed over to the side (not centered on the wall). But that's personal preference: I just love a fireplace and a mantle, even non functioning (that's what candles are for!). So either way, well done!

    Just a thought, put TV above fireplace, brackets would fit on above wall. Place couch opposite wall. If you fall out of bed, you land on couch. Or turn mattress so feet out. Lol. Love the plants!!

    this is what I think of when I think of NYC apartments. Eclectic, small and totally livable. I NKOW it is not the "norm" but it is what I envision. You certainly turned it into a lovely home.

      Nah, unfortunately most small NYC apartments are dark. No one has a wall of windows like that, let alone skylights.
      If anything, this is how I imagine those attic apartments in Paris.

    Love the choice our colours that make this small space like a walk in nature! So relaxing!I would create a simple wooden bench over the radiator. Could be painted white so it doesn't overpower that section.

    I think the kitchen is a perfect size. So many spaces, especially modern spaces use up to much footage on kitchens and those big azz fridges that are always empty because they are to big for rentals.

    I love this apt tbh. I really do. But I wouldn't pay no 3,350 for it per month. maybe 2000 maybe 2500 but thats it

      It's a beautiful space but I wouldn't even pay 1k for it, especially if I have to climb up and down a latter to get into bed.. no can do.

      Noone should pay over $1500/mo for any studio. There needs to be limitations on apartments., you're literally burning money. It's INSANE. and these apartment owners will never stop, they'll charge $10k for a studio if they could get it. The truth is there just aren't enough jobs that pay $100k a year to justify EVERY Freaking apartment being more than $3000 in NYC. Where the hell do all the cashiers live!?! God I hate NYC, it's just a place to live so you can mortgage your future for the present fun of living in NYC and tell me how it's fun when you spend all your time working to pay for rent?
      I'm telling you as angry as I get about paying rent... I'd be furious living in NYC watching all my hard earned money go straight into the pockets of some greedy asshole evil landlord. That's enough to make me commit murder. Honestly.. it's robbery and I'd hate that landlord forever.

      Under 3,000 would be a steal for that apartment. It’s probably the best light and view I’ve seen for a nyc studio and considered Greenwich village is a more expensive location. Tho I wouldn’t pay more than 3,200 either.

    I saw this apt when the previous tenant had it. I really think this beautiful fireplace should never be covered, put the couch cross where the former tenant had it. I love this fabulous place, although it's so freak'n expensive. Love the unique layout, would love to live here.

    I really like this small apartment. I think it's unique. The lighting shining through the window make the space look wider. Also the mirrors make area's bigger. Plants give life to it's surrounding. Everything is set up nicely. It's neat and organize. He made it work 👍 ❤️

    I love his apartment! It looks larger than 350 sq.ft.! Everything is well organized. I'd look for a radiator cover. He may be able to pad the seat! That window is beautiful tho! It theatrically sets the performance! ❤️🎭❤️

    I love it! It's very cozy, but beautiful and perfect for one person. I like how even in a space so small, zones are created and a good flow is established. Well done!
    Edit: You could have custom made (or DIY) bench-type padding like the ones you see on outdoor furniture, put it under couch, and when you have guests over take it out and place it on radiator! Alternatively, you could fold over a couple throw blankets and place them on radiator so it's more comfortable.

    I agree on the guard rail, it doesn't have to be that tall. Also, a small piece of plywood with a thin piece of foam rubber and a nice fabric stapled to the bottom over the foam rubber can turn the radiator into a seating bench when you're not running the heat, just stash the bench seat behind the couch or elsewhere when not in use. Actually, I'm sure there are a lot of viewers who could give you tips on how to make it a bench for year round use.

    This apartment screams so much character. The natural light is an A+. Love how you decorated it. Love how the previous tenant used the white chairs up against the radiator. Also I think in the wintertime it would be great for you to move your couch to where the previous tenant had theirs so as to expose the fireplace even though it's not usable. You can make it look cozy for the winter time.

