Agree, was just about to comment the same. LOVE the arched "entry" into the solarium/sitting room. For the group seating, is there a way to make a fold-down table on that wall -- maybe even have it be telescoping somehow? I don't think I've seen the telescoping idea, but wonder if something like that is possible / would work?
Option 3 is a good compromise. I would recommend getting a table which can have multiple leaves added to it so you could seat more people if needed. That way you could still have a large dinner party - although you may need to straddle the table through the archway to fit everyone. Also, consider open shelves over the seating area to store large pots and pans and other kitchen "stuff" (that generally doesn't get used as often). One more thing... as I'm a fire protection engineer... I feel compelled to say that now would be the time to put a residential sprinkler system in... As always... good luck.
Thanks for the comment! I am not putting sprinklers in, as it is not required by code with a renovation. Only new builds are required to have them, and the expense is too great. I hope I could find a table like you mentioned
Just glad you gave yourself a table to place items as you remove them from the fridge. That really bugged me in Option 1. Could you incorporate a table that would somehow foldout to seat 8 in the living room, that otherwise would be a console table in there?
Design the rooms how you want to use it. How often will you have dinner parties? Do you need a whole room dedicated to a dining table? Or would a couple of comfy chairs and plants work better. (I like that idea for relaxing) For the banquet seating option consider an oval table instead of a rectangle. The kitchen along one wall is not my favorite layout. If you cook, the counter space in that layout is not ideal. You may consider talking to a kitchen designer to help sort things out. I'm indecisive too and have been working on our kitchen remodel for a long time so I relate to your hesitation. 😊

@@ChrisHytha It was a ROUGH day. Best advice I can give is make sure all your connections are strong and new, this was mostly from a broken flange on the toilet.

Looks like you’ve found the most balanced layout and it looks really good!!
The new kitchen layout is really well scaled to the house. The solarium room is a great luxery and it needs wall space so don't fret the separation from the kitchen. Just like in bathrooms, the wall returns are useful on both sides. A cabinet or toilet tucks in at the bath and a night stand on a bedroom side.
Yay for permits and demo day! I know you must feel excited that things can now really start moving forward. Great intro & music. Congratulations on getting 6 loose leave's of A4 paper. Work really has started and a clean slate really is the best way to go. . The new option looks great. Have a Merry Christmas 🎅
Happy holidays! Thanks for following along. I'm more than ready to get rolling on the project, but its bad timing right now to tear the back exterior walls down with the holidays looming. Another quick break.
You are part comedian, part film-maker, part architect and much more. I so enjoy your channel and your approach to it. And involving us in some of your decisions really does make us feel like part of the process. I too like kitchen option 3. I think a table that folds down would allow you more space when you need it, more counter possibility and more seating. Perhaps you could design something😊. Also love that this will be your home, not a flip and that you are considering budget.
Glad you are enjoying the series! As if managing the reno isn't enough, I also am putting a lot of effort into documenting it. Thanks for following along!
Loved the progress in this episode, Chris!! Demo day looks so much sweeter when you don't have to be the one covered in dust. Also really love the Option 3 design. It's a great middle ground that seems to accomplish the goals you have with your home. Well done! Just look out for that fridge door - it'll have to bump out the thickness of the door to be able to open! Also it may help to drop some tape on the floor once the kitchen area is cleared out to simulate where elements will end up. You may find that the real life scale is deceptive once you can interact with it in real life. Keep up the great work!!
Yassss to the kitchen triangle! Looks like an option that you would be chuffed to be in and that's what matters. Excited to see it all coming together, may the violinist celebrate many more milestones 🙏🏻
clearing out the surrounding plaster around the structural pilers and replacing the with shelves would help open the space and would add a little decorations/strorage space
Love the new kitchen design. I think you could definitely fit some cabinets or open shelving above the fridge and dining nook to add a little extra storage/display space.
Yay, huge progress! I´m so happy for you! I really like option 3, whereas I couldnt decide between the other two. To make the design even cleaner, you could go for the built-in fridge option, with a door that matches your other kitchen cabinetry. And a hatch on top for rarely used appliances, of which there are always many.
Really like the kitchen compromise. Only one suggestion (a mistake I’ve made): please think of where you are going to store your dishes and flatware. I strongly suggest. That you make the pantry narrower so you can get an 18” drawer base next to the dishwasher and corresponding wall cabinet above it. FWIW, for any household with fewer than 5 people, an 18” dishwasher is a great option. You’ll spend a little more to get a quiet one (money well spent - another lesson I learned the hard way) and gain useable base cabinet space.
