Mine is completed at the factory and we're getting the permits process in the works. She also needs a tutorial herself on reporting ACCURATE information. Two companies she just mentioned have absolutely HORRIBLE records and reviews online. Not sure why she made this video when these reviews were already left for the companies at the time of this video's release.
When I was interested in going modular, research showed that most homes that are being built in factories are SHELLS. This means plumbing, electric, AC, permits, transportation to the work site, finishing, land, and more are the sole responsibility of the purchaser and clearly stated NOT INCLUDED in the home price. That $400,000 modular will cost you closer to $750,000 when it's all said and done. Often with a very hefty up front cost well beyond the 20% down you expect.
I know this has not been the case for the companies I have looked into. The price is comparable to a stick built of the same size, often a little less. You have to look at base price which seems very cheap and is just the shell, or the finished price. The company I am dealing they included the price of even the foundation and everything down to screens on windows in the finished price. It was a little less than I was quoted by 3 different builders in the area.

I would be interested in what happens at closing after inspection. Also see if your "home" ends up with a HUD sticker. There are a lot of scams out there, my feeling is your bill will be much larger than what you contracted for in the end. Keep in mind, they CAN'T disclose the "all in" price until AFTER the home is built.

My sister-in-law and her husband just finished building a modular home and it turned out beautiful - while there are always a few unexpected costs when building (their driveway is very long as it took some tweaking to get it not to wash out the gravel when it rained heavily), they were happy with how everything turned out and it wasn’t even close to $750k.
Modular don’t get a HUD sticker. You’re thinking of a mobile manufactured home that is delivered on a chassis w wheels. Modulars are delivered on flatbeds and have to be built to code.
Modular homes would make sense if they weren't as expensive as they are per sq ft. ZenniHome's $ 130k model just buys you a 650 sq ft. house. Having the same house, built traditionally, from the ground up, should cost in the $ 60k to $ 80k range (depending on where you live). Now, if the price if these modular homes becomes more affordable due to economies of scale and AI, then sure, they deserve to be considered. Until then, if we're talking exclusively about affordability, modular homes are not the answer to the housing problem in America.
Based on what I've seen people comment recently to get a home built in the current market is running around $185-200 a square foot which I don't even think includes all of the site work and this is not in an expensive area so not sure how/where you'd be able to get a 650 square foot traditionally built house by a builder for $60-80k.

Idk what homes you can buy or build for 60-80K in the U.S. but you put 2 of those 650sq houses together and that’s the size of a normal home coming in at 300K or just under. And the more of them you build the lower the price will be over time which is the whole point.
Went to Palm harbor in my area and the sales guy knew NOTHING about modular homes and could not answer if the homes were true modular or hybrid. I was so discouraged.
Yeah, I just checked the web site. If you google Palm Harbor Modular homes, you don't get anything. If you go to Palm Harbor homes and search modular, you will get a list of homes but their descriptions say modular or manufactured. Lots of room for interpretation.
I think they could be great. The problem is we don’t just need more homes we need affordable homes and so for modular isn’t really fixing that problem. The older generations are still sitting in these 3-5bd homes because downsizing doesn’t make sense when the cheap route isn’t cheap, when you add in a property you need to develop. The modular home companies need to focus on this age group. Small 2bd with nicer fixtures on one level will sell the heck out of these homes to the older generations. And it’s modular that can be added on when we leave them to our kids.
Palm Harbor modular homes are amazing. When we visited the Lakeland, Florida plant, they were built with 2x6 framing versus 2x4 on a conventional home and are able to withstand a Category 2 hurricane. They also offered the ability to reinforce the modular to withstand Cat 3, and I think Cat 4 hurricanes. They have been doing it right for a long time, and it is the modular home company we would go with. We've custome built in Riverview, Florida, with our VA loan. Next time, it'll be a Palm Harbor modular. No, I am not affiliated in any shape, form, or fashion with any modular home or construction company, nor this TH-cam channel.
Thanks for sharing your experience with Modular Homes. Few people are aware that Modular Homes have been around for decades. US Steel was a home my Uncle bought back in the early 1950’s or 60’s. He explained to me just how much better Modular’s are better than stick built, being made in a factory, in a climate controlled environment. Being a licensed plumber for years , I installed the boiler and tied all the waste lines together and connected them to the septic system. I would recommend putting a radiant floor heating system for the basement and if you want you could do your driveway and avoid any snow shoveling. This would require a second small boiler but it has used in Europe for years. When NYC had City Steam you would never see snow on 6th. Avenue.
Deer Valley out of Alabama? Seems to be building a true modular home. I have called Palm harbor about true modular home and they stated they were not currently available.

