    The important thing I see here, is that there needs to be a different kind of developer. Most optimize a project for profits. A new type of developer needs to develop for optimal livability for the residence. Forget about profits, build for the livability of the community and let the profits fall where they may. Stop building for high profitability and build for livability and let the profits end up where they do.

      Great point, Garry. I actually love the concept of villages in Summerfield and the video was done beautifully. I applaud Mr. Couch for his persistence and for sharing his vision but this video does not show what the people of Summerfield don't want. Summerfield residents spent long hours working to come up with the current UDO, which calls for low density and NO APARTMENTS (which are part of the plan but you don't see any in the video). I hope our town leaders will listen as they said they would during their campaigns. If the text amendment is approved, there's no turning back no matter how many public hearings are held during the actual development phase. I respectfully ask Mr. Couch to consider modifying the plan so that it would be more in line with the UDO. I encourage people to do their own research and to not be swayed by the shiny things in this video.

      @@carlabluitt5046 If the apartments are like the ones in the other towns mentioned we should be so lucky as they look like lovely town homes and villas.

      @@michellec6336 I'm sure they'd be beautiful but the issue is far greater than aesthetics. How do you feel about the fact that Summerfield citizens spent hours upon hours away from their families discussing the future of Summerfield and finally came up with the UDO, which is the document that regulates the use and development of land and buildings, only to potentially have things "undone" by an amendment that goes against some of the key tenets outlined? The UDO calls for low density and NO APARTMENTS.

      Trust me they optimize for profit. It is simply a better more thoughtful and controlled approach. What I can't understand are all the ugly, 4000' 1.5 acre houses. Should be arrested for malpractice :)

    The dwelling zoning laws were put in place to keep developers like Couch in check. If they are changed, Summerfield will never be the same, it’s beauty, farm land, rural nature.. gone. What this means, it will open the door for low quality, cheap side by side dwellings to be erected by Couch’s friends after this village is built. This is a pure $$ grab, as Summerfields taxes grow the highest ever in its history if annexed by Greensboro, this plan was set in motion since the 90’s. I’ve lived through this in FL and NY. You have no idea what you’re asking for.

    We don’t want the extra traffic and the condensed living- once this starts, Summerfield will change all over.

      Do you know how much traffic sprawling miles of McMansions create? Development is going to happen. The question is do you want thoughtfully designed, walkable development that uses less land per family or not.

      ​@@gerardmoran9560 I'd love that--thoughtfully designed, walkable development in line with the current UDO that encourages smaller homes, duplexes and quadplexes. That's what I want to downsize into...not a fan of apartments.

    What you see in this video the vast lands the farms the trails the safety the small town environment, what you see in this video will all be gone. You’ll see apartments more traffic more businesses an extension of battle ground all the way up beyond Summerfield. The school rating will drop, the economy may become a bit stronger, but the feel of Summerfield will be gone. If you’ve looked at other places who have proposed and completed this idea you will see exactly what I’m talking about. Look just south of Summerfield into Greensboro there are areas that used to be vast, beautiful farmland and now they are dripping with traffic businesses and homeless signs. Trust me it will happen! This looks like a money grab to me, at the cost of Summerfield residents. I especially love how they degrade the beautiful homes of Summerfield that currently exist that are on 2 acres. The space between the homes, while still maintaining the land, makes Summerfield what it is today.

      They aren’t degrading the homes of Summerfield. They are saying that the way those homes are built are not sustainable for growth and if they continue that way Summerfield will just become a suburbia town with no scenery and maybe a farm or two left. If they proceed this new way it will allow for growth that won’t wipeout the natural beauty of that town and it won’t destroy the rural feeling of the community.

      @@ligerzeroschneider8594 but with Battleground traffic flow up north lots of business moving In and more people! I enjoy driving through historic Summerfield and just seeing a couple cars at the stoplight if any. It’s nice to drive from Summerfield to Oak Ridge and the joy the scenery with no traffic that will all be changed. How can it not with 1000 more people and half that many vehicles added into one area? You are telling me he is doing this to keep Summerfield rural because it’s so important, you are telling me this has nothing to do with a money grab? Come on!

      The open space is going no matter what. It will be filled in with homes on two acres. This plan looks a lot better and preserves open space and creates public infrastructure that anyone can use.

    I feel that this video is DISHONEST because it doesn't highlight, mention or even begin to describe the apartments that are in the plan. It is completely disrespectful to the town members to leave out any mention of it. If something this big (1,200 apartments) is going to be covered up, what little things will also be hid from public view?

      Why are the apartments left out of the video? Why are they left out of the master plan map displayed on your website? Why is there no mention of them?
      Do you call that "TRANSPARENT"?
      I hear the WORDS you are saying. But the actions are unfortunately not lining up. Why is that?

      It’s really unfortunate. Just leave the town alone the traffic is great and historic Summerfield please don’t bring more, please! Additionally, packed schools! I want to be able to drive through historic Summerfield and just see a couple of cars at the light. It’s just a shame because to me this seems like a money grab and not a dream. And not only that if it’s a dream of a single person it should not be imposed on the rest of the city! Why not do this somewhere that’s already congested and leave things as they are.
