    Thank you for sharing your numbers. I think you did a great job creating an attractive STR that will appeal to guests. Projects generally go over budget and you were dealing with inflated prices, so it is what it is. Don't second guess yourselves. You have good instincts. Your investment is going to pay off and you're going to be happy in the long run that you didn't skimp. Good job!

    Awesome I think you did good for 25k. I’m starting my glamping business in Alabama. I’ve already started by renting out my land on hipcamp but I’m about to have some a frames built and getting a canvas tent also

      @@buildfixflip I’m building the a frames that have the side lift up with the polycarbonate. But the plans call for a 8x10 but I’m going to build a 10x10 and see how it looks and then build a total of 4 to start out with and as far as the canvas tent I’m definitely going with the lotus bell 16ft. Oh and I just found out they sell insulated liners on the website under accessories tab, and I’m going to buy that so it won’t be that hard to heat and cool. I’m probably going to cool it with a portable stand up ac

      @@countylaw6985 yes I have seen those a-frames and I agree on going bigger or they are too tight. I was wanting to do one but I was going to add 4’ walls at the bottom to make it bigger. And I need to check out those tents and pricing because we are thinking about some off grid set ups as well for next summer

      I just checked out their website. They lotus bell tents look awesome. The thing that worries me the most is the high humidity in the smoky mountains. Have you looked into that? How is the humidity in your part of Alabama? We are probably looking to do some simple off grid set ups on raised wooden decks. Probably looking at 10’ diameter.

      @@buildfixflip Glad to hear your still making progress, even if it's slow! It's coming along, but it feels as if we're barely moving at times! Everyone is so busy and delays have been frustrating but inevitable! Hopefully we receive approvals soon to start the first phase of construction but we're just trying to stay very flexible to keep our sanity!

    What is you average nightly rental amount ?

      Hey Michael... well its really all over the place. Right now it's lower than we would have thought we would ever go. But we are playing with the idea of getting lower dollar bookings rather than not getting any. It's low season here in East TN and people seem to be cooling down on spending money on vacations. Right now our lowest nightly rate is $65 (keep in mind that once the fees and taxes are added the guest pays like $100/night). Our weekend is around $100/night plus fees. High season we go for $185 on the weekends. Special holidays or prime fall season we go over $200 for a weekend night. So as you can see its all over the place. Do you have a short term rental right now? I should mention we do use PriceLabs

    Wow $5,000. For a shed. It would be cheaper if you used a 20ft shipping container for half the cost....

      From my little experience researching containers they are probably at the bottom of my list. I have seen some really beat up containers for around $3k but the practicality of building with metal and all the reinforcing they need when you cut them didn't appeal to us. And i haven't checked lately but shed prices should be a bit lower since wood came down a lot

      Sorry for the late reply. We are not required to do any sort of permits or inspections since our county is fairly rural and doesn’t enforce a building code (sounds crazy but there are still places in the US that are like this and it’s awesome for glamping setups!!!). Where are you located?

      @@elevenseventeen6293 mmmm so I think you won’t find many areas with no restrictions. I wouldn’t be discouraged though, this is a really great way to make incomes. It just means you will have to do research. Most likely commercial type properties. I would just get very dedicated to spend time in the phone with local building officials and start asking questions as to what is allowed. Or ideally go in person to the offices and ask questions.

      @@buildfixflip yes I’ve been doing my research I have a area where there is currently Airbnb’s . I already looked at the zoning and codes just need a little bit more. Right now I’m focus on the lender part of it since it’s not going to be my main house, I’m looking to get a investment loan . I’m also willing to get something out of state