Interested in CLT's primarily from an affordability standpoint and these modular homes which I have been reading about for the last 2 years address the affordability crisis. When I look on Palm Harbor Home's website, it looks like all they make is trailer houses. I don't see any modular homes. Palm Harbor has always been a trailer company as far as I know. Even if they do make modular's, their website makes it impossible to find them, so I've checked them off my list just due to sheer annoyance.
I follow another TH-camr who reports on the modular home scene. The problem with a lot of these companies is that they are either at the concept stage, or manufacture as yet to be established.
I really appreciate you and all your research. My husband and I are looking for a home in New England and we find the prices are grandiose for what is being offered. I would need to spend $900,000 and up to find something I want. Everytime, I looked at Zillow, I felt depressed. When someone mentioned modular homes, I had this vision of what America might look like by 2027. I've been interested in looking into modular homes, but all the builders I find that advertise modular homes are actually building manufactured homes and labeling them as both manufactured and modular. I haven't been able to find a truly modular floor plan. If the two types of homes appraise differently, I can see why everyone is advertising their manufactured homes as also being modular, but I feel like that's misleading and dishonest. Many counties across the USA do not permit these types of housing! Some you can get around the ban with a full CBS basement. At this added cost it's the same as building on site.
I was checking out Deltek and these homes are not affordable. The "shells" package is, but expenses that go with that are not. For example the 360° Signature Escape Shell package 1678 sq ft, starting at $111,686, and once you add certain things, the price can go up to $170,000-200,000.Then you have to hire a contractor to get it up, and the estimate for total costs on this one is $670K, and that doesn't even include land!!! You missed a few details on this. I also think the resale value would be low because not everyone wants a quirky round house. It would be a slim market pool. Here's the quote about est cost to build: "Estimated Total Cost to Build: Since our shell represents a portion of the total cost of the finished home, we also show an estimated total cost to build your 360° Signature home. This cost estimate is based on national average construction costs, and includes the cost of our shell, plus an estimated cost for the foundation, assembly of our shell, and the labor and materials to finish out the home assuming you hire a general contractor, and use basic finishes and fixtures like appliances, flooring, bathroom and kitchen fixtures, etc. that can vary widely from project to project. I so agree, AND the zoning is also a BIG issue in my neck of the woods (Florida) the authorities' have no idea what they are.

Many counties across the USA do not permit these types of housing! Some you can get around the ban with a full CBS basement. At this added cost it's the same as building on site.

I was checking out Deltek and these homes are not affordable. The "shells" package is, but expenses that go with that are not. For example the 360° Signature
Escape Shell package 1678 sq ft, starting at $111,686, and once you add certain things, the price can go up to $170,000-200,000.Then you have to hire a contractor to get it up, and the estimate for total costs on this one is $670K, and that doesn't even include land!!! You missed a few details on this. I also think the resale value would be low because not everyone wants a quirky round house. It would be a slim market pool.
Here's the quote about est cost to build: "Estimated Total Cost to Build: Since our shell represents a portion of the total cost of the finished home, we also show an estimated total cost to build your 360° Signature home. This cost estimate is based on national average construction costs, and includes the cost of our shell, plus an estimated cost for the foundation, assembly of our shell, and the labor and materials to finish out the home assuming you hire a general contractor, and use basic finishes and fixtures like appliances, flooring, bathroom and kitchen fixtures, etc. that can vary widely from project to project.
