Some complexes will have HOA's this high. Reminder that each HOA is independently operated, there are lots of places where the HOA is much lower. I showed a couple of complexes with HOA's in the $200 - $350/month range with decent amenities like pools, clubhouse, roof/building insurance, and snow removal. Some high HOA's may include items like heat and electric as well. I am no fan of HOA's pricing, but it is important to remember they are not universal across a city, they are complex by complex.
Depending on the industry, wages have held up for the most part. That said, the housing appreciation has finally began to slow to normal levels, and Littleton, Denver, ect is still more affordable than a lot of other Metros (i.e. California cities, Chicago, NY, etc). And there are deals to be had throughout Littleton.
There is low cost housing in Littleton. I taught there and many of my students were from households that fell below the minimum income standard. The school was good and the kids were happy. The parents were nice! We aren’t all rich!

But it can be pricey depending on the subdivision. I can suggest other cities in/around the metro if you are looking for something different.

The cost there is completely BONKERS! I bet wages have in no way kept up with the cost of housing there.
