      My guess is you can't stay at an Airbnb if you don't submit a major credit card so the owner always get is his money no matter what.

    Hotel room locks come to mind---the key card kind of lock. Program the lock to stop responding to the key card. The moment they step out the door, it locks behind them. You may have to return their personal property, but it could be effective.

    Airbnb should have review protection for when a guest books but break rules. If they break your rules, their ability to review should be withdrawn.

    Super ironic timing here. We've had multiple issues over the past week and one of them boiled to a head today. Great advice about delaying the claim for the 14 day period. Out of our 700+ reviews we have now, we have about 25 1 star reviews. Nearly every one of them was in retaliation for us filing a claim against the guest. Great stuff!

    My area here in North Jersey is now cracking down on short term rentals. The city came by when a short term tenant was there and said that if we don't stop it, the city will fine me the owner I think it was $250/day. I had the guy moved out and had a realtor list the entire house as a 12 month rental and he found me a great tenant after I screened him and except for doing repairs and improvements on the house have so much less stress to deal with.

    This happened to me as the guest refused to leave and I called my friends and they called other people before I know there were about 60 people in the house and in the guest’s room. The guest ran out of the house lol

    Starring important emails is a great tip, but most email platforms will let you search your email. Upon doing this search, you'll usually get all of your correspondence from that tenant and if you word your search just right, you'll get the emails from airbnb as well. Another trick would be to send copies of the emails to all your email groups as well at the time the conversation is taking place. ❤🌅🌵

    I would make or alter the initial reason to call the police for re-posession as one were we have not gotten any response and we are havin safety concerns that you are OK since there is no response..

    Do not allow guests to stay more then 27 days. If they are there longer then a month then you have to evict them. Under that just call the cops.

      Depends on the state also, but in my state, too, you can just knock out a window and then call code enforcement, and theyll remove any occupants immediately for a code reason. Then simply replace your window.

    What really can help is a legally crafted rental agreement they have signed that states they are not tenants but rather guests and have no rights to the property beyond their paid period. There should be ID collected by you and digital signatures on a contract by each and every guest. Look up the laws in your state regarding inn keepers and have a lawyer draft a legal agreement accordingly. This is a rare occurrence but if it happens to you (you're targeted by a con artist) you'll be sorry you didn't. The laws in most state will require you to evict them using a civil eviction procedure that could take months. Sometimes a year or more if you're in California and they're disabled etc. Most liberal states will not enforce your rights because you don't "look" like a hotel. But they will be happy to tax you. Ask me how I know, lol.

      Thats smart and I'm sure you are right, but won't that scare most guests away? I know I wouldn't sign a paper and send my ID to some guy, to stay in his home, for one day. I'd just say, " next". Lol.

    I had a guest who was a traveling nurse with out of state plates. She stayed a month and burned incense and talked loudly when she was home from work. I told her she has to check out on her last day because another guest was staying for one night. She said she would check out at 10am but didn't leave until 11am. She complained that she wanted to stay another month but I wanted her out. When she finally checked out, it took literally a month to air out the incense smell from the room. Now I prefer shorter stays but have put it on hold for now.

    Great resource, "practice prevention"'good advice. I've got another snag with this issue- what if the guest is staying in their own camper and either stops paying or refuses to leave and just keeps booking. We have a guest now that has a very beat up camper, with a clutter of stuff that we don't want on our property because it devalues the overall appearance of our camping property.

