    Buyers should make their own agreement with terms like payment is subject to salary payments, economic conditions, family friends approval.

    Generally the common man tends to overlook all such legal documents simply because he gets put off by the twisted complicated wordings which is a trap in itself. If any legal paper is long and boring, don't sign it. Call your lawyer and ask him/her to guide you. Learnt this lesson from this wonderful person called Krishnaraj Rao.🙏

      Yes there is honest builder , that's name is RESALE flats only , resale only safe option you can check all

      No. There are no "honest" builders. That is because selling under-construction property is INTRINSICALLY A DISHONEST TRANSACTION.

    I started watching this video with so much hope that there will be something fishy in the terms & conditions. But I agree to these terms and conditions and it is important in such big complexes. You or the builder will not want if a thief, womanizer, or gangster or any fishy person has bought an apartment besides yours, because you don't know who will be your neighbor after you get the possession. If there is a person staying right besides your house and has so many clashes with outsider gangs or so and comes to your floor and tries to create nuisance, will you like it? The clause of not clearly mentioning Allotment was a true concern in the terms, but other all things are useless to even mention here.

    Most of the builders cant be trusted with under construction properties.. Perhaps Shapoorji and Rustomjee are the rare exception. Perhaps Godrej ...But Godrej dosent have any sense of timely delivery of construction.

    Go to the builder with a bouncer when you book a flat. If it's not possible write a complaint to RERA along with a copy of this letter. If both are not possible go with a press reporter. Wonderful sir. Thanks for exposing these bustards.

    Thanks Krishnaraj ji, i think instead of paying leafy token amount of 2lac - 5 lac. We can pay the 5k-10k amount initially and justity them this is more then enoght to issue allotment letter. To make then fail in line.
    There is no rule for minimum token amount by govt also same rule should follow for while/before preparing aggrement.
    We can save our head a lot

    Builder and real estate market is totally seller dominated market, unko koi garaj nahi hai mal bech ne ki.Sab advance mai chalta hai. Pehle paise 3 years after delivery or possession
