    I have an Instant Pot and an air fryer and my guests have commented how much they appreciate those! As a bonus, the Instant Pot also doubles as a rice cooker.

    My most mentioned product is the multi outlet with USB ports on a side table: it’s the convenience that gets everyone. And having a bed tray has been mentioned by my guests.

    I have small packets of snacks (potato chips). Just a few. And some sachets of muesli and oatmeal. Bottles of sparkling water in the fridge, as well as a jug of ice water. Guests like the snacks and comment on them and when I was travelling, it was nice to arrive somewhere and find something to tide me over till a meal was organised. Don't normally eat such things but when you're travelling, you do get tired and hungry.

    The 2 times we stayed in an Airbnb, the thing missing in both were fans. Some people sleep better with a fan going, whether a ceiling fan or a box fan. It would have been nice.
    As for TV, we didn't have time to watch it so it wasn't used. Basically a clean, comfortable place to sleep that was cheaper than a hotel. Parking, safety & noice leave is also essential too.

    Leaving an individually wrapped mint on each pillow always impresses and is super cheap when you buy a bulk bag of them.

    Our guests love the welcome sign with their name on it, along with the city maps for walking/hiking tours. Pamphlets of local attractions and the community paper that always has great restaurant or homemade meal suggestions. I do include a hairdryer, flat iron, regular iron, full-length mirror in my places, especially after expanding to six in the last two months from two! Love your videos Sean and truly appreciate all that you offer this community!

    Full size mirror is super important! I'm short and I can barely see my head on the sink mirror :). We will definitely have these in every room. You give very good advise. Thank you.

    As a Lake House property our biggest is kayaks and paddle boards. Our king size memory foam mattresses are a huge hit and then going overboard in the kitchen,ie: pots, pans, wine glasses etc. We also give a welcome gift to every guest and change it up every year. This year is was a bottle of wine, wood book mark with our logo, pouch of fish food(again on the lake) and a local guide book to local attractions and eateries placed in gift bad which only costs about $20 per bag and they absolutely love it. Don’t forget Communication and we know because some people love the checking in with them and others won’t really respond but always make yourself available. My phone number is attached to every correspondence. What a great business.

      Yes I send it to them as part of house rules. They must sign before I confirm reservation. I get DL for all over 18 as well. This has kept people honest as well.

    My very best guest amenity is a case of ice cold beer in the mini fridge on the roof terrace . My property is in Puerto Vallarta Mexico .. its warm . I do large groups of 12 to 16 people . After the house tour they are introduced to the beverages waiting for them . This may not be a great thing back in the states though ... lol.

    We have water bottles in the fridge and a few candy bar / snacks. When travelers arrive from a long trip, they don’t have to rush out for a few refreshments.

    My beach house was built in the mid 50s and has a decent sized front porch and back deck. On the front porch I have 5 wooden rockers that my guest dearly love. Most of my guest comment on how much they enjoy rocking and having their morning coffee and watching the cars/golf carts and beachgoers. I also have an awesome view of the ocean to not be ocean front. The next item that I get good feedback on is the rear deck. I had a Sunsetter awning installed several years back, and that increased the use of this area substantially. Before the setting sun mad it impossible to use....now the deck is used quite often.

    The problem with things like feminine items, Ziploc bags, trash bags Etc is guests take all of them. You have to have staff place only a few per stay...it's a pain.

      I host longer stays (5 days miinimum) and have yet to have any guest take everything. They use what they need and that's it. That is my experience. Others may differ. Hope it helps.

      agreed. perhaps a workaround is to have a cute box labelled "emergencies" and put some things in there, that way guests know what it's for rather than them taking free tampons to pop into the car/handbag, which we all tend to do anyway. However, if you have cleaners it's one more thing for them to check the inventory of, and to re-stock, which can be annoying.

      I’ve had multiple properties, in multiple cities over the period of about eight years. What I’ve learned over that period of time is that people will push it right up to the line. I specialize in the more luxury market, $500 a night and up, so I’ve learned to be strategic in what I put out for free.
      I like to make the entire stay an experience, including Exposing people to niche, high quality brands. Everything you for cleaning is natural and organic. You get the idea. This if not managed delicately can get expensive very fast.
      I agree with OP when it comes to guess helping themselves to your stuff. I’ve had my Tupperware taken, Ziploc bags, utensils, trash bags (expensive trash compactor bags to boot), cleaning supplies, toilet paper, paper towels….
      You would think that price would be a bit more of a deterrent in terms of attracting better people. In a sense it does. Anytime my base price goes below $200 (plus $150 cleaning, you get a different class of people.
      Ultimately I’ve just been very clear about what is provided. I also am having a vending machine installed stocked with all sorts of cool stuff. Think world market cost plus combined with the Standard Hotel.

    I have a record player (looks like gramophone) with records in my music themed property. People young and old talk about it all the time, the crackling and the motorized arm is cool to young people, nostalgia to older people.

    You're gonna wanna use August for your remote locks. I don't know anything about U-tec. But I have August and they're awesome. Bit pricey. But they're great and reliable.