      Well, I want to do you have a lease for the for the owner to park their camper on your property and has he paid onto the lease and how long has he been there? It sounds he’s been there more than 30 days because then you would have to still probably still go to the infection, court to get him properly, evicted off your property and if he feet still refuses to go after a court order to be removed then you would be probably in your legal right to call a tow truck and have it removed and it goes to the impound lot before you do so two weeks prior out to give the tenant more than enough time to remove his property off your land said that if you’re not removed in certain amount of days, do you believe me no other option I have gone through the court legally to evict you in the proper way. I have all my documentation of this removal and certain amount of days if you are not off my property, I can legally call the tow truck to tow your camper and it will sit in the impound lot with fees that you will have to pay to get your camper back and I’ll probably bet your day would you know probably the next day it’ll be gone probably because they don’t want it to go to the impound lot because then the impound lot has a certain amount of days for them to pay you for a vehicle or anything from the impound lot and then now they got a deal with the city with fees that are going to be accrued every day and asked you don’t pay in a certain amount of days they can legally sell off his property because of nonpayment for the impound fees. Specially, if this is supposed to be his house, he supposed to be living in so now if he doesn’t pay in time, there’s a good 70% that he’ll be homeless without this camper which will force him to cough up money to actually pay the city fees if he does not want to be out literally on the streets because I’m thinking a camper van is it because of D form of house it would still be considered a dwelling that you can still live in even though you don’t own dish dwelling but they are parked on your land that they pay you rent and if they stop paying then you should be able to go through the court legally and get them evicted off your Lancer now they have to relocate their camper somewhere else that is not on your property and even if they show up I’m sure they still have to provide all the information to the court that they can legally possess their camper. I’m sure you still have to carry insurance. I’m sure you still have to provide your drivers license and stuff provide all those that information can be sometimes a hassle. Specially, if you’re not paying one day insurance, which sometimes will actually go to the wayside if you’re in a bind, and I can’t afford to pay, and they would have to produce that every time they go to court, which will force them to pay the insurance if they want to keep their camper legally to be driven, or you would still have to call the tow truck to get it removed even if it were at the owner is Spence because they can’t legally drive it off the property because uninsured because still considered a vehicle but I think that’s in my brain to worry, I see it and the way I kind of interpret the law about positions and watch your owed is also valid and what he has off is also valid to so you can have a no mess resolution to getting him off your property and also it might also be a kind of a hassle once you get them off your property or he might still be on your property, but you still make it difficult to access your property if you have fencing up even though you still got to provide him a way to get his property off your property but make sure that she he communicates with you so that you know say you got a lock on well he hast to call you so you can come and actually unlock the gate so he can drive it off but you still probably got to go to the courts to legally evict off your property because I’m very well no you won’t have a keys to his RV so you could drive it on the street so to speak and just leave it there off your property where he can still access it and it’s not probably feasible for you to call a tow truck just to have the tow truck put it on the street that’ll cost you money and the guys money probably

    Man poor cleaners, if I was the cleaner I would refuse to do half the things you mentioned. You or management should visit the property and deal with it, once the property is cleared and safe then let the cleaner do their job.

    Hey for an idea for a future video as you requested, communication with guests would be amazing - like how responsive do you need to be? How quick should you reply to texts? What (if any times of the day / night are off limits?). If the guest needs something (not an emergency), whether to replace batteries in the remote or replace a broken coffee machine or whatever, how quick should you make sure to have that brought to them / fixed.

    Offer to cook breakfast on the last morning with Bloody Marys and Minosas at 9;30 AM. Here you can see if they are getting ready,see the quality of the unit and thank them for their stay and remind them to rate you with a custom chocolate bar.

    It happen a couple time to me, once I did mention that I would call the police after following all the previous step, the guest got really upset said "I was threatening him "and left me a 1 star review, destroy some items. What actually really help as calling Airbnb, they got in touch with the guest in a heart beat and the guest left right away.

    The guest was defiant and ignore my check out request and also brought pets that weren't allowed on the property, They finally left after 2hrs late. The Resolution: Airbnb did charge the $100 security deposit! Which should have been more.

      Don’t have a security deposit. List a pet fee in the house rules and your late check out fee.
      Airbnb got you to settle for a listed deposit.

      Airbnb never let me keep a security deposit. They told me the deposit is only for stolen items. But then again i noticed airbnb has different rules for the same situations. It depends who helps you over the phone lol

      Yeah, where I live the police also won't deal with it if you mention "rent". I guess they would come if you say there are people trespassing in your property as if you had no idea who they were. However, this would make for a very bad experience to the guest in my opinion...

      You would be highly surprised. Even if they are tresspassers they will be treated as tenants if they lie and say they're renting the place. Police will not get involved and they will not help you. They will say you have a verbal lease agreement. I know this from personal experience. Not theory.

