    I agree with your strategy. I think some of the other people commenting here don't fully understand what a "blind auction" is. You're not revealing your intentions. In fact, you're smart to weed out the low bidders and bidders that aren't that serious. In some cases, all of those little $100-200 bids can drive the price through the roof since anyone can afford to "overpay" by a few hundred bucks. By scaring those little fish out of the game early, you can get a more honest feel for who's actually playing to win. Something that I feel you might have forgotten to mention, is that I'm sure this is just a single strategy that you use when you feel you've got a seriously competitor & want to call his/her bluff. If that's the case, then yes, it's an effective strategy. KEEP THE VIDEOS COMING 😃

    What are the properties to look for that are good to place your bid and properties that you should avoid?

    $150,000 buy… .. cash means… that $1500/ rent minus cover costs ( max, taxes, insurance etc) = $1000/ month cash flow… = 13 years to get your cash back…. Or…. Five years to sell for $ $200.000 maybe … .

    This guys (investors) have money if they want a house they will have it ,, period dont even matter if you bid up by 100 or 1000s ....

    When they have auctions like this taxes tend to keep rising, What the city needs to auction off is all the city jobs then property tax would be fair and affordable, If somebody wants to win the position of mayor or governor they could announce this is there new plan and guess what, it would be a for sure win! What do you think?

    The worst strategy ever. Ebay works the same way and this si how you end up overpaying and competing with top dollar

    so theyll keep jumping it by 5k each time and you r still paying the same game. they will keep putting in low bids to imcrease your pay amount.

    Sounds to me like you got played by the owner...
    So the buyer who acts like an investor tells you "I got lots of money, I'm going to outbid you", so you go, "I'm going to win this, I'm going to bid 90% value". The owner's plan worked perfectly....And the the renter (owner's wife) moves out after you win the bid....lol

      Yeah we don't buy if there's no equity. Not sure where we said that above statement. But if we were buying to hold for a while we MIGHT buy that high, but likely not, unless we have boatloads of cash and the only other option was lighting fire to it. :D

      3-4 Days for the trip. The auctions usually last only a couple hours

      Yeah, If you're bid is $125,000, then that's what you'd have to pay :)

      Once you see that no one else is bidding can you change max bid to a lesser amount than 125k to just like 80k or something right before the bid end?

      no you cant lower your bid, in this case it's like Ebay, when the auction ends the highest bidder wins, and I might have waited till the last few minutes to bid 125,000 so the guy at 70,000 doesn't have time to keep raising it

      If nobody bids above this amount (72k I think), then they will have to pay only this amount. It doesn't matter what's their max amount is.

    So if the bidding stops at $75,000 and you by putting $125,000 . How much you pay to take it ? The 125,000 or 75,000 plus????

      You pay the $75,000, which is the highest bid!

      Tax Lien Certificate School so it’s just like Ebay but in this case it’s tax lean!!! Would you get your money back if the original owner starts pay the tax and what if he doesn’t?

      Yeah, you get your money back if he pays the original amount plus the interest. They'll need to pay it all back to get ownership of the lien or satisfy it.

      In this instance, if the highest bid is $75,000, you only pay $75,000, not the $125,000 because no one bid you up that high!

    I don't understand. If the bid for example was $70k and you increased it by $50k ($120k) and nobody bid past the $70k wouldn't you have to pay $120k? My apologies but I thought the highest bidder wins and $120k in this example is the heighest bid.

      So his MAXIMUM amount is $125k he is willing to pay for the property. Now if the highest bid is $75K that means he is still the leader because no one was able to come close to $125k. He has $50k back up money to outbid someone. If someone outbids his Maximum amount of $125K then he has to up his Maximum amount to become a leader again.

    WHY

      Don't signal your intentions. Keep your bid to yourself until the very last minute. Your "fancy trick" is just based on the fact that you are willing to pay more than anybody else.
