Good information BUT incomplete I would say;
1. Labor cost for trades and projectmanager fees. (very critical)
2. Transportation of materials to the site
3. Equipment rental such as concrete mixer.
4. Water and electricity if site doesn't already have it already. (Potential rental from neighbors)
5. Cost of storing materials (sometimes you build a secured storage structure on site or rent storage space from neighbors)
6. Cost of building permits and local fees
I would suggest anyone looking at this to include contingencies because nothing goes as planned and prices rise almost weekly. Cement was 33cedis when I started, it's now 42 cedis within 18 months.
I had the same questions
I would careful when prices are rising weekly that is a red flag of scam. Most industries are not going to be that unstable that prices rise weekly. No one can operate a business if prices rise weekly. Dont fall for the trick that prices rise weekly please use common sense. Some will try to take advantage of you especially if you are not a local. I have travelled abroad and you need to be wise or you will get ripped off.
Remember he said to add 15% of total construction cost as fees for contractor/builder. This will cover point #1 and other points you listed above. Thanks

Can you make adjust to floor plans you have like add and take away rooms change wall location or shape or increase floorspace with no increase of building size? Also do you have floor plans and electrical and plumbing installations drawings fo this project,would be nice to see a video of a finished building..thanks you both for the insight,still the main factor is no for you to show a project in progress and one finished, for as you can see many people are interested..money is money no matter what currency and for most this could be a life savings or a investment for a place to retire of just a family home..so most are going to want to see what they are getting for what they are going to finance into..but very good explanation and breakdown of this size project

I am living in the Caribbean. For years it's been heavy on my mind to create affordable housing for my small island. Minimum wage prohibits young people like myself to get loans to build houses. I love the way the some of the houses from your TH-cam videos are built. Do you know of any way i can maybe get different floor plans or get in contact with someone that does floor plans? The interior reminds me of European style housing.
Workmanship at every stage would have been OK.. But great.. Love it
Take workmanship to be about 30-40% the cost of materials , of course how cheap u will get labour is based on your location and ability to negotiate
Private developers will charge you over $150,000 for something like that. GREED !

your cost-estimates on? This is to mean, how many US-Dollars per cubic metre of
erected construction. We use the key, $ 800 to 950 US-Dollars per cubic metre,
where on the raw building construction, one third goes on wages and 2/3 on
materials. When fitting-out, 2/3 go on wages and one third on materials.
How does that compare with your calculations for Ghana?

How much approximately to build a 6 bedroom with en-suites three floor house on a beach plot 120 x 80?
I may be dumb and didn’t hear it...but is this based on a full plot? Like 100x70 or 100x100? Or even a bigger plot of land?

In reading the comments. The house is priced at app 43,000 but I’m reading comments about contractors fees of above 15 % can you discuss all charges as well as hidden charges. Next time use a black marker , can see the writing better.

Thank you for providing the details in building this structure to include the structure, finishes, and labor. Does the labor include the Contractor’s fee or just the workers? Is the Contractor and/or project manager overseeing the workers included in this price? Can you provide a breakdown for a standard security house, a one bedroom studio, and a two bedroom with 2 bathroom house? Not less than $120k
That answer is pretty accurate if you have the right contacts. I built two homes in ghana, one 4 bed and one 5 bed. Do put into account land cost and finishings which cost more.
