Very well done. Looks sublime. The vision to see and execute such work is mesmerising. When I start this I hope I can do as well in my vision and execution.
Yes. It’s all about having the vision. The place to start is to properly educate yourself as Kiren diss check out my 8 week commercial property training programme here >> www.succeedinproperty.com/workshop
Incredible job. Well done all! Question: If a garage was at the back of the original shop, would this fall under the class M permitted development? I'd be very grateful for your answer.
Great video Ranjan and a brilliant deal! One question: am I right in thinking that without the little courtyard by the bedroom, this would have been a non-starter since there would've been (a) no window for that room and (b) no fire escape arrangements from there? In that sense, would this actually be quite a tricky deal to replicate?
Excellent case study and much kudos to Kiren. Have you considered using lavalier mics for these videos as the dialogue was as struggle to follow in places... just my 2p :-)
Thank you Ranjan for a great and informative video.Well done kiren as well great deal and a good job done.Just a quick question if under PDR M you could convert upto 150sqm of space to a flat could you fit more than 2 flats to maximize the space being converted to flats. Obviously take into consideration light and access. Thanking you in advanvce
I like the way you showed the whole progress, figures, plans etc in detail. It really helps in understanding the whole process. Would have been better to have interviewed the planners. One thing i am unsure about is the permitted development. Would have liked to understand this better. I.E Maybe detail how it works from start to finish on a small project like this. Also what other types of premises would be suitable to do this type of conversion. Also the sound level once you were inside the flat was very low. Apart from that the flat looks fantastic.
Wonderful video. Are you going to show the shop. Interested in the heating system. Is the developer going to talk at Baker Street any time soon. Maybe online as we have now have Problems.

Looking at the plans, appears to be an access door between the dwelling and the commercial office where they split the two in the middle.. is this due to build regs and how does that work selling them on separately?
Great job, particularly liked the bathroom. Did you have to do much by way of soundproofing between the shop and flat??? I take it you had to purchase a 10 year warranty to make it mortgagable.
well done! Some questions if don't you mind. 1. Are there any registration costs after splitting into two uses? 2. Regardless bellow 12K do you still have to pay business rates with 3 month exemption? 3. Did it take 8 months to complete? 4. Did you pay an Architect?
It could possibly have been done sooner. You do have to wait 56 days for the prior approval for PD to come through. In that time you can't do any more than stripping out. It also takes a few months to get utilities split.
So the purchase was made prior to receiving PD? Is there any risk that PD could be refused at all? (Assuming not in an Article 4 or listed building etc)
There is an offer progressing on the commercial unit. The project was finished just before lock down so it has been difficult to do viewings. But should sell pretty quickly because compared to what's on the market, it stands out as being exceptional value.... The figures are still great due to the strategy, ie to convert low value commercial space to high value residential space.

Hi Ranjan Can you put me in touch with Kirens architect? I have a shop which would suit this development. My current architect is good but lacks this type of vision/experience. Also - Whats the Baker Street meet up situation during covid?
Hi Ranjan, I'm late asking this question so I apologise, due to the PD, does the property now count as two separate dwellings which you sell separately or do you have to sell the two together as a office with living space. Many thanks
Hi. Slight confusion over terminology. A dwelling is a place you live in. whats been created here is 1 dwelling (ie a flat) and 1 retail A1/A2 unit. Each may be sold individually or as one
Hi Kiran / Ranjan , just wondering can this conversion be implemented on a 999 year long lease retail shop? I would very much appreciate your response.

She has done an amazing job and just shows what you can achieve if you know what you are doing under PD.
Kiren has done a good job, well done
This is the reason I am subscribed. We need this kind of high quality content.
Excellent results for a first property. Well done Kiren!
Inspirational video. Can't wait to do something like this myself.

Well done Kiran and well done Ranjan.

absolutely
Does this property have a basement and If so how was it dealt with? Thanks.

Great project! I wonder why it took 7 months (besides the 1 month for Christmas holidays). What is the average time for this type of project?

When your exploring a commercial building (shop and apartments above) what price range do you generally try to stay within?
So the purchase was made prior to receiving PD? Is there any risk that PD could be refused at all? (Assuming not in an Article 4 or listed building etc)
Can You let us know how much the misting system cost and where it was from.
Ever heard of a website called 'google'?
Well done Kiran. It looks great! How do I get in touch? I'd love to JV with you on a project 😊
Did Kiren manage to sell the flat and office before covid-19?
Otherwise she'll may have to wait a while before she can reach her projected figures.

SO the reason she doesn't pay business rates on the shop is because it falls under the sqm bracket? If it was much bigger, would she pay it?
does the commericial property have to be freehold
Ranjan, whats will be the key risk in this project, thinking of risk vs reward?
how many flats did you do with the shop..
Can you get info on how show funded it
This is really a great deal sir.Amazing!!
I like this vid. Good insight.
Great case study

Did I miss something, what happened to the original g.floor shop?, if converted how does it look aesthetically from outside?
Ground floor shop was made smaller and sold

how long did this project take from start from final product?
About a year. But that included the March complete covid shutdown. In normal times this is a 6 to 8 month deal

Offer for commercial unit received. Residential unit hit the market just before lock down, so viewings have been restricted
sounds good looks good try selling it
This deal was last year. All sold and investors paid back, during covid, with £200k profit. (There was plenty of demand for both flat and shop)
400k for a one bed flat in ealing? That is surely unrealistic?
That’s what it sold for. A done deal
