    Great video Ranjan - thank you. At 14:28 you mentioned that space above a shop can be converted into 2 flats under permitted development. However, the planning office portal says this:
    'You may be able to convert space over a shop (and certain space over premises with a display window), or over a ground floor office, into up to two flats without putting in a planning application if you can answer yes to the following requirements:
    The space is in the same class of use as the shop or office to start with (either Class A1 or A2).
    The space is not in a separate planning unit from the shop'
    If the space above the shop is 1 large flat, wouldn’t it be a separate planning unit and therefore require full planning permission to convert into 2 flats?

      Not necessarily. We have done it where there is a large flat above the shop but the flat is accessed internally from within the shop and the whole building is one planning unit.

    Excellent video Ranjan,
    For ground floor shop to residential. If u have a deep shop and one door access from back, how can i bring light into habitable rooms (which is a requirement) if am not able change elevation and rooms are deep into the central area?

    Hello Ranjan. I loved the information that you have shared on the video. May I ask about the care homes - would they be most likely classed under PD and therefore easy to work with if converting into the flats? The project I am talking about would not require any work outside except creating the parking spaces which at the moment is a gravel space belonging to the building. Many thx

      Ex 600-650 sqft commercial

A couple of questions: When you have a retail space, would you be able to rent it out to a café chain under PD? Secondly, what about converting pubs to residential? Thank you so much in advance.

    Hi Ranjan...very exciting video indeed. My question is are PDR in relation to shop units and mixed use the same in Wales as they are in England? I spoke to a commercial agent (Cardiff) about a mix use unit and he said I would need planning permission. Thank you!

    Hi, I thought your video was interesting. Could you tell me, if it was the shop scenario, does it have to be a freehold purchase to convert the back to residential, as the freeholder presumably could refuse so he can profit from the development ?

    1. Can I ask what about building control regs which restricts what size the unit can be converted too? Plus you need natural light for habitalable rooms?
    2. I thought business rate exemption is limited to rateable value and I was not aware of exemption based on floor area can you explain"?

    I’m looking at a building which is an old pub A4, I want to create a shop to the ground floor A1 and flats to the first floor C3. I have a side door for the upper floor. should I apply for the building to be changed to A1 and use permitted development on the 1st floor or should I just file them all together?

    Hi Ranjan,
    At 8 minutes you talk about converting the rear of a retail unit. Once reconfigured are you paying business rates on the retail portion? What happens if you can't let it out?

      ...Also if the retained shop element is under the small business rates threshold (£15k pa) then there will be no rates payable, as instead of declaring it empty, you occupy yourself for your own business, and claim the exemption.

    This is now largely outdated due to the 2020 changes to the legislation. Units must now meet the National Space Standards and provide adequate natural light etc. More changes to PD are currently being consulted on by the Government.

      Seriously though, there is no permitted development on Churches. Best focus on the many buildings for which permitted development applies
