喺澳洲買屋，如果有小朋友嘅話，首先係揀左想喺邊區嘅公立學校讀書，至再考慮住邊區。每區嘅公立學校排名都唔同。考慮讀私校就另計。反而唔太需要考慮住近CBD, 因為返工都唔一定喺嗰度返。買餸買嘢都係去返嗰區嘅shopping mall, 無咩需要出CBD。如果係返CBD, 都唔會揸車，而係揸到最近嘅火車站再出CBD，因為喺CBD泊車係好貴，又成日塞車。
另外，升值潛力來講，首選係house, 之後至係townhouse, 最後係apartment 。

As far as I know, since mid Nov 2019, new immigrant to Australia has to live in city OTHER than Sydney, Melbourne and Brisbane for a period of 3 years before s/he can apply for permanent residency, better check the current visa condition / situation before you go!

Really like your videos and keep it up. I used to study at the u of t downtown campus and I was so lucky I rented a tiny room close to Chinatown. It was the best decision I ever made because my colleagues who lived uptown (Richmond hill, Markham, Mississauga )all have to spend at least 3.5 hours to commute. In your case, buy an apartment along the TTC line. And don’t even think about driving downtown ;it is just a drain on your energy and time as highways starts to get busy early in the morning and again early at 2:30 in the afternoon.

Regarding snow shovel, you can hire someone to do it for you, the fee is around CAD$500 to $600 for a season, so no worry about it.
Richmond Hill and Milton have own their property tax rate. The condo apartment and the townhouse your introduced is not freehold interest. CIty of Toronto require oversea buyer to pay extra tax for purchasing.

我住加拿大亞伯達省愛民頓，唔需要二十萬加幣就可以買一個兩房apartment, 比多倫多平得多，這裡的冬天和多倫多一樣凍，住亞伯達省還少了你只付5% （GST)省稅，安大略省省稅是13%(HST)。

我估你不如做清楚D地理位置功課，Richmond hill去downtown 冇一個鍾去不到，而且大多數人都要坐火車，因為塞車塞死。而你show間Town house在Milton，是埠仔，要揸兩三個鐘才到Toronto. 三百萬根本不能在Toronto 買到什麼。Manchester 樓平好多，三百多萬可買到house了，不用住apartments.
想補充一下 有好多 經紀賣緊澳洲嘅樓 我想講有條件嘅話千祈唔好買公寓 澳洲公寓質量非常差 我買嗰間低密度公寓 成日有嘢整 管理費非常貴 而且管理公司態度非常差 感覺就似社團組織 有能力嘅話最好就買獨立屋 買遠啲都唔緊要 反正遠近你都要揸車

豬哥,呢度呢(起碼係加拿大啦)好多放盤(嗰啲影相)嗰啲樓宇呢,佢哋請人造staging去做靚啲擺設，傢俬啊咁樣。好多唔係原本主人有，(唔係啲人住緊嘅)，通常啦都會加咗料，在拍出來俾你嘅，所以你睇嗰啲擺布啊，設計啊，其實好多時都唔係原本主人擁有，因為我都識朋友係做呢啲。

其實揸車半個鐘係好平常，俾我會揀toronto 嘅townhouse. $800 管理費一個咁細apartment 太貴～用三十年計等於屋價少咗72k 。
但係多倫多冇single house under 50 萬加幣，起碼都150 萬加幣以上。

The video was one year ago, you cannot buy a two bedroom condo around $500K now at Richmod Hill, the price has gone up a lot this year. If you want to buy your own property eventually, you better to buy ASAP.

The one in Lilyfield probably will be sold around $800000 +; the one in Liverpool should be around $550000 but that area usually is living with the low socioeconomic class or for those growing up in housing or came from the third world countries not a nice area ( such as break-in, robbery ain't unusual to see) people determine others background or financial status/class usually by where they live which is Sydney people mentality

I have lived in Australia for more than 30 years. If you own an apartment here, the strata fees are very high, possibly one of the highest in the world. Do keep that in mind.

在悉尼，三百萬港元相信買唔到乜野。
Land tax 是指地價，如果是屋，地的價錢較貴，而分層出售的，相對。地 的價值不多，而且每人有澳元七十多萬免費，所以住家極大部分不用付 land tax 的。
注意一下，milton属于多伦多比较差区。无论治安还是别的。
The Halton region consists of Milton, Oakville, and Burlington. In the link below, you can find a list of the most dangerous places in Canada based on crime rates. Milton is listed quite low on the list in comparison to cities such as Toronto and the Peel region (Mississauga and Brampton).

I bought 3 2nd Aeron chairs in difference places of mine. I had similar experiences regarding keep or sell your place.
However, I will also consider a few factors in your equations
(1) it is always easy to sell now but it is harder to buy it later. You have a chance to keep to have 2 houses at least (enjoying 1st buyer benefit in HK). it's harder and more close to buy a second home (either in HK and CA, bez you lost the 1st buyer benefit, higher LTV, higher rates).
(a) your new income-to-loan ratios may not pass stress test
(i) given that you may have another house in CA
(ii) your CA monthly income statement has already deducted the tax
(b) you need to keep at least 50% (LTV) for foreign income (assume you have direct relative proof in HK) but now you can do it as primary residence for lower LTV - meaning you have higher leverage now than later
(2) if possible re-mortgage and cash out max, re-calculate the new ROR
(3) it always good to keep some real estate assets to balance the stock risks.
(5) how will rental market be? how much chances that the house price (rent) may go down such that you have pay extra to keep the mortgage?
Again, if you still believe that the house price will go lower than certain amount. you may want to sell it. but take above factors into your considerations.

@@AhJu Just want to say you don't need to shovel snow and cut grass. I pay people to do it. Around 1000 per year. Much cheaper than condo fee. No need to bear inconveniences of condos such as noise from neighbor s.

@@elaine34567 when I was living in Hong Kong, my neighbor upstairs always made noises after 12pm. No matter how many times I complained, situation remained. Coming to Canada, I told myself no more nuisances from neighbors, I won't live in condos, enough is enough!

Hi ah ju :D if I want to find houses for rent or sale in London/ UK, would you have any website for recommendation?
You can use the one I used in the video rightmove.co.hk
List price might not equal to closing price in Toronto, MLS only shows the listing price. Try another web site: Zoocasa.com, you can find properties that was sold for the last 6 month. I use that for my own reference.
Bungol.ca and HouseSigma also provide historical sold data. Very useful!

想問加拿大有一種Tax叫Capital Gain,是對於賣出樓宇所賺取徵收稅項，請問加拿大政府會徵收多少百分比，如有物業在香港又是否和在加拿大的物業徵收的稅率相同or有分別？
Capital gain 部分會加入去你全年個人收入，再以果年既個人稅率去計算，香港物業都係一樣。
