    While the lot rent may be low, it has to be noted that a $10,000-$30,000 key payment is required to lease a lot here, depending on where the lot is located. I believe that the payment was $6K when they moved in but has since increased. The payment is non-refundable and isn't applied to rent or anything else. The lessee gives the money to ITH for the right to lease a lot. I bring this up because many viewers of this channel are interested in what people are paying in rent in tiny home communities, and I think that it's important to present the full picture of the cost.

      Yes, that money is obviously used as up front money to develop the land and keep payments low. Good to know that the payments have gone up (hasn't everything... sigh), and good to point this out to people who are unaware of how it works at Incredible Tiny Homes.

      And people there get the privilege of not having their leases renewed on a whim (with a 30 day notice to move their home) so that new key money can be collected from new tenants.

    Getting older is more challenging to get up the loft. If going to a tiny house, it is smart to consider not having a bedroom in the loft. Health and mobility are things to consider when getting a tiny house, especially if it will be a “forever home.”

      Yeah agree, absolutely something to consider while looking for a builder n plans. Knees can start becoming problems, balance can start becoming a problem, and slipping on the stairs, railing or not becomes a risk. Your just not as nibble as you age and we all don’t think any of that could easily become a problem when we’re still very mobile. 🍻

    When a friend and I visited ITH over a year ago, Twilia and David took us on a wonderful tour of the properties and their tiny home. They are the nicest couple you could meet. It was great getting a tour by a fellow Texan!

    Videos from developed, Tiny home communities really help spotlight how successful these communities are and that these are regular folks living in real, comfortable, affordable and functional homes. And that Tiny Home communities should be praised for their contribution to the housing issues. Not scrutinized and ridiculed by folks that just want McMansions.

      The only thing that stops me from doing this is the yearly lease renewal as the renewal is at the owner’s discretion, rent will go up & what if the owner desires to sell out. I wonder why this couple did not look to buy a lot instead of putting so much time & money into land they do not own. To each their own I know it’s just if someone has the means why not?

      @@CatherineLeighe Possibly because it is really harder than people realize to find land that the city or county you’re dealing with, will allow such small singular dwellings. The irony being there are plenty of cities with VERY small apartments. I myself found land, but I had to increase my tiny from 250sq/ft to 410 to get approval and had to pour a slab foundation. Not to mention land is one thing, but then, as in my case and so many others I’ve seen, getting water, septic and electrical cost me $50k. Solar is not an option where I’m at, unless you’re on the grid. 🤷🏻‍♀️I still think Randy is doing something pretty great for the community. Some other community videos I’ve seen, the space rents are quite ridiculous.

      @@howarddogg1163 But those other places don't have exorbitant upfront key payments, and they have amenities that this place will never have. And Randy's' recent treatment of owners and renters has been appalling. And of course, it's in Tennessee, one of the most reactionary states in the country. Many people wouldn't live there even if it was free.

    I dig this place... It just drives me crazy though because it is so easy to change the hinge side of the refrigerator and freezer door..it would then open into the kitchen instead of the stairs... just saying..😊

    This channel should do a video about ITH and their customers complaining on the ITH YT Channel saying over 200 customers paid in full for both their homes and lot deposits in the two new developments across the highway, and now are wondering if the lots or homes will ever be finished.

      The ITH YT channel is actively removing/blocking and hiding comments that are unfavorable to them, stifling the voices of those who are out the money, and the voices of anyone who supports them. They're hiding a lot of what is going on at ITH.

    I love tiny homes and I love your show. However you can get a single wide trailer for half or less of what she spend and she could have gotten a full stand up bedroom with all the rooms. You get full central air and heating. You can add features to make the trailer look the same or close to the same for less money. I saw a home tiny that was built for almost $200,000 but you can get same home as a trailer for half or less with everything you need to leave and be tiny. I just feel that I would buy a trailer that gets me everything and tiny.

      We looked at new single wide trailers and most of them were around $100,000. We ended up with an older one for $48,000, but it's 800 sq/ft. We need more space than a tiny house to retire in, but I love seeing how others are doing it.

    Very nice! As an RN in my 50s I always think having a bedroom and bathroom available on the first floor is wise. In a regular home or otherwise. In the event that someone has surgery or becomes ill, it seems like it would be difficult to live in a lofted space. I am curious how retirees in tiny homes work around this if the need arises.

