Yes always switching up the style is great for future bookings. I’ll change the color of an accent wall or switch up canvas photos! It brings a new energy to the listing. Also always check your furniture as well as many guests might brake a sofa or scuff leather furniture.

i've been doing the "pick a colour" thing since i started. It's not that i'm super smart, it's actually a clever "lazy design" option. You NEVER get distracted by other colours because you have a strict palette, so if i'm shopping for a new bed throw or cushions it's pretty fast to find the colour that works, and select or dismiss it, there's no need to waste time looking at all the options, and it's kind of fun finding quirky vintage/2ndhand pieces (that's my style) that suit the theme. I even colour match the shamp/conditioner bottles to my listings. It's challenging but it makes things fun for me. Even at Xmas time my xmas decor is colour matched, so it still gently fits in with the overall look. Our cottage isn't fancy, it's mid-tier, but it's quirky and special. Also, I'm not chasing the latest trend, one of my listings is leaning into Victorian era, with some "pride & predjudice/brigerton" vibes, that's always timeless. (we are a farmstay, old stone buildings, it works) but i have to say I love your orange themed place, so fun! and hopefully one day i'll get to do a newer property where I can explore something more modern and outrageous.
do you paint over hand painted murals periodically or is it 24/7 flamingos forever lol. Felicidades loco we also did some hand painted stencils and they look cool.

The "your furniture will be replaced after 3-5 years" rubs me the wrong way. What a waste. Fast fashion may be trendy, but I will not burn the planet to chase money. There is a moral dimension too, you know.
Well furniture is made cheaply these days, guests are rough and guests are really picky about having furniture in great condition. Coming with a host with 20+ units, you will definitely be swapping everything within 5 years
@@AirbnbAutomated there are ways to prevent that from happening. E.g.: we put glass sheets on top of tables - easy to clean, durable, and if they break it, it goes after them. They broke the glass twice in the last 7 years in the 6 rooms we rent out. We also use actual wooden furniture that can be sanded and repainted. Cheaper for us, better for the planet. Then for the sofas, it's great to have replaceable covers, so that instead of replacing the whole sofa, you only replace the cover. If it's built out of durable materials, it will last you much longer than just a couple of years.
Perhaps Airbnb isn’t the right fit for you. I agreed on furniture upgrades, in the seven years I’ve been hosting, I’ve invested thousands in renovating my listings-and I’m glad I did! The returns have always been profitable. However, I should note that my listings are owned by me, not subleased. At the end of the day, if Airbnb doesn’t work out, I’m left with a fully furnished home that my family and I can still use. 😊 I know Sean isn’t a big fan of buying properties specifically for Airbnb, but I’ve seen great returns, not just from rental income but also through equity appreciation in the properties.
