You forgot to mention the school taxes in Gwinnett County that is assessed on your home and up to one acre of property. This is a con, and likely a reason for the high school ratings. However, the con is somewhat offset by the pro of higher school ratings.
Suwanee seems like a nice area but there is a low amount of house inventory there. Are there other areas that you would suggest that give a similar feel to Suwanee as a possible alternative?

They do! Suwanee Town Center hosts them frequently.

Buford and Sugar Hill are comparable to Suwanee but they too have low inventory levels because the demand is so high!
