      Discovered your channel last night from Cash's channel & have been binge watching your vids. Love your videos! In fact, after watching a few my daughter (25) decided she wants a career in RE, & I too decided to go for my license. Since we live where NY, PA, & NJ meet, we are debating on whether to get NY or PA license. I have a question for you, I know that NY has reciprocity with PA but can an agent sell in both states under a NY broker or would we need to use a PA broker & NY broker to hold a license in both? Thanks for any Info. Couldn't find an answer to this question online.

      Fantastic video Erik!! That is one of the best layouts I've seen in a 300sf studio. Would've loved to have found something like that when I was a student at NYU. I love your take on studio apartments, and why people choose to pay high rents for such tiny apartments. You're absolutely right about people coming to NYC to create their dreams. This is one of the few cities where the possibilities are endless. But I would also add another reason. In your 20s, this city is a paradise. I lived in the West Village and Gramercy Park; both in tiny studios that barely had a kitchen. But that suited me fine because I wasn't really "living" in the apartment...l was living in the city...with all of its restaurants, clubs, theaters, and all the other fabulous places to hang out with friends and make new ones. The apartment was where I slept, bathed, and changed clothes for my next adventure. I had a glorious time. And I bet there are a lot of other people who are living that life too.
      Please do more small apartment tours. The $20m penthouses are great, but way out of my pay grade. But a small apartment can be a penthouses for someone who dreams of living where everything is possible.

    This apartment is actually well designed. What I really liked was that kitchen is not just stove top and sink, there's enough space to actually cook.

    Out of all the micro apartments you've shared I think this is one of the nicest ones. Definitely doable because of how it's designed. Thanks for sharing! And honestly I prefer the more "accessible" apartment tours than the billionaire ones.

      2300 for a closet lol. no way to talk that right. landlords are selling the ny dream which died ages ago, its not the best city anymore in the US like it was 50 years ago.

    As nice as the $30m places are, most of us can never afford them. The $2k a month places make it seem attainable and offer up what it's really like to live there. You and Cash are my favorites to watch by far.

      @@erikvanconover - I love that apt. Granted I live in the south with 2100sqft built in the 1880s and less than a mile from the French Quarter, I like the simplicity of these studios. That 300sqft is maximized to the extreme.

      @@jlui21 this micro apartments for over 2k/month make me feel really good about the 800 sq ft house on half an acre with hardly any neighbors that i own and pay 700/month for. i enjoy these videos for seeing the limitations, NOT possibilities of NYC. makes me much happier with the decisions i have made.

    it is always so baffling to me when i hear prices like 2300$ a month for just a studio in nyc when we pay for a three bedroom apartment not even 800€ here in germany.

      $2300 a month equates to about £1750 in UK sterling and I'd say you could rent quite a spacious 2 bedroom apartment for that in a very nice, sort after - but not necessarily hugely wealthy - area of London.

      I’m in Raleigh NC on the east coast in the states and a three bedroom apartment here costs roughly 2500+. NYC is obviously way more expensive but it seems according to others that the housing market in Europe and other areas of the world are priced far better. (I say this as someone whose never been to Europe so correct me if I’m wrong please!)

    Bring on the micro studio apartment tours and the vlog videos of life in NYC! Don't get me wrong, the mansion tours are incredible and you do them so well... but there's something so "real" and honest about seeing a more "normal" side to NYC :) Plus, I always enjoy your "city tour" type videos too!

    I like this apartment. Nice sized kitchen and private bathroom. I'd use the loft for storage of off season clothes. A murphy bed would be perfect for this apartment.

      My wife and I have a place for $1200 and it is 1200 sq ft townhouse in chapel hill, NC! We have a back patio and second story balcony as well.

    If you can afford to $2,300 a month for that glorified closet, you've already "made it happen". The rents are so ridiculous, people have grown accustomed to thinking that they are reasonable SMDH.

      Seriously. For how many people "make it" in NY, there are a thousand others who will work for the rest of their life because they can't retire. They spent their life buying things they don't need, to impress people they don't like. My cousin living in NYC who's the same age as me, lives in a non air conditioned closet, paying $1,800/month. That's not living, that's surviving.

    I'm glad he commented on WHY people live in tiny spaces in NYC. NYC is amazing, an adventure, vivid and beautiful. When you are young and/or chasing your dreams, the tiny space doesn't matter as much.

    I just found your TH-cam channel and subscribed to it. I love the way you show the apartments. You don’t waste time talking about things that are irrelevant, you go straight into it. You spend the perfect amount of time showing each room and different apartment features . You have a kind and friendly nature about you that definitely comes through to the viewer and a positive energy also. On a scale from 1 to 10 , you absolutely score a 10 plus. And I do prefer the small apartments as opposed to the million dollar mansions. The smaller ones just have more character and to me they are so cozy .

    Such a great episode. Ppl that get it , get it. Big lights and big City of dreams. There is no place in the US that has the same energy as NYC. I would love to see apts in the $3k-$5k range. Maybe they aren't struggling artist however they aren't Wall Street brokers either. Like a mid range.

