We bought house in Bloomfields Subdivision in Novaliches next to SM Fairview Mall. Much lower price than Makati or BGC, no flood, MRT 7 coming, just great location. No regrets whatsoever.

Oh hi neighbor, actually nagiging high narin yung price ng house and lot dito sa area, especially now that malapit na yung MRT7 na matapos. Yung mga dating talahiban dito samin is slowly getting bought out narin. Sa Amparo naman kmi which is dulo na nang North Cal. at Bulacan.
Maganda kaseh malapit lang yung dam so yung supply nang tubig available parin compared sa other parts ng Manila lalo na kung summer, yung only weakness kaseh sa area nato is sobrang hasel sa commute to work to the main parts of manila BUT pag ready na yung MRT7, ewan ku lng, sigurado isa sa area nato pag aagawan narin. Huling balita Ku halos triple na ata yung benta sa lupa sa area compared nung 2016.
No squatter, no flood, easy access to major highway or new roads, safe place to go to either day or night. However, if you get all of these qualities, expect to shell out more money.

What nobody talked about is that real estate price appreciation in the last 15 years was largely fueled by near-zero interest rate & the massive quantitative easing done by US FED, and other central banks. Much of these excesive liquidity found its way into Philippine stocks, & RE market

condo is a money pit, buy it if you have tons of extra money you can waste. buy lots and transform them into apartments for rent, the safest investment for life

yung lugar po na tahimik, pinagbabawal ang customized na mufflers at exhaust, bawal videoke at loud speakers, at lugar na di nagwawater interruption at syempre walang squatters

He should have mentioned specific locations as example.
The best place to buy a property in NCR is Tagaytay because aside from cold area because it's elevated away from sea level, it's also near BGC and accessible to metro manila. Never buy a condo if there's a possible leaving it because once you buy it then it will give you a headaches to resell it or transfer to another owner.

Philippine reality: residential properties next to mass transit stations don't appreciate as much as those located in enckaves that's inaccessible from public transport. Barrier to entry to affluent neighborhoods is not having a car, and relying mainly on public transport

then why BGC is so high price but very close to many squater areas?
The houses you see outside of BGC may look ugly to you, but those shanty-looking houses are built on titled lots valued in the millions of pesos. The property owners have been there even before the creation of BGC.
The same with alot of the Philippines. Look how nice Nuvali is and when you drive a couple of kilometers north on Santa Rosa Tagaytay Road towards SLEX you pass barrio and squatter areas.
I don't believe on the other points specially the available subway and LRT. Gugustuhin mo bang makipag siksikan sa LRT and subway on a daily basis? 😂😅

Where do you find details of these flood prone areas to avoid these areas. Also, advertisers donot even have the decency to provide sufficient information for one to make an informed decision. They are far from being truthful in their advertising. Philippine advertisers have a lot to learn about truth in advertising.

Philippine real estate is overpriced! Avoid buying, just rent. You have more flexibility than owning.
Bad, very bad advice to buy a condo. Americans learned that a long time ago. As for a foreigner buying property in Philippines, he cannot unless he or she marries a Filipino citizen. Risky investment.

mas maraming choices to invest abroad. like this year the fastest growing stocks is nvidia. are you able to invest in nvdia if you're in the philippines? But then you cannot escape from taxation in the US. In the philippines, easier to avoid taxes, if you know what i mean😅

i retired in Mindanao, in Tupi , near Gen Santos, peaceful , 1 hectare with a newly built house, all for $100,000 Canadian dollars, there is no place in Canada that sells for under $300,000, a small house in the big cities cost $700,000 if you can find one, One bedroom condos start @600,000 in the GTA,( Toronto)

Its always a preference and your financial situation it may be bad for you and not for others
Maybe not a great investment, a condo, but as a foreigner I can't buy a house. But I don't want as an investment but to relocate to make it my home. Personally a condo gives me more safety and security than a house and lot, as I couldn't afford my own private security team lol 😂. Plus you often get shared facilities such as swimming pool, gym, movie room, garden or roof garden area and more. Some condos are attached to a mall like Gramercy Residences in Century City, Makati.
