    I have condos in Ocean City, NJ. I recently had an irresponsible guest, who left a large mess, had marijuana bongs in the condo, lost a building key card and few other items. All fines are clearly stated on the house rules. Guests agree to read and agree to rules. Cover wants receipts that cannot be provided, because they were rules. The experience has dragged on for weeks now and I continue to get a limited response from cover. Looks like I am out!

    We had a damaged TV from a guest at an Airbnb rental and have been unsuccessful at claims and are considering leaving Airbnb.

      Considering you can make $800.00 a month or more why leave because a TV. TV cost is tiny. These people are mostly talking about say someone busts the pipe or the toliet bowl is hanging off the pipe and water hitting the ceiling
      Holes in the walls
      Cosmetic damage done to the home
      TV are accessories you can buy another one on sale for $200 or less.
      In this case why get mad over something small that usually doesn't get covered by any insurance anyway. If u keep renting u can buy another TV with in a month. But airbnbs don't need tvs I've stayed in plenty without and everything was just fine. That's not worth leaving over a small cost when you can make $500 weekly

    Great video, as always. I would like to hear your comments about emotional support animals - what the law is, what airbnb policy, pet fees with these animal, and general advice. With dogs, in particular, vests saying the animal is for support can be purchased on Amazon, regardless of the amount, or total lack, of training the animal has received.

    This is strange to hear they didn't cover pet damage. I had a young man book who told me he was bringing a house trained adult dog. He showed up with a girlfriend and a puppy as well. I rent rooms and told him this room was not big enough for all 4 of them. They did clean up the messes with Oxyclean and that bleached out the carpet. Before they left the puppy chewed the door frame. First I went to the guest who denied it all and he wouldn't pay. With great photos and receipts for the repairs. Airbnb did pay me and then went after him. This was in 2017. They never said they didn't cover pet issues. I am thinking as they were growing the rules kept evolving.. You have great content, thank you!

    Ok.. subscribed during the holidays 2021, Happy new year btw. Learning a lot even filled out a form for a call to speak with ‘you’ regarding training but the 4K plus I wasn’t ready to swallow when I am doing just fine watching & listening to your videos AND reading the comments posted by your many subscribers and then your replies. Now I am looking for the video I ran into something you do fresh on Wednesdays with other like minded individuals of the upper echelon’s? Any idea what I am trying to find and if there are more?     I have to mention that if you are planning to go international, you need to take in consideration that most of the cleaning is made by people who don't invoice their services at least in Mexico, which is very difficult to make claims about the extra cleaning. I had to get some invoices done for my cleaning lady so we can officialy chage AIRBNB for it.

    We had some damage to our unit, but AirCover on covered the "market value" of the items instead of what the items actually cost so we lost a bit of money :/

    😔 A guest torched my place and going through aircover process. They are trying to decline the request with "you need to claim from your insurance company first" but that's rubbish because there is no stipulation in airbnb's policy to say that i cant claim from them first.
    I am going to try to sue them or try arbitration. Airbnb is such a scam. I hope the founders lose everything they love soon.

      Hi Dean, have you found out an answer to this question? I've got a call into Proper Insurance asking if they can also cover rental arbitrage/co-hosts as it does concern me if an owner decides not to obtain STR insurance policy.

    Additionally, even before air cover I had very good results from airbnb's resolution team. At that time I had additional insurance that covered $10,000 worth of damages from a guest and then Airbnb paid the $1,000 deductible to my insurance company had not covered.

      @@deanremillard9020 Thanks for your helpful feedback. Just out of curiosity, have you heard of an owner's property insurance being cancelled due to a rental arbitrager? I've read online that this is one big deal killer for rental arbitrage so am hoping there's a solution/workaround.

      @@cyrusjulian187 I had Cbiz insurance. They specialize in short-term rental coverage along with homeowners insurance. Proper insurance is another company that specializes in short term rental insurance. I have heard that some traditional homeowners insurance companies are now covering short-term rentals if it is specified at the time the policy is purchased. Either way this insurance is going to cost you more than normal homeowners insurance or renters insurance but you know you are covered and won't be canceled for having short-term rental activity on the property.