So glad that you have your permits and can get going. Excellent compromise on your kitchen design. I don’t think that you will regret your choice when you are enjoying your morning coffee in that space.
Seeing that demo crew work so quick and efficient was crazy. It took me about a day an a half during the peak of summer to remove and cleanup 1 large bedroom full of horsehair plaster. Never again.
Instead of the round table you might try modeling a bar height table top for that nook with a few bar stools. Might be more functional. I'd model in a dining table in the back room for your guests.
As an architect myself, I have to admit, it feels good to get a permit. Often, lots and lots of hoops to jump through. Seems like the city, in general, is just checking boxes.
Your tweaked kitchen design looks awesome! As for being able to adjust to entertaining guests, I think it’ll really come down to your selection of dining table. That is, one that’s small enough to comfortably fit in your kitchen for day to day life, but has the ability to expand to accommodate your guests, perhaps temporarily overflowing into the back room for larger parties. Thankfully though, you’ll have plenty of time to shop around while the renovation is underway!
I agree! I am excited to find some adaptable furniture to fit every need, and a nice spot to hang folding chairs on the walls too maybe. Also perhaps a moveable island that can be brought out during big cook times
the arch is nice and sort of makes the plant room feel like its own thing and the arch adds a like delicate airiness to the area. not everything needs to be doors less and open.
I like the new option. Things to think about: where will the broom and vacuum go? Coat closet, especially when you have people over? Can you put pull out storage under those stairs? And finally, the round table is ideal for the bench seat, but a square table can be put together with another square table that is normally in use in another area (plant table in the sunroom maybe) to make a long table for dinner parties. Love the videos!
Kitchen layout looks good. I would encourage you to mount cabinets the couch. They can function as a pantry or extra storage. You really cannot have too much storage in your house.
I think I would clear out that back room when needed, and a collapsable table. The plans could easily move outside, and the lounge chair maybe moves to the living room. I'll work it out!
Love the new kitchen design! I agree, having the pantry in line with the cabinets makes a big difference, so much cleaner looking. I have a pantry unit like that with sliding shelves and I love it.
I like the option 3! Excited to see what the final materials and fit out look like for it. And glad you can still have your comfy coffee nook in the back! Also in every option I had really liked the size and shape of the archway to provide some distinction between those two rooms, but also the ... idk in machining we'd say "inside fillet," the curve on the arch I think is pretty attractive, esp re: my previous comment about different and contrasting geometries
The fridge sticking out allows it to open the doors without hitting any walls or cabinets next to it. If you want to avoid wasted space next to the fridge for the door to open, you will need to look into your specific fridge specs and how the hinges open. Some are specifically "flush inset".
I’m just tuning in. Philly house architecture reminds me a lot Baltimore house architecture. Where you live is considered what are called alley houses here.
its your space, so do as you want. though think about your garden room, it is a lot of space which has a lot of potential. Live with it a little while before full commitment. Have a great Christmas !
Your kitchen #3 is a great option. The arch is also good to keep. It makes that morning/plant room special and gives the space some historical reference.
Make sure you have enough breathing room for the compressor on your fridge. Building cabinet panels around a fridge can make it over heat. Check the installation requirements of your fridge to see how much space is needed around it. In fact you can get installation requirements and specs for all of the appliances before you build the kitchen so you can avoid headaches.
Congrats on the permits! I realize that it is a "process" and time-consuming, but having studied a bit of urban planning in my Lost Youth I also understand that the consequences for a lack of guidelines can include everything from poor traffic flow to downright dangerous structures. You only have to look at cities like Houston, TX that has literally zero zoning restrictions and see petroleum refineries literally built right next to schools and neighborhoods. The kitchen design is, I think, a good compromise. I hope it works out better than you anticipate!
I was just thinking yesterday a new video should be happening anytime now 👍😊. And here it is!! YES!! congratulations on getting the permits!!! Also, HAPPY HOLIDAYS!!
Another great video, loving seeing this evolve. I'd suggest switching out your current range hood and cupboard, get a full size range hood. The pull put styles don't effectlyh extract fumes and you'll get oily residue condense on the walls otherwise.
Option 3 is a great compromise. The kitchen looks open and imviting and no space is wasted. If the weather is nice, you can entertain outside. There are some nice temporary pergolas you can put up to provide some covering over the eating table if needed.
I like kitchen v3. I'd put a cabinet over the fridge and as someone else said some open shelves in the dining nook if possible. You might not need it at first but having as much storage space as possible can't hurt. I'm also on team arch. I love the arches in older homes myself so to me it fits right in.
