    What planning regulation do you think should be made easier? Personally I think it should be easier to covert pubs into other uses.

    Amazing how UK Planning Laws are strict but protect you compared to some other countries.

    question:
    1. so the first step after purchasing say a 7 bedroom house , is it to pay for an architect to come in and assess to see if the house can be conveted to a 7 bed hmo or not. and what work needs to be done, in order to convert it. is that the correct way ?
    or apply immediately for planning permission.

      I would always starting with assessing what you have and how you can maximise the space. With experience you can do that yourself, in the beginning it's best to get external help from an expert.

      so which professional would be better suited for this a builder or an architect or some other ? i.e. to see if it can be converted to a hmo, what work is required, how to maximise space etc ?
      and would it not be better to bring them in BEFORE you purchase the property ?

    Very helpful information. I have got a question about the permitted development right on HMO C4. I purchased a 3 bedroom family house in Birmingham in 2019 and let it to 3 students from July 2019 to 30 June 2020. I made a successful self declaration on it as C4 use class before the cross city Article 4 came into force on 08/06/2020. I did improvement (extension) and made it a 5 bedroom ensuite house. I had found 5 tenants and need to apply for HMO Licence. My question is - will the concil require me to get a lawful development Certificate in order to apply for HMO Licence? - Obviously there will be another cost for the application on top of HMO application fee!

      I think you will need to get planning permission to change from a 3 person HMO to a 5 person HMO.

    Hello Saj. Planning to buy a 3 bedroom terraced house. Very close to commercial area e.g. Take aways, restaurants and sheesha bar. How is it to transfer thia house in the ground floor shop and first floor flat in future?
