    I loved boulder back in the late ‘90s. A word on homelessness: every summer, entire tribes of transients would move into the parks in town and live there until the weather turned. These are professional homeless and they’d be everywhere in town, panhandling. I can’t vouch for whether they still do this, but it was a major culture shift every year that was fine for me when I was in my 20s, but I didn’t feel like they got along so well with older people.

    As someone who lives nearby, I would say this is a pretty accurate description of Boulder, as viewed from someone who does NOT actually live there, but passes thru a good bit. Its a quirky town, good nature and hiking, but the town itself it getting a little too crowded and dense for my taste.

      Boulder is also very deep blue politically. If you are not so comfortable with that consider the neighboring Weld county, next county over to the East. Conservative, sensable. Lots more space, less traffic, less expensive housing, and depending on the neighborhood, larger lots and homes. Same climate, but high plains (not mountains)... also, agriculture opportunities, if you are into that or want to have your own cows/chickens/horses. Boulder itself is 20-45 min away depending on where you locate.

    HOA’s in Littleton just hit $700 a month ! Stay away from HOA in any city!

      Some complexes will have HOA's this high. Reminder that each HOA is independently operated, there are lots of places where the HOA is much lower. I showed a couple of complexes with HOA's in the $200 - $350/month range with decent amenities like pools, clubhouse, roof/building insurance, and snow removal. Some high HOA's may include items like heat and electric as well. I am no fan of HOA's pricing, but it is important to remember they are not universal across a city, they are complex by complex.

      I have seen coffee mugs sold in Boulder stating "Keep Boulder Weird". The area definitely is unique with its own fit and feel for various people. Some of my favorite things about Boulder is its history, amazing homes, and close proximity to the foothills. Myself, I like the unique vibes from the area but understand it is not a fit for everyone.

    Grew up in Denver. Aurora has always tried to move past its problems but sad truth is most of the city is a dump. There are some nice suburbs southeast near Parker. Even the area around Stanley Marketplace is still sketch AF no matter how much they try to polish that turd

      I grew up on East Hampden back in 2005 right next to Hampden park, so nostalgic about that place still. I hope it's still doing ok. I always felt safe there at least back then.

      Great insight from someone who grew up here. Aurora has been in transition for a LONG time, and I believe it will continue to follow that trend. There are plenty of areas which are not great in here, but there are also plenty of areas which are absolutely amazing. I am hopeful the positive trend will continue, even if its moving slowly. The new developments east of 470 in combination with the beautiful areas along Smoky Hill and by the Southlands will hopefully help.

      Public transit is never perfect, but we are grateful to have several options in place. I know a lot of people who commute to the DTC via the light rail. It is especially helpful in the winter when the roadways are slow from any snowstorms.

    I'm a native Auroran (born in the old Fitzsimmons hospital) who spent most of 2nd and 3rd grade at Eastridge Elementary (near Iliff). The southern part isn't that bad by Parker Rd. East of I-225 is also not that bad because it's further away from Denver.

      You are correct, it is not. And it was unfortunately overblown in the media as well. The true story has emerged and I was in that very area showing homes two days after national news ran about Aurora being taken over. Myself and my clients were perfectly safe and felt very let down by the media looking for a shock and awe story. The incident at that one single complex was bad, but it was fueled by an unethical out of state landlord who was locking families out of their homes, which is why doors were being kicked in.

      Thank you for watching and commenting. The issue you raise is literally a current event that happened this week while the video was uploaded months ago, so I had no way of knowing. The situation is very sad for sure, but the Auroa PD are working to address. Reminder that Aurora is enormous, covering many square miles. Like any large population, there will be areas more and less desirable, hence the Pros and Cons review.

    Native Coloradan here… Never take where to live advice from a Real Estate Agent!!! Aurora is Dangerous!!!! Good grief, his real-estate speech on the crime rates there is nauseating! Absolutely avoid anywhere near the medical center, especially at night! Gangs, shootings at night. Brother-in-law and I were both in the army, he rented an apartment there because it was “cheap” when he first moved to Colorado, he slept with a gun under his pillow. I won’t even get out of my car to pump gas in some of those areas.

