    This guys says "shaadi ke liye to flat lena tha". In India the only safe way for a male to have sex without being extorted for rape by the legal system is to get married. If you want to get married the nicer girls all go for boys that have their own flat/house. In case of divorce the girl cannot be removed from the marital home legally so its more convenient for the girls than chasing guy for alimony in courts. This I think has created a buying class who is ready to throw money for the promise of a flat at the drop of a hat.

      That's actually disgusting having flat is becoming a sentiment for marriage and nobody will come to share home loan only guy needs to take the burden and imagine this type of fraud happens that guy will probably go for suicide and if we look at other way around that's a dowry girls are asking but just because she is a girl everything is normal if a girl dont own a flat she don't deserve to be kept in a separate flat that's the only way to stop it

    Legal language though english is actually quite complex to understand, your analysis simplifies it and is very helpful to flat buyers. Thank you so much for this.

    It is very sad that all builders put you in legal contract.Also the famous architects
    do not certify their projects are flood free,
    with good water supply, connectivity, free from traffic jams etc..This Kalyan Shil phata road
    is already congested and in futur when dwellers occupy it is going to be a mess..

    Working with runwal I have know the policy
    If you booked by giving 50k token
    And if you want to cancel the booking so within 15 or 30 days you can mail the crm for cancellation. And you get refund.
    But you pay only 50k and u hold the flat few month after you don't want to continue then same u have to sent cancelled mail to CRM.
    If want continue with booking then payment is CLP
    24 lacs is your due
    U have to pay 10% payment
    After complete the payment go for registration after registration further payment will disburse by bank
    Interest and penalty has been waived off by management approval
    So don't be manipulate the peolle

    What is safe as per you. If want a new property at a cheaper cost then most likely I will invest in an under construction project and you know under-construction project from a local builder is too big risk. In this case what will you advise ?

    I have also cheated by this goons Runwal garden builders. Firstly they promised to levy off my Gst amount. After booking flats now they are denying to give. I want to cancel my flats but they are not returning money from last six months. Kindly advise on this case sir.

      Bank will not approve you loan if there is any irregularities found or any document will not approved by builder.

    Just one question...
    What according to you will be ideal way to purchase a home (considering you do not have savings), if buying under construction home is a gambling?

      The safest option is to go for a resale property with atleast OC If not CHS registration and Deem Conveyance..From an owner having a clear title ..Even if you have all of the cash it's wise to take a home loan for atleast a part of the total cost from a reputed bank..If the bank approves the property then you can have peace of mind ..I know people think that this is the most expensive option however if you look at it holistically you'll be surprised how loss making under construction flats are...The possession, flat arrangement, quality etc are uncertain.. You are paying pre-emi just for the interest without any principal component, plus you won't get income tax rebate until possession on top of that if you are currently living on rent then going for under construction is senseless ....Krishnaraj Sir is absolutely right when he says it's a gamble!!

      I agree with you to some extent...
      But think this way...
      Every apartment at some point is under construction...:D consider your apartment as well...so many people must have put their trust at the time when it was under construction...
      If everyone start thinking that the under-construction is a gambling and do not invest...the property will never get developed...(correct me if I am lacking any info here)

However I feel under construction properties are good for investors or if you have enough money and back up to take a hit if the possession etc gets delayed which is most likely to happen specially during this covid time ...It's not a sensible gamble for middle people who bet their life savings and EMI load on the property. it's the worst bet if you are living on rent.
      We should forget what everyone thinks and analyse whats best for us according to our own financial and living situation
      For me under construction means OC not received and the builder has not yet started with the possession.
      Still if one needs to go for under construction then I feel go for the projects where the structure is completed and they allow you to view your flat from inside having Rera deadline less than one year.

    Kind request to put some more money and go for ready to move flat. You will get what you see, at cost of some premium. But ultimately you will save crore by paying extra 5-10%. Never go for pre launch or under construction property. And if you bargain properly, with some luck you will get at same cost. In India you can't rely of class A builder too, anytime builder is strong against customer in legal fight.

      @@shivkumars8781 i dont think cheater is the right word bcz runwal ke bohot se projrects hai and its a well known builder first a fall agar customer k sath cheat hota hai toh mis communication, wrong information in between sales person or sales manager & customer
      In this scenario runwal builder dont know what is happeining inside so we cant judge to them.
      All the projects starts with underconstruction and complete after 3-4 years so what we have to do k kahi bhi invest na karen kya bcz project underconstruction hai....
      Ye sab bolne ki baatein hai mei nai maante ye log ki baato ko bcz agar 1000 mei se 50 bhi same chiz bole toh hame samhal jaana chahiye but ek do ke bolne se i dont think kuch matter krta hai