    Realistically i could make a space this size work for myself but $2300/month is ridiculous. Affordability-wise and socially, i'd rather have a roommate or 2 and a larger living space

    Everything is really worth seeing! I love the small apartments under $3K a month as much as I love the $30 million dollar homes in Colorado. What I really liked about this one is seeing the “water closet.” 😂 Hey everyone needs one, rich or poor. And I really like the Gym+Coffee leisurewear look. 👍👍 Cozy and casual but also classy!

    So worth it! That closet and upper loft for storage is great! I couldn't live there but a young person moving to the city could! One tip is I would get a Murphy bed.

    I love this apartment. I think having a big kitchen and bathroom really makes you feel like you have a much larger space. If you could do a Murphy bed with either modular desk or sectional you could really make a lot of the space.

    I live in a 230sf studio, and this is a sweet apartment that is very livable. The high ceilings make it feel more spacious, it's got decent storage in the closet and that little loft, and the brick wall and arched stained glass window give it great old New York appeal. Change out that dishwasher for an all-in-one washer/dryer, and it would be even better.

      @@Dstormy18 and you are exactly right! People pay ridiculous prices just for the “luxury” of being walking distance. Just branch out and save around $1000. That MORE THAN covers any travel fees and you have more money in your pocket for going out to eat or entertainment. It’s a win win for a 30+ minute commute. I would only live walking distance if I had the money to buy more than a micro apartment. If I had $3000-$5000 I would most definitely live in Manhattan but if I’m trying to make ends meet, I’m headed to queens or deep in Brooklyn.

      @@Dstormy18 a 1 bedroom under $2000 outside the city puts you in a very undesirable neighborhood that’s very dangerous. I’d rather spend the extra few hundred per month to be somewhere safe, nice and more accessible.

      @@Dstormy18 Thing is now, you can barely find a BEDROOM for $625 now. I see just bedrooms where you'd have to have three roommates and still pay over $1,000. My nephew pays $1,000 for his bedroom alone

    I think this is a great little apartment! The space is partitioned and used very well. My own apartment is only about 457 square feet, so I’m used to these small living spaces.

    It’s clean, it’s new, oddly has great space… it reminds me a fancy dorm room which is easy to live in if you know how organize and what your doing… ikea builds soo much stuff for places like this… the person could also loft the bed too…

    As a french who want to leave in New York soon i have to say that your videos make me even more hyped about moving from my countryside to Nyc. I’m now 19yo and i saw New York through 80’s/90’s movies, books and tv shows. I feel like it’s the only big city i would leave my beloved countryside for. Again i don’t think you’ll see my message, but thank you for your videos. And like we say in france “au revoir 👋”.

    No way in hell a studio apartment that’s 300 sq feet should EVER BE 2300 dollars. I don’t give a damn what city it’s in.
    Will people pay it of course. That’s New York for you, it doesn’t make it right though.
    That said the video was awesome. Appreciate the effort you ALWAYS place into ALL of your VIDEOS!!! Thank you.

      The problem is greedy capitalism. Government should make a rule where ANYWHERE in Amerika you pay $2 per square foot so this apartment can only be rented out for $600 MAX.

    This is one of your best videos. I totally agree. I was born and raised in NYC. It's tough. I love in a studio apt in Brooklyn and I love it. While $2300 is expensive for that place, it the norm.
    I found my place for less than $1100 in an 1920 rent stabilized building. However it took 5 years of searching. I have been in my place for a year now. I love the old apts. It has character and a history.
    Keep em coming. I love watching tiny apt living. 😷👍🏾

    Eric I almost felt like you were going to say the kitchen sink is also the toilet 😂 glad I left . I get the dream but man the peace of mind and the actual way I use to go on vacation just to bandage the day to day struggle . Once you land at LGA there’s a pot hole on the runway to remind you you’re back home . But again NY is a place to learn and Go . Not stay because eventually it will be take more from you (stress , temptation , comparison is the killer of joy as they say , and that was the big thing doing better than the next person . Eric you can go anywhere else at this point and do your job extremely well you’ve built what you wanted time to leave the school of the hard knocks

    What people from and that live in other places don’t realize is that you don’t move to NYC to be a homebody. You live out in the city - working to death, happy hour’ing, dining, walking, etc. The overpriced apts are for sleeping and showering. Not for me but having lived close by throughout college, I learned why people love it.

      Not all that much really but have to manage if want to live in Manhattan. Can rent storage space. Once live in Manhattan, most don’t want to move to the boros.

