    Wonderful video, just found your page and immediately subscribed! We are going into our 4th year of owning an AirBnb in a small town and we are the only place to stay in town. We get booked in the Fall and Spring, but not much during the Summer and Winter. I set pricing Mon-Thurs, and Friday-Sun and got very few bookings. As soon as I did AiBnb Smartpricing, we started getting bookings every weekend, but they have since dropped off with the holidays. We are in a small town with a small population, but it's a destination for shopping and antiques. Lots of your tips are wonderful, but some are not as applicable. Thanks for being here!

    The worst advice ever is to make your photos look better than your listing! I understand this isn't the exact verbiage of your video, but this is like advising a person who isn't getting much interest on a dating site is to upload airbrushed photos of themselves with instargam filters. You want your listing to look BETTER than your photos! You want your guests to be pleasantly surprised when they check in, NOT disappointed! Posting modest and realistic looking pictures that depict your listing accurately is the recipe for high guest satisfaction and five star reviews. You don't want guests to book your listing based on commercial photos and be disappointed when they check in. That is the fastest way to get your host account in trouble and to get your listing suspended when multiple guests start calling Airbnb to cancel due to listing being not as described or leaving negative reviews because the listing did not live up to the pictures!

      Thanks for your comment! We absolutely agree-photos should *never* misrepresent the space. In the video, we emphasized the importance of high-quality images that are both accurate and highlight the property’s best features. The goal is to set realistic expectations and showcase what makes your space unique, ensuring guests are excited upon arrival. Misleading photos are a recipe for trouble, and we’d never recommend that approach!

      I totally agree! Listing pictures should show the property as it is or even better: when guests arrive there should be even things not expected than make it better :)

    You ladies are amazing! I signed up with Pricelabs and they are setting my nightly weekend rate for the summer at 475-1100! Escanaba Michigan full house by the lake and park. The highest I’ve thought to do was $330! I guess I’ll just watch for a few weeks? It will fill up. This was our first summer and some people booked a year in advance for their next trip and I did have the rates up high around 330. Who knew I could get double that possibly?? Time will tell. Thanks for everything!!

      I kept my minimum rate at 250 because I’m not needing to be continuously booked. I’d be happy with 50% capacity for the year. The house is across the street from us and we use it for friends and events sometimes on our own.