Truthfully, I did not comment on the kitchen options last week because I thought there were issues with both designs. The first one was good, if you want to use the back room as a dining room. I loved the banquette in the second one but was afraid you were giving up too much kitchen to get that beautiful banquette. Option 3 solves all the above. Love it. Option 3 gets my vote.
Just some other ideas for the kitchen seating area. You could create a built in booth type seating area with 2 built in seats facing each other and the table extending out from the wall. If you have a table with an extension, you could use that when you have guests and just add a couple of chairs. Or, you could also make a 'bar' type counter top against the wall and have a few stools to sit on. IMO, the round table looks a bit out of place and these options might make things a little more in line with the rest of the kitchen. Either way, I enjoy your videos, keep up the great work!
I've considered rotating the booth, its not a bad idea. Likely I'll live with it for awhile without anything permeant there while I decide exactly how I want to design it. I like the fold out idea with two more chairs for 4, could be cool
I like v3 of kitchen, only thing i would make the pantry a bit smaller so you get more counter space. You could add a 2nd fridge and pantry space at the bottom of the basement stairs, I have similar in garage and it works very well. The plant room could have a sort of bufet furniture that you can use as a coffee station leaving you more counter space in the kitchen.
Smedley Street reminds me of Smedley Butler, who was from Philly. (And indeed Smedley Street intersects Butler Street). You should look him up when you get a chance. He's one of the most fascinating figures in American history.
The Compromise Kitchen seems effective to me. You could get a 'counter depth' fridge, but since you need the wall going down to the basement, right next to the stairs is a good place for a reasonably priced fridge. There are all kinds of foldable tables, including accordion-style where the leaves fold into a console table (though you'd likely store folding chairs in the basement when you're not celebrating with a crowd). You can put an accordion table in the Plant Lounge, as a console on one wall and use something like a gate-leg table in the kitchen if you wanted to seat more than four people for a cozy dinner. I'd also suggest a spice rack inset into the wall to the right of the sink. Many of us store the salt and pepper on the stove, but there are some expensive spices that one should avoid storing near heat. You likely know that sliding shelves work better than fixed shelves and that pull-out racks are more accessible than a narrow cabinet with tiny drawers. But don't listen to me; you can see some of the most fun kitchen system innovations at Ikea (I'm not invested in Ikea, it's just fun to visit). One last thing: if your street has a good compost pickup plan, don't bother getting a disposal for your sink; it's easier to fit recycling bins under the sink when a disposal isn't hogging the space. ;) Very happy to know that your permits are in and that demo started. Your team was awesome! (And yeah, it's hard to tolerate an N-95 mask when it mostly restricts your vision by fogging up your glasses.)
@@ChrisHytha Thanks for your kind compliment, though any violin player could tell you about spice racks ;) Pst: I suspect that an induction cooktop, paired with a microwave/convection drawer, would also please violin players. Induction cooktops have plummeted in price, but microwave/convection drawers are still stupidly expensive. Countertop models (microwave/air fryer/toaster oven) are way less expensive. I made do with a cooktop and multifunction countertop oven for about a decade in a restored bungalow. ( I hired a GC for the trades and restored the exterior myself.)
Love the final(?) kitchen great. Have you remembered a place for all the different recycling bins?(organic/ plastic/ glass…. I’m telling you, you don’t want to have to walk outside continuously
Nice vid Chris. Thanks for sharing. Glad things are moving along! I’m sure that’s a relief. Seems like the demo guys were great in spite of no gloves and no respirators! I like the kitchen compromise. Good that the table is there. You want some sort of landing zone for stuff going into or coming out of the fridge. Keep up the good work!
Thanks for your support! I think I will still want some type of moveable island too for bigger cooking tasks, so I might have a cart, either to the right of the basement door, or in the plant room for more flexibility. Excited to be moving forward!
@@robine916 Perhaps a cart like that could be used for the table of the banquette, the only issue is I'd need to build that seating up at counter height.
The wait is finally over! I got my permits 😁

I’m glad you adjusted the design for YOUR daily needs. Regardless what we say, if it works for you, it’s the best choice.
Love the new kitchen design. I think you could definitely fit some cabinets or open shelving above the fridge and dining nook to add a little extra storage/display space.
Thanks! Def will use that space
Option 3 is an excellent blending of #1 & #2!
Damn! You got me again with the live violinist.
Money well-spent on the crew.
Love option 3.
Thanks for your support!
That is what I'm thinking! I'd love for the built in fridge door, and basement door to match, and blend together, hiding both.
@@ChrisHytha maybe have the basement door as a push to open so there's no handle on the outside? Cleaner lines and all that?
I love the arch! Still open, but also a separate little space!
