Also, I noticed that most of these places require a lot of work - new toilet, new appliances, painting, repairs, landscaping etc. Would that be done by the landlord before you move in? Or is that something the tenant is expected to fix themselves? Would the landlord reimburse you? Also the 850k rent 300k others is that per month?

Seeking your kind help by letting me know to the following:-1) Are these amounts yearly rent? 2) If so then does the tenant need to pay the entire amount at one go at the beginning or can he pay on monthly basis? 3) What is the house rent for a small apartment (for a single person) in a safe locality in "ilupeju" area? (any approximate amount to the best of your idea will be fine with me)

1- Yes that's yearly rent, the "others" are majorly Agency, Caution and Agreement fees.
2- There are other furnished houses (shortlets) that allows monthly payments and then some other houses that ain't shortlets but also allows monthly rents.
3- Considering the hike in prices right now, as at the time i did my last house hunting which was last month, getting a self contained in Ilupeju varies from 300k - 800k Naira depending on your preference.
