Pace breaking down creative deals is so great to watch. Just closed a Morby Method thanks to learning it from Pace. Brought a solution to the table when the seller thought there was nothing else to do. So good!
I had to "remind" a real estate broker that refused to submit my creative financing offer (10% above asking) that he is required by state and federal law to submit all offers or he could face legal action.
If I directly contact the owner, then he would not be the procuring cause (no commission fee).
I am being disrespectful only when they are disrespecting me.

In Exclusive right to listing contract the realtor gets the whole commission but it depends on the contract between seller and realtor. The listing broker splits it with the buyers broker/agent if they have one. Doesn't matter how she feels about it.

Witch getting a loan through investor loan, would their be any issues with her moving into it herself. Would she buy it then just rent it from her business?

Not sure who needs to see this but my investor loan will not close with a second lien behind them currently. There are ways to close and comply but it’s not easy. Then again what in life worth having is?! Great negotiation skills! Pace actively listens so well. You can tell he’s done it a lot and that it now comes very natural.
