    What an incredible call. I can feel the pain in her voice and the relief knowing you’re curing her problem.
    Would you at some point be able breakdown the numbers and how you’re making this deal profitable for you? Are you flipping it? Renting it? Airbnb? Etc. Sounds like the property needs work, $2,500 mortgage payments (does that include taxes & insurance?), over $70k up front to catch up the payments, etc. Spill the beans! 😉

    This call was worth more than a training. Pace's ability to listen and answer appropriately was terrific. Can you please elaborate on why you didn't entertain renting the place back to her? What have you valued this property for to still make it a deal with 71K(past due) +233K (mortgage balance )+ repair costs?

      Glad you took some value from this! Real estate is the long game, so as time goes on and rent goes up, I will continue to cash flow and balances will be paid off

    I had a similar house I found like this and in trying to work with the mortgage company on it they would only renegotiate the interest and create a new payment at current rates. It didn’t work to keep the original payment and interest. Had to let it go to auction.

    Quick question, what would be the process of paying off the $71k? Im assuming from a lender of some sort, but if so then how would we pay off the $71k ? Would that be part of and on top of the monthly payment of $1,518.62? Trying to fully understand

      I believe he pays the 71k as a sort of down payment to pay off her delinquency, then just takes over the remaining mortgage. Sounds like a good location, I wonder if he turned into an airbnb or flipped it or what.

    So I heard that she would have preferred to rent back the property as the rent she was currently staying was higher than her mortgage payments. So did she get to stay in the home? Would that be an option?

    Where does the creative financing takes place when you said $0 down ? I'm kind of loss when you said you paid $70k to bring her up to date with payments !!!

      Private lender to get the loan to catch up on payments
      take over the house “sub to”
      Sub to= subject to their existing loan
      get deed transferred to your name yet leave mortgage in their name.
      Use a company that can pay their mortgage through your llc and pays the loan directly. Do not give that money to seller
      Owner leaves house- turn it into a rental/aka air bnb and collect rental income. Ignore the idea of equity.
      “Equity comes from tenants paying off balance”~ Pace Moby
      Go after cash flow per month,
      Why would someone do this?
      They have no other options unless they are going to be foreclosed on they can’t get rid of the house, they don’t want to go down the road of bankruptcy because that can ruin their credit forever, think of yourself as a doctor-and you’re taking away their pain.

    When they say money doesn’t make you happy just think how happy that woman is knowing all her problems have been taken away by someone that has money. What’s her other option. Go into foreclosure let the banks make money and then have this on her record and stress for more years to come.

    How do you present it at the very beginning of the call that your calling them to see if they want to sell because there in foreclosure?     How is a homeowner able to remain in a house for years without making a payment? I thought the max was 360 days (180 day initial forbearance period plus an additional 180 days if requested). Clearly, I am wrong.

    I would ask her where in Kentucky that she wants to move to and then see if you can get something that you can get her in as a rent to own.
    I would try to help her.
    You can invest in a property and get someone to rent it or rent to own.

    And where will you get 70k? Is it not the same idea as if you'd paid 70k as a downpayment?

      @@PaceMorby Hi Pace, I'm your student and learning how you get deals like this. My question is, Why are we calling this particular deal creative financing that benefits the investment side? You saved that low-income family - ok, but payment of $70k as a downpayment or payment mortgage debt off immediately turning a great creative financing deal into a regular sale/buy. And it doesn't matter where will you get those $70k because you could open a traditional loan in a bank and pay that debt off as well. Or am I wrong?
