I want to maintain elements of the original, but the end result will certainly be a hybrid of new and old. Not looking to do a period accurate restoration of course, but I think there are interesting architectural things I can do to maintain some of the character

I’m just catching up on your build, binge watching. If you do the built in seating you can use underneath the bench as storage. Flip up the seats or put doors under the seats for storage.

Humanity spirit needs so badly to recover that exiting way of building, I always say to me friends that even the most sophisticated Zaha Hadid building cannot even come close to any random romanic or gothic church. Architecture is our 3rd clothe !!!! Great project btw, I will buy that book for sure.

I love the mock-up of the kitchen! A burnt orange accent wall would be very flattering for the space, breaks it up without being so dark that it makes it look smaller. If you aren’t a huge fan of the idea of IKEA cabinets and want something more custom, there’s several home-reno TH-camrs I’ve seen tackle building their own cabinets that you could refer to - if you’re up for the challenge!

You can get special sliding brackets that allow you to put a hinge on your cabinet doors that cover the fridge. This allow for two pivot points (ie cabinet door and fridge hinges) that work in unison

You can do small Reno work as a home owner, but this is a relatively major project with structural work, so I don't think it's crazy for Philly to require a licensed GC with insurance

I did a kitchen renovation last year and almost took the IKEA cabinet route myself. Eventually I went with Barker cabinets, which are made to order flat pack cabinets, but plywood instead of particle board. You can also get custom sizes and it's not a whole separate price tier - just a slight upcharge per cabinet for each additional dimension you add. My tiny kitchen order only worked out to about 1.5-2k more than my Ikea order would've been in the end. Worth considering especially since you're designing everything from the ground up anyway.

While this series is interesting, I don't quite understand the point of buying an old house, and then tear down everything that makes it an old house and make it look like every other random house built in the 2020s.

My opinions on that kitchen, for what it's worth: You don't have enough good space to nook. Dedicated to just one person? Unless someone else brings their own chair? And then returns it later? That's going to get old fast. Ideally, too, a nook would be better at a window - hint, hint - but that would crash your sight lines... That nook space would be better for something more "dramatic" built-in, whether it be for a sink/wet bar combo - with open shelving? - or for "tall" deals, like a pantry, and/or for a true wall fridge (yes, splurge on this, if for no other reason than for aesthetics), and/or for an oven/microwave unit. Or you could reconsider trying to incorporate that small powder room, again! If you DO get a second floor tenant, then it's going to get old (again, probably quickly) for you and others on the first floor to climb to the third floor for bathroom access. Just sayin'... Are you still reading this? Don't put the dishwasher at the end of the kitchen. By design, it's always going to be in good proximity for doing it's dirty work; but, when unloading from a far corner of the kitchen space, it'll make it seem like the task is taking twice as much effort as it should (when possibly having to walk the full width of the kitchen)... To recap a bit as referenced, above: A cooktop would do well in a long run of cabinets - with the sink towards one end, the cooktop towards the other, and the dishwasher in-between - because two full-width, pots & pans storage areas below it = chef's kiss! Also, think tilt-out utility inserts for top-drawer space, too! Why put a pantry in a spot that compromises a countertop run, when countertop space is at a premium? Also related: The "work triangle" has its roots in making post-war tract homes with cramped or undersized kitchens more sellable. NOT that it's a bad concept; but the truth is that it's a lot like the wisdom that "breakfast is the most important meal of the day" - which Kellogg's first coined to sell Corn Flakes... Nice channel! Happy New Year - or as Asians sometimes say: Hope you get lots of money!

Chris, I hope you truly take to heart this commenter’s well thought out advice. It’s likely the very best out of the 640+ comments you’ve received so far. That small kitchen space is so difficult to optimize, you’ve really got to get it right upfront.

Re:hacking the fridge pls be careful cuz main difference between built in and stand alone fridges is how they’re ventilated. Stand alone fridge requires airflow around it while built in have it from behind under and over. Accumulated heat can shorten life of the fridge and be a fire hazard so pls be careful with that

Do yourself a favor. Add two layers of Type X fire rated drywall that is both tape and mud seam with each layer staggered joints in the attic on both neighbor walls. This attic drywall will stop fire from spreading through your attic, from the neighbor houses on each side of you. Type X drywall has a 4 hour rating that delays burning. This drywall obviously cost a little more but is extremely low cost insurance. That house is small so the extra cost isn't much and personally I would use Type X drywall for the entire interior of your house.