      They don’t. They move out. You don’t see many ladders to the bedrooms of senior living apartments for a reason.
      “I want to live in a tiny home…” then builds a deck, a shed to store shit, wants a kitchen extension.. yeah they want more space already
      If they are still there by 2026 i would be shocked

      Delightful tour of their lovely home. My hubby and I approached our transition to tiny backwards, but it worked out great. We found our builder and chose our design with a downstairs bedroom knowing our intent was to be in it forever and to accommodate simplicity in moving around. We started our tiny home build before finding a location, which is not normally advised. We contacted ITH asking about a site for when our home was complete, but we were told “nope, we only allow our own builds in our community.” We found that same problem in a few other communities, so, beware of that possibility, but we stayed our course because we loved our home design and our money was already in on our build. That can be a small difficulty trying to make the leap and get exactly what you want. We would not accept anyone telling us we had to buy their product in order to join their community. We’re extremely happy with our tiny home and the community we found. Guess we felt the build and builder were most important when we began. Folks just spend the time and effort on research and you can make it work as you need and want.

      I plan on helping others do the same.

    You might regret the upstairs bedroom and staircase as you get older and possibly physically compromised. This is a serious consideration for a retirement home.

    Love their home and setup, especially the ability to add a smaller outside kitchen and storage. Yes, a double dormer would make this even more perfect. As I get older, the fewer stairs, the better, but a hand rail opposite the wall would make me feel safer in this design. Overall, I love what they've created for themselves. Bravo!

      The fridge door swings the wrong way. It saves steps to be able to load it from the sink side. It's a bit of work but worth the effort in the long run. It's easier than adding a dormer and an equal kind of benefit for free.🎉

    Your home looks nice. You were lucky to join ITH before they started the $10-30K initiation fee/key money rule to be able to rent a lot there. When you moved in and paid $6K in prepaid rent that made sense since you got your investment back, but not getting anything back on the "key money" (other than the honor to rent a lot) doesn't make sense today plus there is no guarantee the lease will be renewed (as some residents in the Forest discovered.)

      @@CatherineLeighe Yes I noticed the increase in price. It isn't too much but deviates from his $200 price that he seemed to insinuate would be "forever". (I was a big fan of ITH since I'm retired and had considered this as my "Plan B" as my current expenses here rise. Everything seemed perfect there until the "key money" came into being and I had thought if folks were investing into this, it should become a co-op and they got a "share" they could later sell and get their investment back.)

      @@pcthayer No. It is all for the owners. Hmmm they had a mass exodus out of there when several of the original buyers found out the money they paid upfront was not for purchasing the land. For as many as were unaware of this means something was not spelled out right. In one of his videos he referenced all this by saying no one will ever own the land the house sits on. I just think all of this could turn on a dime.

    I must say this is what I would want if I were lucky enough to join the Tiny Home movement. Have been addicted to watching several TH-cam channels for several years,with Jenna’s being one of two that are my favorites. Everything about Twila’s home exudes coziness, comfort and good planning. Plus their location & choice of where to place their forever home couldn’t be better, in my mind. Love the yard design & the tiny outbuildings, also. I wish them the best 💕. (and,her Pecan Tassies immediately brought back Christmas memories of my mom & my aunt from long, long ago 🥹).

    These communities may be the wave of the future. Their monthly expenses are so much less than most.

    I live this tiny home. I love that the shed matches the house. I think it’s very nice for just her and her husband. That’s you need for two people is a tiny home. I love how they made it their home.

    The timber used is just beautiful and I like how the small storage buildings match the tiny home. The stained glass hanging near the storage building is pretty too!

    Interesting that they had to add all these extra storage sheds because they couldn't fit everything in the house. They also have to climb stairs to get to the bedroom: how's that going to work when they're 80? Why not simply have a slightly bigger house all on one level? On top of that, paying lot rent: why not simply purchase a small lot somewhere and not have that extra payment -- which I guarantee will rise over time. I built and lived in a tiny house on a trailer. I realized that it was just too small, and have ended up in a 600-sq-foot home with (additional space) basement and attic on 1/2 acre for not much more than they paid for their house alone. I own it and have NO payments. Just saying that tiny homes on trailers in mobile home parks are not necessarily the most financially astute OR space astute solution.