    My first place was a renovated 10x15 dorm room. By comparison, this apartment is a mansion. Because it was so small, I didn't need to buy very much to fill in the space and make it feel complete. I had a futon that served as a sofa by day and bed at night. I had a table and chair I kept folded away when not being used. I lived in my dorm-turned-mini-apartment for a whopping $200/mo and finished school, which afterward I was able to get a better job and a bigger apartment (a 400 sq ft 1 bedroom). It may not have been NYC, but I was making my way completely on my own after having escaped a violently abusive childhood home. When I got my first apartment "illegally" because I wasn't old enough to lease my own apartment, someone else leased it for me in their name, but I was the one who moved into it and paid the rent. I now own a 3 bedroom house. But looking back I have fond memories of those years I lived in my dorm-turned-mini-apartment. When I arrived I had nothing to my name, not as much as a fork. But the moment I first walked in and closed my door, all I could think about was how quiet it was and how safe I felt. It felt more like a home to me than the house I grew up in. It was the first time I lived somewhere I was happy to come home to.

    To all the people saying that this is a tiny space.. yes, but as a single person I can't even afford an apartment right now, so I rent a room which is 3m x3m sooooo... I'm actually working towards being able to afford a tiny space like this (not in NYC though) just so I can finally live without roommates. Love it!

    I am about to move into 550 ft studio in my favorite neighborhood in Austin, Tx and was stressing about paying $1,300 a month. This made video me feel so much better.

    I love all your videos! Actually, I've lived in Tokyo, so all those "tiny" apartments in your videos seem pretty decent to me! By the way, this one looks great. But I'd rather have a washing machine than a dishwasher!!

    The kitchen is well thought out. The bath lacks a big medicine cabinet and the vanity also should be full size and not on legs. Why doesn't Eric consider a fold out sofa that can replace the separate bed and love seat? The loft for storing suitcases and out of season clothes (like when its 12 degree) needs a ladder so u don't kill yourself accessing it. It is NOT a bedroom by any means.

    Not a bad place, I’d probably make the “bedroom” the living room with a a pullout couch or Murphy bed and move the love seat over and put an actual mattress in the loft. And then throw a desk in there it’s actually very livable. The problem is the price… $2,300 is ridiculous I don’t care where in the world it is.

    I would use the entire lower space as living room.. maybe do a pull out couch for if I had guests visiting from out if town and make the loft area into a cheeky bedroom space.

    Has a lot of potential as a property. Downstairs an Ikea loft bed with workstation or seating underneath would work well to optimise space

    Really nice apartment, I got to say. When I was studying something like that would have been amazing.
    Also I appreciate the end bit where you talk about WHY people wanna live in New York. For someone like me who lives across the ocean the idea of living in NY seems a little dumb truth be told but you putting in a explanation as to one of the many reasons why people would do that was really good. Hope you might do something like that in similar videos to this one.
    Maybe not such a complete segment but say something like "Why'd anyone rent this microapartment for this price? Well here in NY there's [School]/[Company]/etc with some clips from said place.

    As someone from outside of the US I think it is a ridiculous idea that you can only make your dreams happen in NY. It's a nice sales pitch but with the internet you can do anything from anywhere. Those prices in NY are absolutely ridiculous. The landlords are probably the ones promoting the whole NY pitch lol

    Use the walls for a ton of shelves, never waste an inch of that precious space and use a roll-away-bed. there great for folding up and having space when you need it. You can put an air mattress on that roll-away if the bed is not that comfortable and again use that wall space and get some color on those dead walls.!!!!

    At 0:59 you said the previous tenant built the wood shutters, are you able to rent a workspace with tools in NYC to do that kind of project?
    One of the reasons I moved from a condo to house was to be able to have a small workshop.

    Nice kitchen, good storage, great ceiling height. That about all the positive things I can says about it. Having the gas meter and exposed pipes in the living spaces is awful. That bathroom sink is almost useless. That "loft" would make a terrible bedroom, but it’s a great amount of storage. A murphy bed that folds down from behind a sofa would be the best option for that living room space, because then you could have both a full-size sofa and a nice bed.
    When I was in college, I lived in a 320-sq. ft. apartment. It was divided into four rooms - living room, kitchen, bathroom, and bedroom. It was tiny but it made great use of space. The living room had space for a love seat and an entertainment center. There was bar seating along the side of the room that connected to the kitchen, although technically there was only a pass-through to the kitchen. Room for two people to sit. The kitchen had everything you needed (sink, stove/oven, microwave, fridge, dishwasher). You actually walked through the bathroom to get to the bedroom, but the toilet and shower were in a separate room, meaning that the "hallway" was where the vanity was. The bedroom had a double bed and a whole wall of closets. Giant plate-glass window in the living room and full-size sliding patio door in the bedroom, with a tiny yard outside (on the ground floor). Every square inch was perfectly thought-out and used efficiently. The apartment in this video was not thought-out and was obviously subdivided from something that was once larger.

    I own a two bedroom, one bath house in Minneapolis, Minnesota, that I paid $56,000 for in 1994. But I LOVE watching tours of tiny NYC apartments. There's a vicarious thrill in seeing young people choose vital experience over bloated square footage. I also watch tours of luxury apartments once in awhile, but frankly, most of those spaces strike me as tacky and hollow...

    This apartment would do well with a Murphy beds and side cabinets. I do not sell Murphy beds. Mine is from Lancaster Handcraft. Their side cabinets are the best. Double hanger rod deep closet, put out of season cloths on the back rod.
