I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

The 60 days visa exempt stamp doesn’t seem to be happening since it said June 1st but many people entering Thailand now are still getting stamped in for 30 days
1st, the rules are official and will be applied. 2nd, it needs around 2 to 4 weeks to be applied officially. 3rd, you can check the details on thai embassy official sites, which says what I mentioned here and in the vlog. So there is no need to rush cheer up and it will be applied very very soon.

These changes are very welcome but there is another one super imporant thing that Thai government should do. They should impose strict rules on real estate agencies and regulate the greedy and often cheating agents that require 12 months or 6 months contracts for people on a 60+30 days tourist visas (or visa exempt countries), because it makes absolutely no sense that those real estate agents and agencies are asking people with visas valid for 60 or 90 days to commit on a 6 or 12 months long contract. Finding a condo for a rent online (before arrival to Thailand) has become extremely difficult for all the people who cannot stay for 6 or 12 months. And let's face it, most of the people cannot stay for that long. And staying in hotel for 3 months is outrageously expensive, as well as staying at Air B'n'B (for 60 or 90 days) which is as expensive as hotels, sometimes even more expensive than hotels. So what's the point of allowing people to stay 60+30 days in Thailand when they must sign one year contract with greedy agents and then lose money if they leave earlier? Those agents actually increase prices not only for tourists but also for local, Thai citizens. This is why Thailand is becoming more and more expensive, especially Bangkok. And we all know that condo owners would be very happy to rent their condos for 3 months as well at same price of 10k to 15k baht (for a small studio or 1 bedroom), but their agents want 6 or 12 months contracts to get higher percentage. As a final result a lot of condos stay empty and they would be easily rented for 90 days if agents are not that greedy. So, at the end, what is better for Thailand tourism: 1. To allow people to rent condos for 60+30 days and then they will spend their money in Thailand anyway, on food, temples, excursions, travels, transportation, souvenirs, clothes, gifts etc., or 2. To keep renting very complicated because of greedy real estate agents to the point that people who can stay for 60+30 days will do the math and say 'Hey, that's a real rip off! For that much money I can go to Vietnam, Phillipines, Malaysia, Bali, Inodnesia or other countries, rent easily a condo for 2 or 3 months and enjoy my free time spending money on food, activities, excursions, trips etc. Personally, I think that Thailand would benefit much more if renting a condo becomes more simple than it is now, without crazy 6 or 12 months requirements form agents. And tourists would feel more safe if they already know that they can search and rent a condo from their home countries and then get and sign a contract on arrival, obtain TM30 Form to avoid immigration problems when extending/renewing visa or travelling outside of country and everything else that is legally required from the government to have. Coming to Thailand without arranged place to stay, and then chasing condos around for days or weeks and possibly getting scammed is very very stressful and tourists will leave with a bitter taste and then next time likely choose another destination. After all, tourists travel to relax and have a good time, right? Thanks Arsen!

The 180 days of the DTV Visa could be extended for another 180 days and then you need to leave the country. You can then re enter Thailand anytime and the 180 days will start the countdown as soon as you step in Thailand and restart the process. The extension may only cost Thb 1900.

Hardly any news for retirees, you still have the biggest headache of the 90 days reporting , and the re entry visa . The yearly visa is understandable and a must to keep the undesirable out. But the 90 days and re entry can be automatic made with a card, or a simple bank application.
I live here in Thailand and l am on the one year retirement visa, and every time l renew my visa l have never been asked to produce any sort of insurance, life or a health policy at my immigration office just proof of funds that is required i.e. 800,000 in a Thai bank account or 65000 per month income, and proof of my address. and then just do my online 90 day reporting, so l do not know where you get this insurance requirement thing from as my fellow expat friends have never had to have insurance for a retirement visa either🤔
my understanding as per the Thai embassy page is that if you apply for the retirement visa while in Thailand there is no insurance requirement, and it is only required if you apply for the visa in your home country or outside of Thailand. If I am incorrect, somebody please correct me.

A lot of other TH-camrs were saying you could extend your 180'days by another 180 days. Really looking forward to more information to come out.

Good news indeed. However, as for medical insurance on a "Retirement Visa". Yeah, how about if the Thailand Govt. offered it at a reasonable price? Hummmm........seamless visits to the Thai doctor and Thai hospital in my retirement. Think about how wonderful that would be.

Is the new 60 days visa exemption extendable, like the previous one was, and if so: for how many extra days: 30, 60? Thank you for answering these 3 questions.
Yes, it's official how long stays no one knows. Can you extend if it's pre stamped, not for the free visa, so you can extend one time if pre stamped

My first issue with the remote visa, the banks.. you need 500k bhat in a locak bank but to even open a bank account, you need a long term visa in place anyway dont you?
