It’s a beautiful home, but I think the contractor missed several opportunities to make this home even more special. Certain areas, particularly the basement, seem like afterthoughts and lack a defined purpose. The basement could have been designed with a clear function in mind, such as a guest suite, a hobby room, or a state of the art home office. Also, I really hope that the backyard is landscaped well with a beautiful pond and walkway. Considering the price, a pool would be nice too. It’s a lot to ask, but we’re talking about $4 million! Additionally, considering the size and price of the house, I find the inclusion of a Jack and Jill bathroom to be a major drawback. In a home of this caliber, each bedroom should ideally have its own en-suite bathroom. Furthermore, adding balconies to each bedroom would enhance the living experience and add a touch of luxury that one would expect at this price point. With so much space, everything should be purposeful. There should be a large laundry room (or 2-3 dedicated laundry areas), a larger exercise room with mirrors and sauna, and even a bigger powder room to accommodate the needs of the household and guests. Overall, while the home has many beautiful features, these design choices leave me feeling that the space could have been utilized more thoughtfully to create a more cohesive and special living environment. I know my thoughts might sound pretentious, but we’re talking about a house that is almost 4 million dollars. Perhaps the location might be driving up the price.

Luv this one!! Should have staged a movie room in the basement. The master was right of the stairs. I'd prefer it to be towards the far side of the stairs. Also, the master bath could been a little smaller to allow the master to be bigger. Two shower heads in the master bath was goofy. Yeah, the master closets were missing drawers or more pizzaze. The butttlers pantry had pizzaze. A pool, even a small one is needed.
This the prettiest layouts I've seen so far. Everything makes sense and is spacious. Oh, and that desk is for mail, couponing, writing out bills, weekly schedules, etc.
Love how you put yourself in each house as a buyer, making sure you include Tamika's tastes and wants, and where the kids would be. Seems like a house for someone who likes to entertain, with all of the seating areas and the huge pantry, cabinet storage, and wine cellar. Were there 2 dishwashers, one on each side of main sink?

Beautiful home. $3.9M seems like the location is part of the reason for the price tag. Things I'd change: All rooms aside from the MB Suite should be mini-suites. Separate toilet/bidet rooms from rest of bathrooms. No shower/tub combos. Standup showers with separate jacuzzi tubs or mini versions of master bathroom. The back porch area would be an enclosed deck with grill, mini-kitchen/bar, comfortable seating, flat screen, etc. JMO, the neighbors house (back porch area) with the trash outside would have to be further away. I believe they need to come down on the price.
I agree 100%! It is a beautiful home. The location must be a contributing factor. Considering the price and the square footage, I was surprised to see that the contractor decided not to build en-suites in each bedroom.

There are many facets within this home that I absolutely love (like the pantry!!) but for a brand new build I'm perplexed by some of the choices the builders made. For $3M they needed to pay more attention to the details for the built-in closets. And while I like the pop of blue for the desk, I don't understand the placement right by the bathroom and back door when the mudroom cubbies should have gone there. At that price point finish the wine room properly or don't include it at all. If there was a way to go back and jenga the layout differently it may be worth it but otherwise I'd pass on this one but would be willing to look at other properties they have rehabbed or built.
Another thought. I know a lot of bathrooms have pocket doors, but you never check out the regular bath doors as to whether they open inward or outward. My mother, a nurse, taught me that bathroom doors should always open OUT. Because, if you feel ill or faint, you may head for the bathroom and then collapse on the floor. Or slip and fall after a bath. It's just harder and takes longer to reach people that need help if they are blocking the door and it opens INWARD. Just a thought.

Beautiful home. Seems well built. The mstr closets are fine to me because there's 2 of them. The only thing is the screened porch should've been built off of the main living room. That way the other room could be used as a downstairs bedroom instead of another sitting area. There's 4 sitting rooms.
The house is very beautiful and has great curb appeal. I really loved the kitchen and especially the hidden pantry. The only thing that was really disappointing was the master bedroom. I thought it should have had more windows and be more spacious. The closet did look very ordinary as compared to some of the ones you have shown in other homes. Love all your videos, Jonathan. 😊

My dislikes are the master bedroom. Preferably I would prefer it down stairs. The master bedroom is a bit small for me I would love a sitting area. With the primary on the second floor, the corner bedroom you entered first should've been eliminated and that space utilized as part of the primary suite. You're spot on that the primary bedroom lacks in natural lighting. Other than that, kudos to them for building out two pantries befitting the size of the kitchen, the flooring, bathroom tile choices, unique countertop cuts, paint colors, fixtures and hardware. I believe the desk that is off of the kitchen would be utilized as a home budgeting/planning space, since it is directly off of the kitchen and by the garage. I suppose it could be utilized as a child's study area, because there is an office area set up on the opposite side of the main level. Very pretty build, but worth close to $4M? hmmm