    In some states if they resided there for three days they are now tenants and you can't remove or evict them without a court order which can take months. They can live there half a year without paying rent and then you are SOL.

    One thing I did that works pretty good is put a remote controlled arm that open 2 different hatches in the sewer line. This happens 15 minutes after check out. Pretty soon the majority of the house will start smelling like poo poo. They always leave

    We request a verbal check-out (suggested 1 to 2 hours) .... if it’s an 11:00am check-out, and we don’t hear from them by 9:30 to 10:00am (ish) ... we call - and if there’s no answer, we blow their phone up to contact us immediately = a human voice is always favorable to revisit a check-out (that paper trail is also visible via their booking venue) ... in addition, upon (verbal) CHECK-IN, we make the check-out perfectly clear that this is mandatory = 101, isn’t always easy, but the additional efforts (a’head of the cart) minimizes further check-out problems.

    Did you ever had a problem with a guest that had a 30+ day reservation, and when you are trying to remove him he claims that he is a tenant and that he has no where to go and that you can't have him leave without an eviction court order .

      @Fidelio1488 I agree that its a nightmare but 95% of my guests stay between 30 days to 6 months and I target that kind of guests with a monthly discount.
      I have hosted more then 300 guests and did not have hat problem yet, so it's pretty rare.

    I've never had a guest do an unauthorized late check out, but I do have them sign a detailed rental agreement with specific rules & fees, as well as charge a high damage deposit (minimum $2k), which you can deduct late check out fees from. Never any issues.

      How can I do this? What are you doing? A 1 page with list of rules and for each penalty, there's a fee attached to it? Also, what are the details and how do I adjust my listing to do the $2000 high damage deposit that can subtract late fees etc please?

    Our cleaners usually arrive at 11am. If the guest is still there we immediately message the guest and let them know that we value the cleaner's time and that they have 10 minutes to vacate. If they are there past the 10 minutes we ask them to tip the cleaner $5 for each 10 minutes they stay past that. (Cleaners are the innocents here.) Sometimes people do tip the cleaner, mostly they don't, but it does the job of getting them out. Have you had success in charging a full night after 2 hours? To me it seems like a fee that Airbnb won't uphold. I've only known it to 50% of the nightly rate and any extras for the incoming guest (like a dinner that we had to offer the incoming guest while they waited for the place to be ready). For example, my listings say that I double the extra guest fees if we find out after check in that people have snuck in extras(usually from the Ring camera). I've found that Airbnb will not uphold that.

    Sean I just had a situation. I create another account. And I had booking right away, the guest stay two days and she asked to to alteration for one month. I called Airbnb so they can do alteration and she accepted. But in two days I called to Airbnb, because I didn’t receive notification about funds. So I spend 2 days calling Airbnb and they says that guest didn’t pay them yet. She told them some stories that her bank hold the funds and she will pay next week.       I canceled that guest and Airbnb removed her. But she tried to scary my with police and leasing office. Looks like drugs people🤦🏻‍♀️

      We had this exact situation. Guest accepted the modification, and then Airbnb said the next day the guest's payment was "delayed" and could not be collected. Airbnb told us they can't charge the guest without their permission. We lost the night fee because they won't pay out on this. Ridiculous.

    Mmm WELL as a host I had bad experience where Airbnb side with guest and did not render the cancellation policy. So lesson learned: be prompted to message, be VERY passive aggressive, and find THAT loop that protects you.

    How does Airbnb handle this? In my experience Airbnb is not very help. How do you automatically charge the guest $50. What is your experience? Would love a video documenting airbnb's support.

      I think you have to justify the charges, like with photos or a video. Just take a little video of the situation and that should do it. it is true that they are not always helpful, but everyone has his/her side of a story.

      Hello, we had somebody suggest charging $10 per hour up to 2 hours max for an early or late check. We have a link to our corporate paypal account sent with the check in and out instructions. If they REALLY do need it, they'll happily pay. We really don't care about the money. It's just a great way to deter and have to manage it. We just pass the $10 or $20 along to our cleaners as a tip because it's really their day that has to be re-arranged, anyway. It works really, really well. Oh, we also do not allow early bag check for liability reasons. Allowed it once last year, and we had somebody accuse our cleaner of stealing something. Nope, no more, and we post that in our messages about no bag drop option.