I love your sense of humor with the violin player. 😂
Thanks for your support! Unfortunately now the holidays are in the way of the next phase of demoing exterior walls, but it will start soon!
Indeed it is. Feels great to be able to get started!
Demo is so satisfying 😍. I also tried to slowly untangle my own house and it took many dusty weeks instead of one dusty day lol, foolish of me.
Definitely nice to get it all done at once!
Nice to see that progress is finally happening!
Its about time!
Cleaning stuff will go in the basement stair vestibule (under ex. stairs) and no coat closet unfortunately, hooks will have to do!
Kitchen layout looks good. I would encourage you to mount cabinets the couch. They can function as a pantry or extra storage. You really cannot have too much storage in your house.
That kitchen looks like a great option! Interested in how you'd set up for 8 people, but it seems possible with a temporary table or something.
I think I would clear out that back room when needed, and a collapsable table. The plans could easily move outside, and the lounge chair maybe moves to the living room. I'll work it out!
@ChrisHytha Solid plan
Option 3 is a great compromise! Looking forward to seeing the project move forward. :)
The fridge sticking out allows it to open the doors without hitting any walls or cabinets next to it. If you want to avoid wasted space next to the fridge for the door to open, you will need to look into your specific fridge specs and how the hinges open. Some are specifically "flush inset".
The new option I think is a great compromise! Did a good job mashing the two designs.
Good kitchen design with modified option #3. In 1950s, pullouts cutting boards were built into the cabinets above the top drawer, just an idea.
My mom’s kitchen has a built in cutting board as you describe- it is very handy and gets used all the time.
I think option 3 is great! And I hope you add some much-needed storage underneath that bench. 😄
Like the kitchen design, yes it doesn’t easily fit 8 people. But it does work for 95% of your usage. And that 5% will be extra cozy.
That’s a good design for the kitchen and that’s a great deal for the demo Merry Christmas 🎅🏻🤶🏻
Happy holidays! Might have to take this week off, It hurts because I'm so eager, but the holidays really make it tricky coordinating workers
I like the arch! it creates some space to hang pictures or have floating shelves on the other side for propagating or more plants
I like the kitchen solution you came up with!
Thanks for your support!
Another great video, loving seeing this evolve.
I'd suggest switching out your current range hood and cupboard, get a full size range hood. The pull put styles don't effectlyh extract fumes and you'll get oily residue condense on the walls otherwise.
Awesome kitchen idea!! Great compromise!!👍
Thanks for your support!
I like the arch. Makes the plant/sitting room more cozy. 👍
Glad you considering an option 3! Do a proper range hood or your cooking smells will go up to the top floor - that's a problem I have.
Option 3 is a great compromise. The kitchen looks open and imviting and no space is wasted. If the weather is nice, you can entertain outside. There are some nice temporary pergolas you can put up to provide some covering over the eating table if needed.
For sure! Extending the space out to the yard will be great. Can't wait to get a big glass slider back there
I like kitchen v3. I'd put a cabinet over the fridge and as someone else said some open shelves in the dining nook if possible. You might not need it at first but having as much storage space as possible can't hurt. I'm also on team arch. I love the arches in older homes myself so to me it fits right in.
Def will have a cabinet up there!
Thanks for your support!
The arch is a very good visual separation to the plant room.
Awesome work with the editing in this video! I can feel your excitement. Hope all goes to plan!
Thanks for your support!
"Six Loose-leaf Papers Taped to a Window" is my favorite Wonder Years song
Your kitchen choice looks great
Great kitchen solution! You are so smart to sweat this design out before building and realizing - oops - that doesn't work!
Smedley Street reminds me of Smedley Butler, who was from Philly. (And indeed Smedley Street intersects Butler Street). You should look him up when you get a chance. He's one of the most fascinating figures in American history.
Whoohoo!, demo day.
Love the dramatic violin touch!! 🎻
Great solution on the kitchen dining and plant areas.
Thanks for following along!
Thanks for your insight! Love the idea of shelves, and I will def refine things once I am in the space!
Yeah! Winning kitchen design, love it!
New kitchen layout looks great! You might want to add additional storage or carry a soffit over the fridge, so it won’t collect as much dust
Definitely! I was just lazy and didn't model the cabinet up there
The kitchen looks great😊
Love the final(?) kitchen great.
@@ChrisHytha A cart with drop leaf sides would be quite versatile and store well against the wall😊
@@robine916 Perhaps a cart like that could be used for the table of the banquette, the only issue is I'd need to build that seating up at counter height.
I really like the new plan. Also happy for the permits. Merry Christmas and I look forward to seeing your videos. 🎄