I think they started with a shell of a house. That's old brick. The proportions of the interior are old, not new. Note the tall ceilings, coffered detailing, and the wider doors. The hardware on the doors, e.g. in the basement...some of it has paint on it. This means this is new paint but not a new door. I'd swear this house is not brand new construction. They've kept the nice things, though. Only one powder room for all that party space? I HATE the stove. It's so dated. Current would be electric of some kind. The shower with the glossy gray tile looks like a prison cell. I HATE the master bathroom. It just looks cold and drafty. The shower doesn't have jets? I LOVE the herringbone floor in the lower floor. I thought you were going to say $6M. Totally worth it. IF they've incorporated energy efficiency elements. If they haven't, retrofitting will be EXTREMELY expensive.
Nice house but it's a no for me because I don't like having a diner room at the front of the house and there's too much white. I don't like white kitchens or white walls unless its in the bathroom.

The great home I love it. I would buy it but not for 3.9 million. While the home of that size would count for that the floor plan which is very historical and meets the area does not meet that price range in my opinion. People that are looking in that price range aren’t looking for that style home usually. If the home was sitting near our university, and I don’t know where this home is sitting at, but if it’s near university, it could command something close to that being that big and that lovely but if it’s in your random suburb an area, I don’t think people be looking for that style of home for that amount of money Because the home speaks old money. This home speaks historical value, even though it’s new. The home is beautiful, but it would only attract a certain type of person that likes that type of home and is that a home that they can afford. Someone spending $4 million on a home in that area I believe would be looking for something that looks more modern. Literally your cookie cutter with all the bills and whistles screaming very loudly. Now put that home in California at that price at home is selling tomorrow.
Nice house! No, I wouldn't buy it...not as it is. No laundry room upstairs? Nothing is worse than going up/down 2 floors/levels to the laundry room from the bedrooms. If that's a wine cellar...it shouldn't be! It has too much space that isn't being used. I'd make it a sauna and the bar area the gym. That room you said was the gym would be a theater room. That 3rd living area on the 1st floor would be a guest suite or another primary bedroom. There should be 2 islands in the kitchen instead of that big one for more seating and usable counter space. Didn't see if there were multiple dishwashers, but it should be at least 2! You didn't go outside to the patio area, but it looked small. Couldn't tell if that bedroom with all the windows was next to the primary, but it would be part of the primary bedroom suite! Then there would've space for the laundry room. How did you get to the back stairs? That desk area would be a pet station (I have big dogs, especially with that door from outside. Where's the elevator? Nice house but it's a no for me because I don't like having a diner room at the front of the house and there's too much white. I don't like white kitchens or white walls unless its in the bathroom.

The great home I love it. I would buy it but not for 3.9 million. While the home of that size would count for that the floor plan which is very historical and meets the area does not meet that price range in my opinion. People that are looking in that price range aren’t looking for that style home usually. If the home was sitting near our university, and I don’t know where this home is sitting at, but if it’s near university, it could command something close to that being that big and that lovely but if it’s in your random suburb an area, I don’t think people be looking for that style of home for that amount of money Because the home speaks old money. This home speaks historical value, even though it’s new. The home is beautiful, but it would only attract a certain type of person that likes that type of home and is that a home that they can afford. Someone spending $4 million on a home in that area I believe would be looking for something that looks more modern. Literally your cookie cutter with all the bills and whistles screaming very loudly. Now put that home in California at that price at home is selling tomorrow.

Nice house! No, I wouldn't buy it...not as it is. No laundry room upstairs? Nothing is worse than going up/down 2 floors/levels to the laundry room from the bedrooms. If that's a wine cellar...it shouldn't be! It has too much space that isn't being used. I'd make it a sauna and the bar area the gym. That room you said was the gym would be a theater room. That 3rd living area on the 1st floor would be a guest suite or another primary bedroom. There should be 2 islands in the kitchen instead of that big one for more seating and usable counter space. Didn't see if there were multiple dishwashers, but it should be at least 2! You didn't go outside to the patio area, but it looked small. Couldn't tell if that bedroom with all the windows was next to the primary, but it would be part of the primary bedroom suite! Then there would've space for the laundry room. How did you get to the back stairs? That desk area would be a pet station (I have big dogs, especially with that door from outside. Where's the elevator?

Love that house, I would not buy it, it's too large. I noticed when you entered the front door, there was no coat closet. Since there are so many sitting rooms in the house, maybe a closet can be installed in the room across from the dining room. The only reason it's been on the market for that long is because of the price. When you spend that kind of money you want to house to be as close as possible to your dream home.

For 4 million too much wasted space!!!! That island only seats 2 for 4mil?!!?! No double stacked ovens?!?! No coat hooks closet or shoe area upon walking in the home for 4mil?!?!? The main bedroom size and small closets for 4mil?!?!? Wine cellar not temp controlled!?!?!?! No outdoor kitchen/entertainment/pool area?!?!?
