  • Is living in an HOA community in Georgia right for you? People comment all the time that they will never live in a neighborhood with an HOA. Well, here in North Georgia, you are going to find that refusing to live in an HOA community severely minimizes your options. They are not as expensive here as they are in most states and the whole goal is to keep your property values high so what is living in an HOA in Georgia like?

    I don’t like HOA, also a lot of new home are so close to each other.
    Depends, Some of HOA fees don’t cover those fees.

    I literally just moved to Braselton from TX. We're in a HOA community. They cover trash, lawns, and so on. You can tell a huge difference from the community next to ours that's not HOA.

      It might be a southern thing for neighborhoods to get trashy with no HOA. I used to live in Pennsylvania with no HOA and neighborhoods generally look fine with no noticeable issues.

    I am SO glad you talked about chickens!! We are in Oregon and contemplating moving their for my husbands work. We absolutely wanted property with chickens but now i am thinking NO HOA community will have to be what we look for or we will have to abandon the chickens 🙈🙈🙈

    I live in a beautiful subdivision in Cartersville and we pay $550 per year for our HOA. I personally love it, it’s a bit aggressive because the HOA is essentially tan by the builder until all homes have been sold and then we can take over the HOA. The HOA here has truly forced out people that may be used to having their house looking like a hot mess and they then receive so many fines that that they end up leaving.

    We're within walking distance of downtown Alpharetta and our entire subdivision is without an HOA. I met a lady from another subdivision who told me her kids were throwing a frisbee and it landed on their roof. She left it there for a while too long and got fined. I have done a lot of things that probably wouldn't fly if we had an HOA. I planted lots of fruit trees in our front yard. I have six Musa Basjoo ornamental banana trees and two clusters that are over 22' tall. I planted several Windmill Palm trees. These are cold-hardy palms suitable for our growing zone 7a and grow to 40' tall. These are beautiful trees that are like something you would see in the Bahamas. There are however some people here who will say palm trees are inappropriate for North GA. I also have a greenhouse in our backyard you can see from the street. Thumbs down on HOA.

    I am enjoying your videos! I have been on our FL community HOA board for about 10 years. We have 88 homes so a small neighborhood. We have Covenants registered with the state of Fl and we also have rules & regulations. We have a Property Management company that handles all the business (accounting), etc.

    I looked at sub divisions with and without HOAs. The HOA homes were much nicer. One house that was not in an HOA was a no-go because their next-door neighbor had 3 pickup trucks parked in the backyard lawn. It was in plain view from the home's patio. Maybe they are nice people, but that does not mean that they share my values on common courtesy.

    I think HOA is important as you mentioned if you don't want a decrease of value when selling your home. Let's face it, some people do not take care of their property... that's a fact! I've been there and done that.I have had issues in the past without a HOA. We once had a neighbor in our subdivision, she decided to paint her house HOT pink and she did, luckly the city council made her repaint the house because of complaints. I have a contract on a newly built house in a 55+ community in Buford Ga. $135.00 a month HOA fees. which includes cutting the grass, weed control, termite control, trimmed shrubs and also garbage included. No pool or tennis courts and I'm fine with that. However I have other amenities near Lake Lanier. if you are from out of state I do recommend that you find seasoned realtor here in the Metro Atlanta.

    I love it. Currently own a home in Perry GA within an HOA community. I will never live in any community with out an HOA. My wife and my self will be looking to relocate by August of next year. looking at Cobb or Gwinnett county or around the Dunwoody area, since we both work from home now. I enjoy this video. Question for you, can 450k get us a new build in those counties. For Gwinnett, i am looking at Dacula or Suwanee. I grew up in Duluth. Veteran here also, and 100 percent tax exempt. Thanks.

    You may want to discuss living in a covenant community without the HOA restrictions and fees.

      Unfortunately, without an HOA, there really isn't a way to enforce the covenants. You need an HOA with money to take an owner to court. Otherwise, you could try to pursue through the civil court system.

    I’m in Ellijay right now in a cabin and I’m loving it. Only thing is all the way in the woods. I like Marietta and Alpharetta so far. Tomorrow I’ll go to Snellville. Gwinnett has some
    Nice schools as well. I really don’t loke H.O.A. As well. We went to Forest Stone it’s a really nice area

    As someone who has never purchased a home (but is looking to in the next few years possibly), I like the idea of an HOA for the reasons you mentioned. My parents currently live in the Macon area and have an HOA, which keeps their community looking really nice. Where they run into issues in their community is with covenants...so like the rules of the neighborhood that are supposed to be enforced by a board, that actually aren't very well enforced and it creates a dangerous community environment (it's a golf community where children are not allowed to drive golf carts, but yet they are out all the time and it's become unsafe for both them and motorists). Is it possible to have an HOA and no covenants? Or are they essentially one in the same? Is there a difference?
    Love your videos, BTW. I live in Marietta and will definitely keep y'all in mind when I'm ready to buy my first house!

      Thank you for watching! Yes, you can’t have an HOA without covenants.That’s a shame that the neighborhood doesn’t enforce the rules! One way to get a good read on a neighborhood is to talk to some neighbors before buying in that particular community and of course, you can always request a copy of the covenants to check the rules prior to making an offer-but speaking with neighbors would give you the best idea on the actual enforcement.
