    The risk is the PHX crashes like it has in the past. I get the 'but it cash flows' line but still, you'd be crazy to do this without adequate capital reserves for if/when the shit hits the fans.

    Pace, when did you last time saw the “regular” sale closing disclosure? Those items don’t match your list 😂 but you are correct in buyers market it’s more that 6%. Great info as always.

    They could list it using flat free MLS($500) and pay only buyers agent commission and transfer tax. Total 5% roughly for selling cost. He could still get something back in pocket

    What happens if you get a subject to deal and the person who actually owns the loan tries to refinance or what happens if they try and get a loan on something else won’t the loan still show up on their debt to income ratio? I’m just trying to figure out if there’s any other way it could go wrong other than a due on sale clause. Im not worried about the due on sale is there any thing else that can go wrong?

    I am a strong advocate of subject2. HOWEVER.. if interest rates continue to go up and home prices continue to go down, you should be prepared to buy and hold via sub because an end buyer will be hard to find. Allow me to explain: You want to find a buyer (challenged credit) and put him/her in your sub2 home. You have to convince the buyer to buy your home in the future at a HIGHER price (probably in a declining market) with much high rates in the wake of inflation. This will make your contract for deed strategy (owner financing) much harder. Ideally, you will want to get that 8-10% down payment, cash flow and cash out on the back end. Will you be able to do this with rising unemployment?
    How long will it take your buyer to qualify to buy you out on the back end. Proceed with caution if your strategy is to acquire, cash flow and get cashed out in 2 to 3 years...be prepared and setup to hold long term...Then sub2 is a powerful strategy to acquire property especially over the next 2-4 years in my opinion (manage sellers expectations).

    it's not 10%, 8% max. HOA transfer fee will happen either way

    Pace I very much appreciate your videos but I always struggle with some of your assumptions of the 'sold for' when you go through these types of analysis. I know this you have info on the VA loan but if you dont have that info yet trying to put a conversation together how docyou look at other deals? Are you assuming they put no money down? Or someone hasn't made a payment to the principle but have still lived there 1.5 years? Thinking about the sold for in this case at $380,000 (not VA loan) they likely at a minimum would have had to put 12,000 down or more likely closer to $20,000 down and 1.5 years of payments probably paid down principle only 10,000. So I struggle with trying to convince a seller that the 380,000 zillow says it sold for they likely have equity and potentially only owe maybe $350,000. I know it's not a ton but if your pitching a SubTo deal are you having to bring more $$$ to the table 40,50,$60,000 to the seller to make a deal like this work not as a VA loan?
    Appreciate the time. I have a SubTo deal I'm trying to work out now and maybe get rolling on something but they have equity and i want there 3% loan.

      @@PaceMorby ok so I want to structure a deal for a multi family property and the owner is not going for. I think it would be perfect as a hybrid and bring in a private money lender for a portion of it down. I’ve only spoke to agent who is his mom! I tried to get her to just meet with me so I could explain how this will benefit everyone and he can still go do his thing. She won’t meet so I’m doing an LOI so they understand how serious I am. This property is cash flowing like crazy for him and it won’t as much for me since the value has gone up, but my stake in it is its potential to wealth build. Cap rate 9.2 and 1st yr. ROI is 9.67% and compounds every yr after that! Huge demand in the area for rentals bc of low inventory. In a couple years I want to build a big ass apartment complex