    I just love Twila's attitude. It's so rare to see someone who is not just happy but also contented and I don't blame her one bit. Her tiny home and the lot are beautiful! I have mobility issues which would mean no upstairs sleeping loft for me, but other than that, the house is just wonderful and you can see that everything was really well thought-out! May you and your husband enjoy your home for many decades to come. Oh, and those pecan tassis looks amazing too! :-) 😋

    Love where you live, the cost, the layout, the tiny sheds and more specifically, the stairs. My knees would love the ease. Getting older in a tiny space is always a large criteria when I look at these. Thinking of my mother's and others as they get older too. Excellent solution for a tiny space 👍🏻

    I have a 8x18 tiny house the DogStar. It was nice to see what the extra 2 feet width makes possible. Love all the out buildings too. Great job designing this home. I love it!

    If I were to live in a tiny home then I might try to build it myself after buying land to build it on. I think tiny homes from what I learned can go up to 500 sqft. Perhaps, for 2 people 400 - 500 sqft might be fine. 235 sqft seems like it would be too small, for 2 people to live in. From what I learned 400 sqft - 500 sqft should be the size of 1, or 2 garages.

    I have loved the idea of tiny living for many years, and I'm happy that this works out well for this couple, but I just can't see two people living in a space that small. And who would build a loft with only one dormer? It looks awkward from the exterior and it looks cramped and awkward inside. Plus another dormer would give a second window for ventilation, not to mention head room and storage. And the stairs look unsafe. But that's just my two cents' worth!

    I love the idea of living in one of these beautiful homes in a community, but fear the lot rent would go up dramatically.

      The sad part is that unless we live in the middle of nowhere and have no neighbors and the government does not know about us living there: there will always be rent and taxes that go up along with food prices and gas prices. Our best bet is to minimize expenses now and save every penny we can so it is there in the future when we need it.

      Well, it's cheap only after you give them $10,000 - $30,000. I'd rather pay more in rent and keep that lump sum for something else. Properly invested, that key payment money could make enough to cover a higher rent and it would still be yours at the end of the day, not ITH's

I was hoping the tiny home movement would become a way to help the elderly that are less fortunate, retire. Or give those who don't make much money, a nice, safe, affordable place to live.

    What a nice lady and I'm glad she's happy. But I would like to point out that they don't live in a tiny house. They live on a tiny estate. Those who start with a tiny house, will inevitably begin adding on. You add a porch/deck, then a patio, then a storage building, then a 2nd storage building, then an outdoor kitchen, then a garden shed. It keeps growing because it's TOO small. They are living on their whole lot which, if under roof, would be the same size as a normal house. And that's what can get tiny house owners in trouble. It never sticks to just the tiny house, they begin growing outward and adding structure to where it's no longer a mobile, tiny house, but a tiny estate, a takeover. I saw this at the beach in campgrounds. People would put a camper on a permanent site and before you know it they added a screened in porch, a storage shed, a patio, and before you know it they've taken over the whole lot with permanent structure. I couldn't live in something that tiny so I understand why they begin extending but you can't call it tiny house living when you've pretty much moved outside the original mobile structure and begin appropriating more and more into your living space. I think in big cities, people can live in such tiny apartments because they live outside that structure. They sleep in their tiny home, take a shower, make some coffee but they go to their local bars, coffee shops, restaurants, their job, the gym, and other hangout places to do their real living. You'd go crazy if you had to stay inside those tiny apartments for much time. There are people who can really live in tiny spaces, I just think they are fewer and farther between than is being represented because I believe MOST people need space. During the pandemic I had to stay in my house for 2 weeks without leaving the house. I have a nice sized home and a nice lot. So, except for the worry and anxiety about what was going on, I was good to stay home. I had plenty of food, plenty of room, books and TV, computer. I got out and walked in my yard and worked on projects. But it still made me buggy. I was ready to get out and get back to a normal routine of going to the grocery store, shopping, going out to eat, etc. I can't imagine how people would endure that in a tiny home (house or apartment, boat or camper). I've seen where the Chinese literally locked people in their apartments so they couldn't get out and Australia was nearly as bad. How in the world could you stand that for months?!?! With that in our minds, we sold our house and bought a bigger home close into town where, if I had to, I could walk to the stores. And if I had to stay home, I had a big house.