      Sorry you felt nauseous, I was just citing stats provided from the various municipalities. Like another commenter mentioned below, any big city will suffer from its areas of crime. The area of Aurora you picked unfortunately sounds like it was in a less than safe, but its not fair to label and entire city of 400k+ residents and companies supplying over 200,000 as dangerous b/c of your experience in a particular area. Aurora covers over 164 square miles, its BIG!! And not all of it or even most or even half of it is dangerous. I have helped many friends and dozens of individuals/families relocate to Aurora and they feel very safe + love their schools across multiple zip codes. The central and southeastern area of the city especially has seen positive returns on investment with many retirement communities on golf courses or new $800k - $1M+ homes going up in the Southshore neighborhood by Southlands.       Sorry to hear you had a tough upbringing in Aurora. Like every large city there are areas which are extremely safe and some which are less safe. Aurora definitely has both with some not to be overlooked amazing areas, especially in the southeastern corner.

    This is an excellent overview thank you! The open and accepting vibe sounds AWESOME, the farmer's markets sound so good and I love that you phrased it as a playground for the outdoors. I looked up kayaking in Boulder and the Boulder Creek (I think) looked super charming for kayaking. I am considering investing in a property there, I think would be a smart investment spot. And could make a nice home base while constantly traveling - it would be a relaxing base to come home to after being on the road.

      The recent construction has been difficult to navigate through Downtown C.Rock for sure. Hopefully the get everything wrapped up for a streamlined traffic flow b/c Downtown Castle Rock is an amazing place to visit!

    I'm confused. You're a realtor that wants to sell homes in Colorado, but this video is telling people why they shouldn't move to Colorado. I would suggest adding value to the video by giving people more guidance. For instance, with every objection you might talk about a positive or counter argument. This way you could address objections that concerns. Some of your buyers are still encouraging them to move and buy from you. I live in Denver, born and raised in the state. Most of these objections are silly because most of these objections live in other cities too. if I decided to move to Georgia, there would be all sorts of things I would have to consider. Would they be objections? I'm marketing executive so when I see stuff like this makes me scratch my head. All the best.

      Thanks for commenting! This is one of various videos where I provided guidance, this particular one was centered on the objections I hear from clients moving in from other states. My other videos cover positives and counters, along with some counters in this video, simply to help demonstrate that the objections I receive really are not all that bad. We have similarities to other cities for sure, which create differences and similarities, hence the objections I listed in the video. Some are not really objections, but rather similarities depending where my audience is coming from. Since you are a marketing executive you then also the understand the reason for these videos is to provide value to a wide array of people and most importantly, to drive conversations with the viewers.       😂😂 I do miss Dayton, especially some of the historical colonial homes I did not appreciate while growing up there, and the apple orchards in the fall with Ohio State Football season dominating most weekends. After living in DC for a bit and then living in Denver, moving back to Dayton was not exactly high on my list. But I do appreciate every chance I get to visit! Cheers and thanks for commenting!

    I'm British and live in the UK. It's always been a dream of mine to move to an amazing US state such as Co. However, it seems like the grass and trees aren't very green. Almost, a dry looking grass that you get in a hot country. The UK is the most beautiful green grass and trees etc. I'm assuming it's because we have so much rain in the UK so it's full of greenery. Does it rain much in Co? Or is it quite a dry state? Thanks for reading. Best wishes 🙂

      Thanks so much for watching and commenting! I have always wanted to visit the UK and take in an EPL soccer game (Arsenal Fan here!). Compared to the UK, Denver is definitely not as green with trees. We are a semi-arid climate with rain throughout the year, but more dry times than wet times. Our Spring and Late Summer usually have the most amount of rainfall, which really helps the area green up quickly. But it is usually short lived to the climate of our state.     I was born here and the state used to be amazing, this place has been hijacked by crazy LEFT and they are destroying it. The state and mountains are beautiful, but I feel once the drugs came in the population changed and started pushing agendas, it became a sanctuary city and flipped from red to blue. The homelessness is crazy and the new Denver mayor is making it worse, he wrote to book for taxing people, defunding police and giving our money to homeless addicts who make the streets unsafe. I have lived around the world and America is going to hell and Colorado is helping lead the way...if people don't wake up soon this empire like Rome will fall and if the WEF has their way - Denver and Colorado will be full of 15 min cities with digital rental scans....but wait that is conspiracy to those who don't study.

