    My cousin bought a brand new modular home back in the 70's. She got a split entry. When they moved back to MA they built a stick built home. She had more issues with the stick built home. I don't remember all the issues but leaks was a big one.

    Fortunately with my modular build, the price was fixed from the start. No change orders! The builder did everything. No outside contractor to do site installation. The typical stick built takes three years plus some in my area. My mod SIP construction took 34 days on site. It took the utility company four months to turn on the power after CofO was issued.

    I watch your videos because I am a HYBRID modular builder. This process takes a more practical approach that provides the best of both traditional, on site and modular builds, while reducing the negatives of each. It can be done.

    If you don't OWN the land on house sits, it does not matter type of house sitting on it.

      I own the land my house sits on. It was one of many homes in a neighborhood that were built and put on permanent foundations then sold.

    Print the house under 10K within 24 hours- technology is there. Need will of politicians & lawmakers to help common poor Americans.

      Why? Concrete is cold and vulnerable to moisture and mold and trying to match any cracks or chips would be very difficult.

      3D printing uses a hybrid variation of cement.

      I have a 3Bd 2ba 2 car garage modular bolted on a perimeter permanent concrete foundation. You would never know by looking it was a modular. If your permanently bolted to a cement foundation and of course if you can qualify you get normal financing/loans I have an FHA loan with regular inspections etc the process is the same as when I bought my first home which was not a modular. I always said I’d never buy a “trailer” but you don’t know what you don’t know.

    You are not kidding about putting in enough electrical outlets! We bought an older home and it has a very limited number of outlets... It can be quite a challenge when cleaning, cooking, and working from home. Thanks for another informative video!

    In California they have Commercial & Residential Construction. In Commercial they have, The Developer, & he hires The Coordinator [ i.e. a Project Mgr. ], and then The Superintendent, The General Foreman, and after that The Foremen and
    finally the ' rank & file Tradesmen.
    Residential is probably identical. / In an Owner builder project The Owner Manages And Builds everything, except for
    sub contracting out some Specialty Trades ( i.e. Pluming, Electrical, excetra ).

    Clayton Home, to put on unimproved land. Needed cleared, leveled, water, electricity, and sewage. Price of demo home 97k total would have been 267k , didn't do it. Bought a brick house.

      So the land and prep work was $170,000? I could see that; land is a huge cost depending on where it is located ($100,000 for the lot and $70,000 for the prep plus $97,000 for the house).

    I love the versatility of modular homes however many of them are NOT built in the same quality as a typical stick built home. Unfortunately the downside usually is that $$$ is king and no one builds to benefit anyone other than themselves or the housing “crisis” would already be solved. 👍

      The quality of stick built homes have also gone down significantly since COVID unfortunately

      Modular homes have stricter regulations to follow than a stick home being built Especially were its being transported.

    @ 3:52 In California they have Laws where the Owner Can Build his own house ! Those are called Owner Builder Projects in
    the Trades !
    If someone does, and they Plan to Sell it then by law they have to live in that house for 2 years.

    Very fair and useful. I don't get that references thing; they are only going to give me the names of people they know are happy with their work and have agreed to speak to me. That's useless.

    General contractor license really depends on the State. I know of at least 2 of them where you don't need a license. Heck, one of those doesn't even require a license to build homes.

    I have been off and on looking into modular homes for the last two years. Is there a company that you recommend in Idaho? Clayton homes all look like manufactured homes sold as modular and the Google ratings for others don’t seem so great.

    Can individual modules be purchased individually and gradually added on as needed? Can I buy a two bedroom modular home and then add another bedroom later? Or maybe the equivalent of a standalone efficiency apartment with rooms added on later?

    It seems the only reason for modular is time and time is money, borrowed money interest. I own my paid-off house on 5 acres. I want to downsize to a small house on an acre or two, but I do not want to do that sell-house-move-instantly-to-the-new-house chaos and I don't want to move twice. I want to take my time moving into the new house, then put my house on the market, but during that time I must borrow money to make the new land and house happen during which interest is being charged. As soon as the old house sells, I'll pay off the construction loan and the home equity loan on the land. So I need it all to happen very quickly for it to make sense; I suspect it will all cost as much as the large house sells for given inflation.

    it's a trailer house build to trailer house building codes. if they tried the shortcuts on a stick build home that they get away with it on these trailer houses, the building inspector would condemn the whole thing. if it's delivered on a trailer, it's a trailer house.