      Sounds nice but almost a guarantee need to replace, every stay. Rather they use it or not, that "lady bag" is gone $$$.
      -I cant even keep makeup wipes, they end up using the washcloths anyway and still take the pack of wipes. Women are tough/costly guests

      yes, it's always the one thing that male preppers forget when making "top 20 items you must have for xyz doomsday event". lol. However, i see no real need to supply these, most women keep a spare tampon in their bag, in the car, in toiletries kit. I'd consider having a cute "emergency" box with such items in it, but make it clear that you don't expect guests to take such things.

      Yes. You’re guaranteed to never have a party either. How many Tesla drivers do you know pull that type of behaviour. But you are almost certainly guaranteed all of the Tesla drivers as guests so long as you have a nice home. I’ve never seen an Airbnb with such a charger. Ever

    An entire video can be made just about Airbnb’s review policy and how they remove reviews. The reality is that there’s a lot more to it then most people think.
    Airbnb has an unspoken hush hush internal policy towards removing a review of a guests and/or host. Airbnb staff are trained to remove reviews of top performing superhosts with several listings and of guests with several reviews and a long history with Airbnb.
    Over the years, I’ve come to learn this pattern. I’ve used it to my advantage several times as a multi listing superhost.

The landlord is willing to do Airbnb but his apartment is inside a hotel building and it’s said that the landlord cannot do anything that is in competition with the hotel. Do you think there is anything that can be worked on around that and benefit both landlord and the hotel

    Hey Sean - I used to keep the garage remotes hidden from the guests when I started, but a last year I changed my approach and now have it in a convenient location and mention it in my post check-in message. I have also added the fee to my House Rules so there is no confusion when they get a resolution request.

      I have Smart garages. They only cost $30 and if they guests want to use them I invite them to my act and they can use a smart phone to open up the garage! (Then when they leave I un-invite them) They are super easy to install!

      The company hospital (use to be SmartBNB) uses the Schlage Encode lock and it automatically changes the code. It’s a new feature of their. ALL my locks on our properties are Nest/Yale locks but I’m going to test out a Schlage lock with hospitable and if it works good will switch my locks over to all Schlage encode locks. I also use Hospitable for automatic messaging to our guests! Love it!

    My question is .. when the Minut alerts you that there’s probably a party going on at your place, what do you do ?
    Call the police? You can start getting hefty fines after 2 or 3 calls.
    Call the guests yourself? How do you approach that without coming off like an obnoxious stickler and risk getting a poor review?

      Send a message like: Hello, the neighbors have complained about the noise disturbance and are threatening to call the police. Can you do something to make sure this does not happen please?

    Question about Netflix/Amazon and other apps: do you actually offer an account for guests to use? Or just the app downloaded in the smart TV for guests to use with their own account? Maybe a silly question but I just want to make sure I don’t offer the wrong service.. thanks!

      I'm assuming they provide an account and the services work out of the box. We can expense it so it isn't too bad when spread over multiple units.

      I have that on my own personal home, it's SOO good, but curiously my neighbours think we are crazy to have installed such a thing. they honestly can't smell/taste/feel the chlorine in the water, clearly been living here too long. We just moved to this city and the water is disgusting.

    Is it common to put books for all ages and board games? My house has a lot of built in bookshelf, will you just put some home decor or fill them up with books? Do you put cooking spices in the kitchen? Is wine glasses a must have? Do you have anything that you put in your Air bnb that you regretted? Thanks!

      5 star here, i provide varied reading, board games, wine and cocktail glassware, basic spices, no clutter but unique artwork that I rotate. I regret portable wireless speakers, breakage and evasion- even the best guests can overlook and/or evade damage.

      @@flightographist Thank you. May I ask what basic spices do you include? I heard most people put only salt and pepper. I also want to ask if my dinning area will not allow a big table, but my house can sleep at least 8 guest, what will you do? Do you usually clean and check all the board games pieces after the guest check out? I don't want to spend too much time to do that, but at the same time don't want to provide games that has missing pieces either. Any thought? Thanks.

      @@kashuendyke You're welcome; I supply salt ( normal and sea salt), whole pepper, barbeque spice, mixed Greek spice, tumeric, cinnamon, and picka peppa ( a Caribbean mixed spice sauce that can be used on almost anything), balsamic vinegar and virgin olive oil. I leave a package of disinfectant wipes with the board games but I don't check the games, rather I check the game table area for errant pieces.

    If you added a better microphone and some padded wall panels in a smaller space, it would increase your sound quality.

      I just bought a ton of sound curtain that I can set up and take down. I think it really has helped. My next video will have clean audio

    I am really curious about the mattress - firm or plush? No one seems to have the answer, even the guys that sell mattresses...

      I personally opt on the softer side. But I’m biased because firm beds cause me shoulder pain.

      When I was searching for this 1 person explained that for rentals you want softer since the guest aren't staying there for a extended period of time and will get better sleep and give complements. But for long term rentals you would want something a little more firm to support the back. A soft mattress is great to sleep on a few nights but is bad if you sleep on a soft mattress always.

      @@andy7jr Thanks! One of my places specifically targets military families that just moved to the area. I got the firm beds for it. Got the plush for the other place that’s located near a bar/restaurant area - assume more weekenders. Fingers crossed.
