    Hi, I just have a question regarding the deposit of 800000 into a Thai bank.. The issue is how to open the bank account because most banks if not all they will not accept to open an account for foreigners??!!

      They will...but you have to show a contract for a rental condo or such👍

      I meant...you go in to the bank once you have obtained a long term contract for housing IN Thailand (NOT residence contract from your own country) ,must be Thai housing(condo rental,or ownership, serviced apartment rental, etc....but it's that easy, so with a Retirement visa you'll be guaranteed to get an account...👍

      If I'm just arriving in Thailand, I won't have anywhere to live yet... right... no rental contract! So - how do I get a bank account the day after coming out of quarantine? Can I just walk into a bank and open one? Just say 'hello - I'm here to retire - I need a bank account so that I can apply for a retirement visa!' - what am I missing here? thank you all

    Hi, for a Non O visa you don't need 800,000 baht you only need 400,000 baht I know that because that's how i got my 1yr visa the money was in my Thai bank account for 3 months and after all the form filling and information they ask for I had no problem, I have been living in Thai now for over 5 yrs with my Thai wife and have had no problem renewing my visa, just make sure you keep the 400.000 in your bank account and don't touch it.

    Is there a possibility a put equity in the form of condominium ( Bangkok) to the bank in order to satisfy the amount requirement, and does visa cover a whole family or just an individual

    Hi, I have just booked flights from UK to Samui for 1st November. I have bought Luma Covid Insurance to cover my stay and have already had my 2 Astra Zenica vaccine jabs. I will apply for COE nearer the time. My question is will I be able to stay in my Villa when I arrive in Samui or do I have to stay a certain amount of nights in a hotel.

    Today 12.10.21 my friend was at the immigration at Jomtien/Pattaya to apply for change of visa (TM87) to Non Imm. O. He arrived in Phuket with exemption Visa (45days) on 23.09.21 and the same day he transferred the 800.000.- THB on his Thai Bank account. At the immigration they rejected his application and they told him that the money has to be for 60 days before at his Bank Account.
    Do you have any approvement that the money doesn't have to be in the account for 2 month before?

    I'm planning on moving to thailand long term from USA. Do I need to buy a round trip ticket to put a flight on the departure card for immigration or can I just buy a 1 way ticket, or a cheap flight to neighbor country? I think the easy way is exemption visa then apply for retirement /non O visa while there. I may have to extend the exemption visa additional 30 days while a look for a condo/house to live and get banking straight.

    New sub here. Sorry if you already answered but I've heard the U.S. embassy is no longer giving 'proof of pension' letters when applying for the retirement visa. Do you think the Thai Immigration will accept the standard 'Benefit' letters from our Social Security office?

      It is true that many embassies stopped giving the income verification letter. Basically people went to the embassy and said I'm making $xxxx.00 in income, and the embassies rubber stamped a "verification" form without actually verifying anything. The Thai govt said that's not acceptable so the embassies stopped issuing the letters. Now, I believe that they require you to set up auto-monthly deposits to a Thai bank account. But I'm not 100% sure on that.

    I plan to be back for the very beginning of April 2022. My question is, how can I apply before departure with the new rules , directly for a Visa-O valid 90 days, as I did in 2016 ? My intention is to do only one step at BKK Immigration Department . Greetings from Italy

    One question I can never get answered is HOW you deposit the 800k baht into your account. You certainly can't take that much ($25,000) in cash out of your country. Do you need a cashier's check? You certainly can't wire transfer the money into your account from your home country while you're in Thailand.

    Why I can't get 1 year multiple Non O visa in USA if 50+. Better than getting 90 day single entry Non O visa. Non O-A has difficult requirements including FIC form signed.

    Thank you! Most websites and videos don't even mention the initial 90 days of non-O! And because of that a lot of other documents are mentioned as required, such as police record and health form. Are those not required for the first 90 days?

    That way has not worked for me today. I arrived December 8 with a 30 days "visa". Money arrived the bank December 13. Today December 17 I went to immigration office. They reject to extend my 30 days visa because it was too early. I can extend it from December 27.

    My path is get a tourist visa in my home country. After a few weeks in Thailand apply for the non O visa valid for 90 days.. With this visa I can open a bank account regardless of a rental contract ? Im hoping a a monthly rental condo would be enough. And then transfer 800K to the thai account and afterwards apply for a 1 year extension. Am I right ?

      You are correct Sir, she is giving outdated info, they stopped income verification at least 2 years ago. Instead of actually doing the verification they just stopped! I guess that it was asking too much work for a government agency here to provide support for its citizens.. I love living in Thailand but it’s becoming harder and more costly each year to stay here long term, especially on a retirement income.

    The insurance policies do not specfically state they cover covid insurance. That is a requirement for entry. Do they cover covid?

    Hello! Thank you for a very good video! Will a bank in Thailand allow you to open a Thai bank account if you have a tourist visa? You need to have an account in a Thai bank to deposit the 800,000 Baht, but if banks don't allow tourists to open an account, how can you deposit the money? I would be grateful if you could explain this situation. I have a second question: do you need proof of health insurance for a non-O visa? Thank you very much for your help!

      There are agencies in Thailand that can help you with a bank account. Google it.

    Thank you for this very useful video. Would you please advise if during the 90 days Non-O visa period, would it be possible for me return to my home country, then re-enter Thailand to apply the 1 year retirement visa before 20 days of the non-O (90days visa expires). Is it acceptable for the rental contract valid for 3 months or 6 months when applying the 1 year retirement visa please? Thank you.

      But if visiting only there no obligations depend on how you spend in here Thailand cost of living is not that expensive 🇹🇭

    If I come as tourist how can I can I show proof of residence? Who will rent house to me if I’m on a tourist visa? And you explain I can’t get OA without showing residence.

      When you first arrive, you will only need to show them your hotel reservation receipt.
      Then later, if you decide to rent a condo or a house, you will get a
      " residence certificate " from the owner or manager of the property.
      This part is not really a huge concern
      Ive been travelling to Thailand more than 8 years already
      I lived in country for 3 years on a retirement visa.
      It is really simple
      Just be age 50 and over and proof of the funds
      800k in the bank or 65,000baht, per month, like a pension.
      12 months of bank statements.........
      Its Not difficult at all

      Of course now you will need both, Covid insurance and then a seperate medical insurance. 2 different policies, in effect for the entire duration of your stay