If you're the owner, then it's pretty straightforward, go with either Cbiz or Proper but if someone wanted to try rental arbitrage, would they have to ask the landlord to make this switch and then pay the difference? Just curious how others are pitching this and making it work so both parties feel comfortable? Thanks in advance

    That 14 days is a horrible idea!! (although its better than the nothing, for so long). Now the host has to wait a month to get reimbursed for the damages because they dont want to submit it early and risk a retaliation review.
    Very simple fix for that: DISABLE the guests ability to leave a review once a claim is submitted. To keep hosts from taking advantage of that, ENABLE the guests ability to review AFTER the investigation/resolution is complete. (if its in guests favor)
    Cant believe a company with that much money, isnt very bright

    Hi Sean, Thanks for all the helpful information. We have a couple of 2-bedroom units in downtown Philly. And when we submit an Aircover request for damage and it gets accepted some guests try to trick us by submitting Guest Aircover on their end with minor wear and tear image they took during their stay and Airbnb does accept them + Pay them. So I just tell the guests to ignore any payment request from Airbnb when submitting an Aircover. But they complain that even if they ignore it their credit cards get charged at some point. I was just wondering where is the new Aircover for Host then? It still sounds like the old policy. Did you know something about that?

    When our home was vandalized by guests who brought five pets claiming only one as a service animal that wasn’t and did $1400 in damages and had a previous record of causing $3000 in damages to another host, we got the $1400 from Aircover but Airbnb kept the $1400 rental fee because they claimed we broke the rules concerning cleaning fees. We had to agree to two pdfs when filing. One was 62 pages. The other 70 pages. So 132 pages of fine print that we had to agree to. We told them it was coercive. We experienced two weeks of stress. Agents constantly closing cases on us. No one wanted to resolve the issue. Airbnb simply didn’t want to admit any fault in the matter. They had not screened the guests and allowed them to play their system. We also weren’t given 14 days to prepare a claim. We were given two, maybe three days and they kept pushing us to finalize the documentation. Eventually, we learned that the guests had finally been banned from Airbnb. We are Superhosts with over 10 years of experience with a 4.92. Even when we tried to inspect our own property to check for damages, the vandals figured out that all they needed to say was that they weren’t comfortable. When there’s a crime taking place, just call the police.

      I once took to Twitter about a disturbing review I received. Not only did Airbnb remove it for fear of bad publicity but they kicked the guest off the platform. It was very interesting. Funny thing is I gave the guest an opportunity to remove his review before I made a big stink about it. He never replied and ultimately got what he deserved - booted from Airbnb for life !

    Is there any insurance outside of Home insurance that you would reccomend with airbnb Ive seen peoples rates on str insurance and it seems outrageous and disproportionate to the statistical damage that will occur. Is there anything that is reccomend to ensure the best medium to low risk operation of airbnb

    Sean, I know we can submit AirCover up to 14 days. But on the 14th day, what time do we have to submit it the claim? Is it 11:59 p.m. local time of where the listing is, or what time?

    After they leave a review, they can edit the review until you review them. Do you leave a review just before submitting a claim so they can't change their review? Do you make it a negative review? Or positive in hopes they pay up easily? I would like to give them a good review if they pay quickly. But at same time honest so that future hosts are aware.

    An Airbnb guest shattered my shower 14 months ago. It cost me over 4000 euro's and only got paid 1650 via Aircover. CSA's closed 150 tickets on me. Only two rooms in my house where I live and have all evidente and invoces. Even got a ticket number from a staffmember who admitted my damage is eligible for aircover but nobody wants me to redirect to her. Please advise me.

    14 days on the resolution which is the same as the review period, and there's a decent chance they won't give you a review no matter what you say. Especially if it's the type of person that already created an issue. So this only sort of helps that problem. I was thinking could you wait for the very last minute literally, as you see it count down, like you can on a review, and does it match the review time exactly?

      If you can’t get them to review you within the first seven days then you are likely good to open up a resolution and not expect them to leave a review after that

I could see them being unlikely to review after that in general if course. But after you send them that bill you'd think it would remind them.     Hi Sean - Many thanks for the amazing content. I have watched alllll 195 videos! I am more than ready to dive in.
    However, I live in San Diego - a fantastic opportunity for short term rentals. Last week I checked with the City of Del Mar and found out STR are not allowed. Additionally, the San Diego Union Tribune published an article about possibly having a lottery for those who want to do STR - and allowing only one permit per host - if they even get the permit. If this goes through, it would cut back about 75% on STR properties in San Diego. It has not passed yet, but will be addressed soon. This seems to be primarily because large businesses such as Expedia, and hotel chains want their business back - as well as taxes the city collects from those entities.
    Do you think AirBnB will fight for the rights of all of short term rental hosts? I am not feeing great about signing a lease in the City of San Diego at this point. Not sure how to proceed. Your comments appreciated!!!

    I'm a new host, and recently a guest broke a house rule of not turning our boiler off after a few hours. They clearly left it on the whole 5 days they stayed, and it's burnt and broke our boiler.
    Currently working out how to file a reimbursement, and just wanted to make sure that if i click save and exit it timestamps my uploaded documents?
    basically I'm getting a quote tomorrow for the repair, so will need to upload the files then before my next guest arrives the day after.
    Just wanted to make sure that I can still get reimbursed even if I host another guest during the reimbursement period? I also need to get a review from the guy who did it first before filing....

