      Dan, I do cold calling extensively to set appointments so that I can meet them and pitch about my products in person. Sometimes, these prospects respond positively all the way until the meeting time, where they just ghost on me at the last minute. Is there something that I'm doing wrong? Or are there any ways to mitigate that? Thanks.

    2. When prospects ask about a specific product
    3. Prospects use possessive statements
    4. When prospects ask about price
    5. When prospects ask about delivery/ start date

    Prospective buyer's signals
    1.Spending time looking at one product type.
    2.Looking around for someone to help them.
    3. Asking questions about the detail.
    4.Asking about the price.
    5.Using possession language.
    6.Asking another person's opinion.
    7.Body state changes:Any transistion in non-verbal communication will typically signal a change in mental state that may well indicate a readiness to buy.
    7.Touching the money: If they touch their wallet or purse and especially if they get out cash or credit card,this is a strong signal for you.
    However,if the customer is not ready to buy,they may exhibit the following:
    1.Avoiding eye contact with you.
    2.Making "not now" excuses.
    3.Casual handling of the product.
    4.Looking at many different products.
    5.Moving around quickly.

    Great video Sifu. I think the salesman enjoyed listening to himself too much instead of listening twice and looking at your words and reactions to the product he was selling to know now was the time to close the deal. People are so used to talking that they don't see the things you had mentioned to us when the customer is ready to buy. I think the personalization of an item speaks volumes that they want the item. Now its a matter of closing the deal and moving on to other customers. Great lecture Sifu.

    I know that I have lost sales, there is so much to know and learn about sales. Sales is fun yet requires work. I was caught up in the it sales itself, but the more and more I think about that saying I find it not to be true at all. You have to put forth the work, training and investing in yourself to learn everydat and take action. This video was very helpful and tools that I can start using asap. Great Tips!

    I just come randomly across this video, when today I closed a quick deal with a prospect who was in touch with me for almost 2 years, small sale but the first one with her. I indeed understood that this time she was ready after I have recognized now signal 6 as she was asking delivery date. I just pushed her a little for confirmation of delivery tomorrow and the deal was done.

    Dan I'm so impressed with your techniques yesterday I began selling shovels, I bought just cheap items of eBay ie herb vapourisers just to move them on, and other items that are in demand on the street level I can double my return bottom line, thank you Dan you have helped an alcoholic turn his life around by investing the money I use to piss up a wall, yes 30 years ago I was earning $100 per hour as a house builder, then crashed...     Thank you so much for your videos. I have applied them and they are effective and give results!! Buying signs, I identified was the way they asked for pricing and touching the merchandise! I need to stop talking and let them feel comfortable to ask more of the product or services!! I actually missed a couple of sales because of this. But it's okay 👍 now I'm going correct that behavior!! Thanks 👍 😊

    Great info, but I disagree with the head nodding signal. People nod their head for a number of reasons: agreeing, appearing to understand, reassuring others while they’re talking, etc.

    Oversaled once, never did it again. I was too exicted for big business with prospect that before closing one deal I was already selling another product for extra. It is good to close another deal after the first because the prospect is still in “buying high”. Always close the first one! 😄 Great work, Dan! 👍

    I moved to Taiwan last year and married my wife. Not wanting to be another foreign English teacher I have started a small business selling Aussie Style Hotdogs in the local night market (we all start somewhere). My wife who is a national and speaks the language talks to the customers and relays they're orders to me while I do the preparation, cooking ect etc. My wife knows nothing about sales or business, so I'm trying to explain a few things to her. The other day a gentleman stopped and was curious so started talking to my wife. About 30 to 60 seconds in they guy pulls money out of his pocket. My wife continues to waffle on for another 2 or 3 minutes. After the transaction was done I said to my wife, that guy was sold and ready to buy after 60 seconds of your 5 minute exchange. She says how could you possibly know that. I explained how the man pulled money from his pocket and practically waved it in her face. I don't know about you, but I've never seen a bigger 'take my money' sign then that.

    Hi! I like and agree with nodding the head and the using of possessive statements. I work in senior living and I am selling high end apartments with hundreds of thousands dollar entrance fees for high priced apartments and the main concern with everyone that comes in is selling their home - leaving their home and how to downsize. So when I do a sale I have to develop that trust with the Prospect and it could take months before they buy. But I also have to agitate the problem which is being home alone when elderly; house expenses, there’s the safety, socialization issue. So when people start moving towards the sale and trusting me and asking questions about risk and when they can move in then I know they’re heading towards the sale. I had a question, is it a good idea what I’m selling to say “so if you were to choose to live here this is what you would experience” and give them an example? Or is it better to talk as though they are going to move in and they already have moved in. Thank you for any insight and thanks for all your help.

    Hi Dan. I used to be away from sales but was good in marketing anything. But from last 5 yrs now I m into sales. I m presently into tour and travels. I always was fearful but now I have same qualities as u mentioned. But in some scenarios consumers gives us all signals but does not buy. Why do u think this happens.
    I give then discounts, I give them what they want. I also help them but sharing what is useful for them. But still I miss out them. I need help on this.

    It's funny that you showcase this video, one of the mistakes I was doing when selling from booths (best practice by the way) is when people ask me:
    'How much is it?'
    And I say 'I'll tell you after you read it and I tell you more about it!'
    Most of the times, if not all - whether they read it or not, they still believe the price is too expensive, so by answering these questions up front and not blabbing, I save my time and the prospects time.
    Always eye opening, Dan! Let's see how many of these I can pick up next week! ;-)

    I Dan,
    Would be nice to have few introductions/concepts to make people like you right at the beginning of the meeting.
    We concentrate too much on the middle and end of the sales process which means absolutely "NOTHING" if we do not get off to a good start.
    Sometimes is the first look or the first statement we say...
    Could you share some light on this "Initial-Stage" of the sale process everyone seems to forget?

    I just realized I had so many clients that were willing to buy my products but I didn’t have the confidence to fight for my sale. To close a sale. To ask for money. I would have gotten 10 clients by now in this 6 months. Anyway, you make mistakes and learn. I believe all can work out now💪🏽

    I thought I had a customer wanting to start a job, and when I told him I wanted xx for a deposit they ghosted me. Was that an indication I wouldn’t get paid for my work? Love the videos dan, I’ve been trying to implement some of your techniques to my Excavating business.

    1. Nodding
    2. Ask about the specific product
    3. They use possessive statements “this would look very good in our living room!” “I should send my friends to your training.”
    4. They ask about the pricing
    5. When your prospective is asking risk minimisation technique. “How is your post support, product warranty?”

    1. To capture an attention of customer is uphill task but after watching your videos seems there is a catch.

    Morning Dan. I recogize the touch one. But some sales people overuse this one too much. Like some sales people put the product in your hand.. like those in New York.. selling personalized cups etc. Funny thing is u feel guilty and actually buy it 90% of the time hahah. Instructive video

    In the Furniture business, I recognize “do you offer financing” and do you offer discounts etc. I’ll certainly be more aware of this and take more action with my prospects!