    Reminds me of an attic with all the intriguing angles and skylight windows.The white walls and numerous windows really opens up the space. Great design. The loft bed area not so thrilled about (heights scare me).

    This is my dream apt - I love how light and airy it is and I think the angular areas give it interest and character. Love the idea of opening up the window and having a drink with a friend. I don’t mind loft sleeping areas and this one at least has some height at the apex of the ceiling.

    I would build or buy a bench that fits over the cast iron radiator. Perhaps use rattan or wicker to.match barstools. Could double as a coffee table/ footstool. Allowing an inch or two clearance will let heat circulate better than a cushion on top of radiator. Love radiant heat, economical, less dust and noise, doesn't dry out the air/sinuses. Beautiful job designing your apartment. Love all the plants.

    Love the apartment. Ok. I would move the TV to where the full length mirror is. Mount a few slim shelves.. then build radiator cover that is long like a window bench.. and add cushions for sleeping. Put the chair where the tv is now.
    Or mount a fake mantle to the white brick fireplace. Set your tv on top of mantle. Put couch where tv is now.. and maybe move ladder when not in use? Or?????

    The television should have gone on the opposite wall. It would have been off center, but it would have revealed the fireplace and added visual space.

      That's what I was wondering as well, but looking at that space again, would that edges of the TV "compete" with the slant of the wall? 🤔 Hmm. It is a shame to cover the fireplace, functioning or not. Beautiful space though.

      I would 've installed a projector with a pull up screen, instead of this ginormous black tv. Like in a campervan. This way he can put the couch opposite that lovely fireplace.

      @@ihogenhuis960 I saw a really cool tour on Elena Tabor’s channel with a short-range projector. It can sit on a table just a few inches from the wall it’s projecting onto. I think the tour is of an apartment in Bushwick if that helps you find it. :)

    There is a company in NJ that makes custom radiator covers that are actually pleasing to eye . The top cam be comfortable or used as table top .

    Very nice place! I love the light and those windows that open. The whole design scheme is fantastic. I would either put up a rail at the edge of the loft or put the head of the bed against the wall. It took 59 years before I fell out of bed. Our bed is quite high, so it really hurt! I don't want that for this man. ❤️☮️

    Love the the airy space and natural light. Very smart and efficient floor planning. Nice neutral decoration balanced with colorful furnitures to add cheers to this home. Owner seems to have tons of friends in mind to invite over. Just beware of the windows and the fire escape where thieves may come uninvited (hopefully they won’t find the ladder to your sleeping area).

    I'd be more worried about knocking that Ponytail Palm off the sleeping loft.. But all in all, gorgeous color palette and intelligent use of space

    What a sweet space, and so unique and bright and totally livable for only 350 square feet. If I lived there, I wouldn't hide the vintage fireplace, and I'd try to figure out how to sleep downstairs while keeping it a nice living area during the day. Then the loft would provide the much-needed storage space for me. And you could buy a cool, vintage chest with drawers and maybe cut the legs off and put it on that weird box by the front door to provide more storage. But he has it set up exactly as he needs it, and it's just perfect.

    Your spirit is great. Perhaps you can get cushions for the radiator and a rail for your bed. They have some that fold down. God bless.

    green, simple, warm, cozy, beautiful 💚🙏 absolutely love the sofa and the green elements, you brought the outdoor indoor, all those elements hand made or from nature create such a homy feeling. just wonder how you vacuum in your attic. 👏

    Uh love the tour and injected sense of humor. Dude, your space is so cool and has this definite chill vibe. You made it work and heck, you and the plants are happy 😊. Here's a thought, if not previously suggested, flip the sofa and mount the tv over the fireplace. Place some candles, maybe a nice round bar station or wall shelves and wallah -- the fireplace debuts. And the radiator (a character piece in any room), maybe a leather or body pillow could cushion ones bottom for seating. Overall, love the space & thanks for sharing.