    Just to clarify!
    The 14 day window closes on the 14th day AT CHECKIN time. This is an important distinction because if you are too early the guests will retaliate, but if you are late you wont get your claim honored. I verified this info on the website and called airbnb directly.

      @@sharayapoulinfitness6513 sorry about that I had them mixed up the window closes at checkout time for me that will be 4:00 pm. But I've seen it changed by about an hour or so the best and most accurate way would be to look at the reservation where it lists how much you pay for it and the guest's name etc and it'll tell you right there how much time you have and it'll tell you down to the minute

    I was curious about how airvcover works if I don't own the property, I am planning on airbnbing my girlfriends parents guest house. It is still on their property just behind their house, I was just curious if aircover works the same way even if you are not the owner of the property. Also how does that tie into homeowners insurance.

    Thank you. My airBnB host is trying to rip me off right after I left the property. It seems the host misplaced her things and pointed it at the guest. The host is also charging me for cleaning post my stay. The host boasts about mishaps of her cleaning IKEA pictures with hydrogen peroxide and is expecting me to pay up for the same. There are many other weird things happening with this host. She made a bill equivalent to the rent around $2000. Please help.

      You need to claim damages.
      They’ll guarantee a pet fee if listed. And they’ll pay damages if caused by a pet regardless of pet fee

    The pet fee! They thought they were doing something but for hosts like myself that do 30 day minimums, I can’t charge 500$ like I do, the pet fee CANNOT be higher than the NIGHTLY RATE, I’m not allowing a 3 month guest pay 115 per STAY, for pet fee!

    I'm sorry, but you cannot always get a guest to give you a review within 14 days, before sending a Resolution... That is not a guarantee.. best thing to do, in a case where I guess does not review or maybe he's waiting for the last day...send a resolution on the 14th day. Would you agree with that?

    Thank you for the video. I would like to know how to manage the general liability of 1M$ or 2M$ on Airbnb? I learned that in the province of Quebec (Canada), where I am, insurers will insure you against damages if you are responsible; and will also cover your damages if you guest is responsible as long as you have clearly told your insurer what you plan to do with your space (such as rent on AirBNB), however if your guest / tenant is responsible, for example leaving the balcony door open in winter which causes a pipe to burst inside your unit and damages multiple units below, they (the insurer) will go after them. If they are not insured for personal liability, they may be on the hook for that. Basically, anyone renting on AirBNB must have their guest / tenant have a liability insurance during their stay. Most of the time guests’ personal home insurance will cover their stay but not always and not all guests have a home somewhere else. Especially in a condo setting, most associations will ask you to supply a proof of insurance from your tenant. Liability insurance only costs about 20$-30$ per month but as a host / landlord you cannot buy it for your tenant as a credit check on the tenant needs to be done. Condo / home rentals are not hotels, they have a different title (designation) and do not require this. Does AirBNB’s aircover cover guest’s general liability or Do I have to ask the guests to show proof of this? I host long term on AirBNB (30 days +).

      We are on VRBO , furnished finder, Kopa, direct bookings.
      We filled out a 1099 so no 25% withholdings

    I was stunned Airbnb does not have a policy for COVID vaccinations. For me, it's careless.

      I am hoping you are not suggesting that guests must be vaccinated. As a COVID RN, I can tell you that those who have received the vaccine can still get and transmit the virus. Also in regards to the symptoms being reduced, I would say ask my vaccinated patients in the ICU on vents if their symptoms were reduced.

    I thought reviews were double blind so neither party can see the review from the other until both reviews are submitted. You make it sound like they can retaliate somehow...can they? If someone broke rules or damaged a lot of stuff it seems like the reviews should reveal that. What is the point of reviews if we just blow sunshine and roses up each other's wahoo? Good hosts and good guests get good reviews, bad hosts and bad guests get bad reviews. Accurate reviews helps all of the good players. Am I missing something?

      They can retaliate to you making a resolution claim asking for money. If they haven’t yet left a review

      @@AirbnbAutomated hmmm...that seems like a bit of a hole in the system doesn't it? Now the rule breaking, carpet staining, couch busting guest gets a good review and the next host ends up with a "5 star" guest that is actually just a polished turd. I'm not blaming you...it is an Airbnb problem.

      No in this scenario you can leave a bad review they leave you a good review not knowing that you were leaving them a bad review or that you’re going to pursue money from them after the review process is closed you can finalize your resolution asking them to pay you for the damage of the cost