      The way we look it is the guest has already paid us for that day so if we can accommodate them with an early check in then why not do it. Of course we usually are turning over the property and may need all that time to clean but we tell we will if we can and just communicate if cleaner is done early.

      @@scottandheidi7639- you will need to be careful, though. The time will eat you alive if you accumulate more than three or four properties. It's a nice idea to try and accommodate people, but it's just not realistic. Create your policy, stick to it, and you'll be surprised how people will conform.

      @@jeffmartinaz Thanks Jeff! We do have a policy in place but people will still ask. What I am saying is if the cleaner has it turned over then we do. I am not sure I know you mean when you say the time will eat you alive? We don't look at it as money lost as no one would be in the property anyway while it sits waiting on the guest to check in if that makes sense.

    Do you use those instant code entry locks on the front doors? If so, can you change the code virtually at a certain time and lock them out? So the housekeeper can use their code to get in.

    Can you create subfolders in the messages area of the platform? This would be a quicker/better way to find these. If not, since you hold a lot of weight in the airbnb platform, please ask for us!!!!This would have a huge affect on how quickly you could filter and categorize messages according to your preferences.

    Curious question about calling the cops: Are the cops coming to "escort your cleaning person" or to "get the people out"? I wonder if they keep their hands off getting the people out of your property? I know they don't for long term rentals, you have to go to court for that (it's a civil process), not the cops job. Do they treat short-term rentals differently by law? Like can the cops get them out if necessary?

      That's a very good question. Some local police wont even do it for short term rentals. I've never had to put this to the test; I have the ability to change door lock codes and would most likly strip the bed and clear the room out if they refused to leave; possibly also lock the bathroom. If at that point the guests tries to stop you, its assault. Also if they have anyone there who was not on the reservation, that person is 100% a trespasser and can be arrested. As I said, I've never had to go that far (came close once) and I only do short term rentals less than 20 days. Long term is a nightmare since they are technically a tenant at that point and would need to be evicted.

    About the phone thing, people will sometimes arrive in a new country and legitimately not have phone reception, I know because this has happened to me when doing road trips across multiple countries in Europe.

    Some laws say that they are tenants and some of them end up squatting and you'll have to go through a legal eviction process - the police can't remove them - it becomes a civil matter.

    Good gawd, this sounds like a nightmare. Doing airbnb should hopefully be more financially beneficial than the headache it seems to cause. All airbnb’s I stayed at, my flight was waaaay before checkout - I suppose I am a pain when my flight arrives early and checkin isn’t until the afternoon. Knowing all this, I feel bad for even asking if I could checkin early. :/

    What advice do you have for guests who
    1. Sneak extra people in for just one or two nights out of a 14 or more night stay (sleeping on an airmattress)
    2. Stay long term and wife comes to visit for a week--brings dog--when pets are not allowed.
    I am a superhost. I have 4.8 ratings. I am happt with airbnb. I want to minimize these kinds of guest experiences. Is there a way I cn qualify these sneaky guests? Both of these above were with guests who were staying for longer terms. Maybe longer terms are not a grat idea?? I am wondering. My property is in Nevada. Thanks so much for the info?

      I sure hope so. Also, don't believe anybody who claims to have a service dog or especially an emotional support animal. They're lying. Dog freaks will do anything to bring their emotional crutches everywhere.
      The amount of people who genuinely need a service animal number in the hundreds, not hundreds of thousands. The things many service dogs are purported to do like help epileptics or diabetics are physically impossible for dogs to accomplish.

    What if the renter starts talking like "I'm a tenant now, you cant evict me" and try to say they have a legal right to stay on the property. I have found some local police will not touch that issue and simply say its a civil matter and won't remove the person.

    If any of this happens, you are buying a 1 star review. I don't think you need to wait for the two week review period to end to file the resolution claim. You've already bought the 1 star review the moment you call them out on checking late. You just have to hope that they say something in their review that will warrant it being removed.