    People who move to Denver from East of Colorado seem to love it. I've found people love Colorado for the beautiful mountain areas, move to CO then realize they ended up in Denver.

      A lot of the people I help relocate here seldom land in Denver proper. There are a few, but they are wanting that Urban City Lifestyle, which has come a long way in Denver since I moved the the area in 2004. Most find a surrounding City that matches their lifestyle and work preferences, which combines a great area to live with having access to the Colorado landscape.     The entire Denver metro area has gone to crap the last 10+ yrs. Literally. Last time I visited the capital building for a work event there was human feces on the sidewalks around the multi block long homeless camps.

      Thank you for watching and commenting. Fortunately Aurora is outside of the Denver City Limits and while they do have a homeless population, it is not as dense as downtown. Hopefully some of the tiny home parks and homeless assistance programs will help to start mitigation some of the impacts. It will be a long process for sure.

Maybe decriminalizing drugs and giving homeless people free stuff isn't the best way to get rid of homelessness??? As a lifelong Colorado resident born in Denver, it really does make me sad to see what the city has become and is becoming. I would not advise anyone to move there that doesn't have to for work.

    Born (1970) and raised in the Denver metro area. Was gone for about 20 years while I was in the Navy. Moved back in 2012. Bottom line, I now can’t stand this city. Dare I say “hate” it?! …. It’s a shit show! The people are rude and snobby. It’s stoooooooopidly overpriced. It’s not that great when it come to a fun urban atmosphere. Honestly, the only thing I like at this point is Red Rocks. As an airline pilot I have the option to live almost anywhere I want and once my youngest kid moves out on her own, I’m outta here.

      Thank you for watching and commenting! I could only imagine how Denver looked when you were growing up here. I know how my hometown of Dayton looked & it is vastly different now, but nowhere near as big as Denver. I have come to appreciate the various neighborhoods we have here in and around Denver, and especially the improvement in our food scene, downtown attractions, and boutique stores that have emerged. Not a huge fan of chain stores choking places out, but that is impossible to avoid. Red Rock is by far my favorite music venue, along with Fiddlers Green, The Fillmore, and I am learning to like Mission Ballroom. Shows at Empower Field and Rockies Stadium have been fantastic as well. As the city grows I do see us continuing to attract the larger musicians, businesses, unique restaurants, etc. I also get this place is now not how you remember it, which is how Dayton and Ohio State feel to me.     Aurora? why.... Look at better places even if its a bit more than Aurora, you will thank later. Highlands Ranch, Lone Tree, Castle Rock, etc

      Aurora is a great fit for some, and not so much for others. I have been a resident of Littleton & Highlands Ranch for since 2004, so I am partial to that area for sure, and I have family in Castle Rock & Lyons, CO.       We do have some of the lowest property tax rates in the nation, insurance varies depending if you live in the mountains or in the metro area. Insurance on mountain properties can be very costly due to the weather and wildfire coverage requirements. But per square footage of the home to annual property tax, Colorado is lower than the majority of states in the US. New Jersey and Illinois have some exceptionally high property taxes per Yahoo Finance. Thanks so much watching and commenting!!

    Good analysis. Thanks for your video as a 31 year old native of Colorado! People need to stop being so pessimistic, be grateful to be alive and live in this state! Colorado has experienced a net migration out of the state in recent years due to the cost of living and pollution. Homelessness and illegal immigrants have also strained the system. My best advice is to be a human and adapt if you live here.
